As a person who owns a condo on Miami Beach, the higher you are the more removed you are from the beach scenery because your view is of the sky or the clouds unless you walk to edge of the balcony to look straight down. Under 12 stories you feel and see the actual beach with the waves breaking which is indeed very nice. Aso all buildings have a 30 year recertification which is usually major money collected for needed modifications in addition to many unknown expensive issues which pop up all the time and which ALL owners will be responsible for. The wet, humid salt air environment brings about many continuous issues to structures. People can often pay the HOA fees but that doesn't mean they are not ridiculous or illogically excessive. After my unit, I will never buy on the beach. Never.

Buyer beware! They're gonna build the Bently tower right next to that place, so you'll be able to enjoy all the construction noise from your balcony for a couple of years, and then have to look at something even cooler than the place you just dumped 22.5M for.
But their property value will skyrocket as a result of the neighboring Bentley tower as well.

@@deraykrause4517 Nah this thing has two views, of the east side the Atlantic Ocean and on the west side a view into Miami. So the views are perfect for that area. A southern view would only be of a huge condo tower right next to you.

Y’all exaggerating that building collapse.. that building was old asf and was built in the 1900s and word on the street says they didn’t have any inspections in the last couple years or so… the likelihood of that happening in a luxury high rise like this is pretty much non existent 🤷♂️

For the people who can afford this kind of place, it's probably their 6th vacation home...while the rest of us struggle to even buy a home or pay rent.

This isn't packaged as a vacation home, with the (not free) country club and amenities included you won't see anyone doing a buy/hold here. It is at MOST a second home, for someone who can afford a beach place and for some reason wants to be on the "strip."
I would rather be down along South Beach/Brickell if I could afford these prices. But you couldn't MAKE me live in DeSantis' state. Even in the liberal/rich areas.

I looked online. A lot of the Skydeck is stuff I bet they charge extra for. (private spa/salon where you can bring in masseuse/stylists, private formal dining areas, ect...)
I am much more impressed with the structure of that building than that condo.

Feels like a really nice office lounge/hotel space. The bedrooms have the same imagination as a hotel- you have your circular arm chairs and long dresser with the tv over the top.
Man, I just bought faux wood blinds for my living room windows replacing shades I bought when I first moved in. To me this is a major upgrade. The haves and have nots.
I’m not rich but I worked in construction as a teen up until I started my own gigs. I fixed up my parents house similar to this which is my inheritance using my experience working on rich houses. The Garden looks perfect as well. Gave it the Tuscan style look on the exterior. Every other house next to us looks like your typical 70s built house. Neighbors are jealous.
For $22.5M, I'd rather have my own four walls. That's just insane for a condo!
You get a valet service, 3 in house restaurants, a place to exercise, walk your dog, a wine vault, several pools, a spa, private garages, cabanas. It has everything someone needs to live and die there.
A lot of people care about location and prefer the services that are offered by condo management. Having a house requires a lot of work and self-management. Depends on your lifestyle and preference.

When Miami allows a building this high to be built this close to a similar size building, a wall of high rises will eventually be built as other developers come in. That's all you'll see from the road, bland soulless glass structures blocking the view of the ocean

The view in a small balcony is the same as a big balcony so I'm okay with a small balcony as it won't drain my money. 600-800 sqft 1BR is all I need. $500K and just $2K combined HOA, Insu, and tax. Good enough space for me.
@@bigradwolf5001 1BR is not a good option. This is a vacation house and usually you want to have a extra bed or two if your friends want to visit. Still that building is not so amazing with the tiny balconies and too much open concept

The price you're contemplating for this penthouse condo in Miami far exceeds the combined cost of around 20 luxury villas in Marbella, Spain. When comparing the two options, the value derived from owning those villas in Marbella would be astronomically greater than that of the penthouse condo in Miami, especially considering that the condo only represents a single floor within a larger residential complex. Noting that you wouldn't even own an entire house, but rather just a penthouse of a luxury building.
It would cost more for such a condo in Manhattan, Vancouver or Singapore. Location location and location.
Are Miami high-rises hurricane proof ? I've lived through two cyclones here in Australia, and several destructive storms, but Florida really seems to be where it's at for Mother Nature tearing up people's homes.

This is an interesting architectural creature. It has good vertical urbanism integrated in the building, it plays with structural irregular patterns and allows other maneuvers that where even forbidden in architectural schools.

Bro, I grew up in Miami and can confirm that you are correct. The people here are absolutely terrible. Not sure where things went wrong, but for a city built on tourism, the customer service everywhere is total garbage. It's like you're bothering them when you enter their establishment.

Its designed around cars, so even though there are tall towers everywhere you still have to drive a car to get places. Places that cater only to rich people end up having no soul.

Back in the old days Sunny Isles Beach where those expensive buildings are now was where families went for beach wknd getaways and birthday parties, since most of those motels and hotels on the Beach had ground level rooms with small kitchens and you could cook while the family did the beach.
