    GUYS! for your hot tub, I'd strongly recommend an instruction sheet specifically for only the tub near where the robes or towels are or hanging hooks before people even step outside to go in. specify that they must shower prior to entering the hot tub and must not have any lotions or soaps on their skin, must not add ANYTHING to the water including bubbles or spills, cannot eat in or near the tub, etc. make the rules as thorough and specific and fool proof as possible, including a warning that if their actions result in an emergency cleaning, they will be charged the full amount of that cleaning fee! when we recently went to an Air BNB in Vermont, there was a clear rule sheet in our line of sight before entering and it definitely made everyone in our party take the rules super seriously. we all showered before entry every single time and were super cautious not to contaminate the water. as a customer, i didn't feel like the rule sheet deterred me from using the tub in any way. in fact, I was grateful that everything was clearly outlined and straightforward so that I could be confident we were doing everything correctly and we would avoid an insane fee. it felt empowering!

    I have been following all you're videos. Great job!
    I have been in the hot tub retail industry for over 20 years and am currently upgrading my own Airbnb. As a hot tub retailer I can assure you that your hot tub foaming issue is going to happen with each tenant and its NOT from adding or spilling bubbles in the spa. It is from residual laundry detergent and fabric softeners coming out of he suits and lotions, cosmetics, hair care products, etc. The foaming issue is the main reason why I may not put a hot tub at my own rental. Alot of dumping and refilling which equals money in heating costs and water bills. I would suggest a shower rule prior to usage, coupled with a rule to rinse suits in the sink with clean water only to reduce laundry soap and a cap of sanitizer after each use. This will greatly reduce your hot tub maintenance. However, most probably won't follow the rules. PS the birthday suit does not leave the spa foamy which is the best way to use one. Just saying.     I did cabin cleaning in pigeon forge TN and as cleaners we drained the hot tubs every single clean. Whether it looked like it was used or not. The cleaners report anything that looks sus. Like bubbles. And to drain that there’s devices at Lowe’s for about $80 it’s a plug in water cipher. It takes about 5-10 mins to drain. Just be super careful where you drain bc it has force behind it and will dig up your grounding. So add a drain tube to flush it down away from the nice areas!! When guest used bubbles i the hot tubs the company would charge the guest for extra cleaning. I hope I have helped you guys in some way and you get to see this ☺️

    Get yourself some Anti-Foam, and add rules to Shower before use. I would bet the foam is from deodorant, shampoo, body-wash, skin lotions, make-up, & hairsprays left on people that did not shower and it melts off in a 100 plus degree hot tub. Your head-aches have only started. WELCOME TO OWNING A HOT TUB AT YOUR STR. If you adding rules, maybe add NO GLASS, a broken wine glass or beer bottle, could cause a bio-hazard if the guest gets cut, and it could leave pieces in the filtration system and reek havoc. Unfortunately some guest do not care that you spent $1000's for a nice amenity. Good luck. Like the vids,

      The only time I've seen people consistently comply with showering rules in communal bath situations have been in countries like Japan, Korea, Morocco. I've never seen consistent compliance with showering among Americans. Some people comply. Many don't. I attribute to a rebellious spirit. And also the fact that we Americans don't generally come from communal bath cultures.

    I appreciate Michael's comment that as a guest with kids in the hot tub you aren't thinking about "oh what if they accidentally spill bubbles?" You are just enjoying their happy moment. However, I've read some other great comments from people about a "rule sheet" yes, yes and yes! This is a great reminder for us busy parents and it totally helps reinforce it to our kids when we can blame you instead and say "sorry guys the rules say no bubbles" 😂

    I hate having a hot tub at our Airbnb. Technically guests are supposed to shower prior to using it (no one ever does) because lotions, makeup and oils from their skin can cause the water to have issues. Bubbles can be caused by detergent in their swimsuits. I have to have my hot tub drained all of the time and the maintenance is a lot more than I anticipated. One thing I did which was suggested by my pool guy and has helped some, is to leave a bottle of shock next to it and ask guests to put a capful in after each use. I was hesitant at first but maintenance became such an issue that I gave in- it has helped but I still constantly consider selling it.

    Kristen & Michael -- another idea: have a 5-gallon bucket right next to the hot tub steps, so people can dunk each foot and wash off dust, dirt, and debris before getting into the tub.

    We charge 50 for hot tub use and drain it every stay. It’s a portable though & will be removed in the mid-summer. On the plants, get fake it helps . You’ll want things as easy as you can

    It's been a year so I'm sure you have sorted this out but just in case, as an above ground hot tub owner for 30 years who hosted a lot of pool parties I can tell you exactly what your issue is. People wash bathing suits with their laundry. People use way too much soap in their laundry. People get in your hot tub with their soap filled suits and then you have foam in your hot tub. Like a public pool, I asked all guests to either wash their suit in plain water or shower with their suit to get rid of the oil off them and the soap out of the suit and I never had foamy water again.

    those stepping stones might help a bit but still not enough to fix the problem... I understand this is temporary solution but temporary solutions can be implemented in a way they are effective.. also, eating while filming is a big no no... unless you are food channel or a channel for eating food, please avoid it... sometimes video creators get carried away and start taking things lightly but basics should be kept in mind at all the times.. whether you are a channel just starting or a channel with millions of subscribers, basic etiquettes will take you a long way... other than these, I am happy for you guys.... hope the bookings multiply..

    Hey! I see that you charge a security deposit in your listing, how did you manage to get that? I’d love to do the same, we had a very bad experience with our property recently, and would like to get a security deposit from our renters.

      Hi! Thank you for being here. Sorry we missed this comment last month!! We charge a security deposit on our direct booking site, it was an option when we set it up, but Airbnb and VRBO have their own style of security deposit - it’s more of an “after the incident occurs” situation with Aircover. VRBOs a lot more lax / seems to have less if any coverage for hosts.

    Ah hot tub cleaning can be pain in butt 😒 we finally opened our airbnb 5 days ago, got our first guest and 4 more coming up. I am hoping for more bookings and reviews. First guest left a nice message but not a review 😭 how can we ask for a review without nagging.

      Did they end up leaving a review? Sometimes you have to just cut your losses if you’ve already sent a message for one. Some people delete their app once they finish with their stay and/or don’t have push notifications on so they don’t see your messages. It’s a bummer for sure but you’ll get them, don’t worry too much. We hope things are going well!

    You need to throw away that grill brush. They are dangerous; there are many reports of people being seriously injured injesting wire bristle that have come off of them. You can get various "bristle free grill brushes" instead.
