If I don’t sign a buyers agreement and you refuse to show me the home than you are in violation of your sellers agreement. Homes have tripled and quadrupled in price (not value) and the sale of simply one home will generate nearly $45,000 in commission. What the hell did you do for $45,000. Did you guarantee the home has all the proper permits and meets all codes? This industry is DOA.
If they decline to sign, I decline to work with them. I know what my time is worth and am not willing to gamble my time in the hopes of eventually being paid (any more than we already have to, based on the nature of this business).
I made this video about a year ago before the settlement. Assuming this does happen, I plan to say something like: I charge 3% of the purchase price at closing when I represent buyers. In most cases, the seller has already included this in their purchase price and offers cooperative compensation to cover this expense, essentially allowing you to finance it at closing. If the seller hasn't done this, we can often negotiate my fee into the contract. If the seller won't agree to do that and you'll have to pay my fee directly at closing, we will take that into consideration when making the offer. Whatever the scenario, I will communicate with you about it prior to showing you the home. What do you think?

But the Buyer agreement says the Buyer will pay the Buyers Agent a certain percentage for Buying a property. How do you bridge that?
