Definitely wait. I am on the sidelines and most people selling are still profoundly delusional. It's not interest rates that will get me off the sidelines. Besides, rent prices are going down rapidly, so I can wait until house prices are reasonable regardless of how long that is
What I’m worried about is a 10 or 20% price correction as home prices are abnormally high and overvalued. Don’t you feel this bubble might burst? This can easily wipe out the down payment. It might take another 5+ years to make up this loss. If we can find some undervalued properties below current market price, then it might make sense to buy now … this way, we can absorb any price correction.
That’s what people have been saying for years and price keeps going up. If you buy long-term doesn’t matter if the price is go down, it’ll come back in the long-term. It always goes up. Play the long game.

@@HomeSavvyCentral same can be said if somebody bough in 2000 and prices soared in 2005 , did it mean it kept increasing in 2008. just because prices increased doesn't mean it just keep increasing,. there is a point were people may be tapped out and sales will plummet causes inventory to increase. I dont see any other outcome considering most jobs will be absolute in 3-5 years time with advent of AI, get real and think it thru.
@@HomeSavvyCentral Nope not a prediction. Have been denying this for the past couple of years, and now after using it I am confident, there will be a drastic change Jobs in the next few years. This time it's different. It's all downhill from here. If you are are agent looking back at glory of 2022 , it will not come back .

The last fed funds cut resulted in higher mortgage rates.
You are right.. it dropped by 1/2 a pint so mortgage rates went down then they came back up.. That is why do NOT predict rates or prices....!!
I am going to rush in to buy a house now, Perfect time to buy - says every agent.
facts prove that. imagine you bought in 2020 or 2025.. your price would have doubled by now... !! Thanks for watching
