Like your balanced view. Though would have also liked if you could have explained why giving EOI on Pre-RERA project is a sin (from buyers perspective) and also illegal in spirit of law! It is perhaps this advent of EOI in pre-rera projects and the manipulated hype (which you conveniently skipped) which is single biggest reason for the elevated prices!

Fix rate and then eoi should be collected gov should take take initiative if not then people should understand don’t give eoi I am. Telling all these just for your benefits as I think it is good for all common people in India plz understand and respect your hard earned money that should utilized for you or atleast for help of our poor and needy people that’s all my opinion
