    I wonder how things will look like with the new tax law in 2023 for rental property and income. Please make a video and explain that. I am not sure if buy to let would be as profitable .

    Clear, crisp and simple. Like everything in the flatlands!
    I bought a house to live in two years ago so I am in debt. I took on a 100% loan.
    Is it possible to get yet another mortgage for a BTL property and start getting cash flow out of it? Let's say I have 20% of the value of the property available. Or would I be stopped by the rule that I have to reside in the property for a certain period before being able to rent it out?

    Hi, Thank you for this great video, very helpful! Quick question: When going to a Dutch bank to get a mortgage for a buy-to-let, the rates are usually killing most of the potential benefit you could make buy renting this property out. What would be the best strategy to buy-to-let a property with a mortgage in the NL, and have the insurance to get a positive income at the end of each month? Or would you say that there are other European countries which could be more interesting for these kind of real estate operations? Thanks in advance!

    Yea he is so wrong you pay taxes in this bracket and many investors sell there properties, because in Netherlands, we have a wealth tax and you have a fictive income and it’s taxed. The real estate market it’s not interesting anymore in this country.

      Thanks for watching! To answer your question, yes it's possible, all types of property can be buy to let.
      It would depend on the property, type and cashflow if you can get the mortgage. For example, there are different types of vacation homes and not everything gets financed. Plus there are specific financing requirement for instance related to the land that the vacation homes is built upon.

    What does it take to be able to keep a rental property fully mortgaged? Are Dutch Buy-to-Let mortgages primarily interest only? Do you have to do a cash-out refinance periodically to keep the mortgage at the value of the property?

    Wat nu als je bijvoorbeeld 50k hebt gemaakt met je eenmanszaak en je investeert dat volledig in real estate. Betaal je dan ook geen winstbelasting op de winst die je met je eenmanszaak hebt gedraait omdat je die winst volledig in kosten hebt gemaakt in de real estate? En maakt het dan ook uit of het je eigen pand is of je bijvoorbeeld investeert in een fund.

    How do you get the money out of the company (box 2) and paid to you netto after the 15% corporation tax?
    Or do you have to pay ANOTHER 50% on those 'drawings'?

    Moet die resterende 20 % uit eigen middelen betaald worden of is dit ook mogelijk door middel van overwaarde van mijn huidige woning?

    So for expats that move yo the Netherlands do you recommend just renting a home instead of buying? Plus investing in buying to let. Or is buying a home box 1 and invest in in box 3 a good idea as well.

    Ik ben klaar met wachten op de toekenning, aangezien ik $ 98.000 heb verworven in minder dan een maand van mijn investering, we hebben allemaal meer nodig dan ons salaris om financieel stabiel te zijn.     I try since years to find the right real estate in the Netherlands but the market is so hard there and also the real estate prices are getting higher and higher
    But I would prefer the passive income, to answer your question :)

      There's nothing passive about renting out a private property, unfortunately: house maintenance, tenant management, contract negotiations, adjusting to the laws with the point system always changing, and yes taxes actually: everything in box 3 is average to 4% profit that in turn is taxed at 30%
