    Thanks for the detailed research Mariam. The 2nd property needs a lot of work to be rent-ready. But if your horizon is like you said 4 to 7 years, then if any pass our due diligence, then yes. Thanks !

    There aren't many multifamily investment opportunities out there that allow for so little down, however I know one that is just as good, but also does great with making it hands free! Thank you for showing everyone one of the best ways to get what you need to give themselves a happy ending!

    Thank you for the deep dive analysis. As you mentioned, Cleveland is a great market for beginners wanting to get their feet wet at an affordable price. I'm not sure if Cleveland is a landlord friendly. It would definitely add to its appeal if it was.

    She's absolutely right. This is easy part of real estate. Just bought 3 properties, adding to my portfolio. You must show your face at these locations. If not a contractor or PM can screw you.

    Look, I never made more than around 44.5K gross a year. If I netted another $20K to 30K that would be rich to me.

      I highly recommend you consider multifamily investing with a duplex just to start. And if your town allows it you can airbnb the second unit and easily make that additional $20k. You can also look up the NACA program to get a zero down payment and many other benefits if you qualify. Good luck on your journey!

      My last house i bought was worst. The people who are willing to buy the trashed house and put in the time & sweat equity are the ones that make more money especially through appreciation.

      My dad has over 50 1 to 4 unit properties all bought in the hood hood in Bankhead Atlanta area paid under 14k for all n today allum worth over 350k. Once the Olympics came in 96 he's been buying renting flipping and doing section 8 for years now. Like she said ur first property ain't gone make u rich unless u have parents friends or ur good at networking and spending opm.

    she got some game if you buy em right how ever that may be . With time , even with 4 month vacancy every year in 5 plus years you get your money back . If you stack them with inflation you are guaranteed a bag , True buy and refinance when there low again !
