Aku duduk tak jauh dari sini, sapa nak pergi ksl nie lokasi tak sesuai sebab aeon jusco depan tu jea seberang kesas hway, dekat ctu semua ada epf, bank, tnb, lotus, giant, gm klang.. Ksl lokasi tak strategic sebab kawasan tu dekat dgn sijangkang/telok panglima garang jalan jemm kawasan sekitar jugak tak mesra aliran trafik. Bila stesen lrt3 buka nanti dari flyover klang-banting lagi lah padat dan jem sebab nak menghala ke pusat bdr/kesas s.alam dan port klang.

Pavilion Damansara height mall also open one year now, top floor is half opened, but ground floor is full of eatery packed with office boys and girls during lunch time. It has a Tesla showroom among many big brands, so one purpose of malls is branding and exhibition. Common people would come here to chill for food, drinks and gathering.

No spending power. Klang people very funny. They like to spend in KL and at expensive area but when come to own turf, they will be very stingy. Klang is cursed when comes to shopping mall. Look at Kimisawa, Great Wall, Emporium, Chi Liung Plaza, Parkson Ria, The Richest, Billion, The Square, Centro, Bukit Raja Jusco, Carrefour (not even open already died) and Klang Parade...all tak boleh pakai.
Klang people has spending power, these people love to spend on quality stuff, while most of the investors in Klang Mall are selling low quality stuff, because they invest on low quality stuff. Rich people spend on quality stuff, esp those imported fr Europe , Japan, USA. If people open a shop selling local stuff or Chinese cheap stuff, it’s a curse. Unless their stuff is better than imported quality stuff. Even expensive electric car from China are not sellable, why? It looks gorgeous, but the quality is only low, but dangerous! The way we treat our parks and playgrounds most will turn into rubbish dumps... Every morning the parks I frequent are filled with discarded rubbish (pity all the cleaners who had to start working at 6am to clear our refuse), we need to develop better habits before building more parks too
I have read most comments here and I think the writers actually know nothing about KSL Esplanade Mall and also Klang city. You guys have no idea how big is the population of Klang. Let me tell you, Klang is one of the cities in Malaysia with largest population. Besides that, Klang is also one of the 10 cities with most millionaires so the spending power in this city is crazy, but Klang people tend to spend their money outside Klang when it comes to good malls since as big as Klang in terms of size and population, only one mall can be considered as grade A mall, that is Aeon Bukit Tinggi. The nearest better malls are Central I City and Setia City Mall, both are very popular shopping destinations. But Klang people used to shop in even farthest grade AA+ malls in Subang Jaya, PJ and KL because those places are the centre of gravity where premium brands can be found inside a mall. The reason why this mall sucks is because of its location, namely Bukit Tinggi 3 area. The entire development and its vicinity is not yet developed and sorry to say, I don't see any potential of this very location despite the depot of upcoming LRT station is just located next to this mall. The old palm plantation estate, villages (or slums) can still be seen around this area. I remember the first day I visited this mall when it was opened, I already knew this mall would not become successful. I find the layout inside the mall and the parking areas weird, similar to now closed SS2 Mall. When you open a new mall without many famous brands, your mall tend to fail and I am correct about the fate of this mall. Next time when a developer or investor want to build a mall in Klang, make sure to find a better location as there are plenty of choices. If not, the malls could become the next KSL Esplanade Mall, Space U8 in Bukit Jelutung, SS2 Mall in PJ and even The Atria.
There are more malls than people who have deep pockets. 😂 Moreover, every mall is pretty much the same, and all have more or less the same retailers. Maybe, can go there to enjoy the air-conditioned air.
developers nowadays prefer to build & rent. retail floor rental very very high as well as hard terms. shopper's traffic dipped. shop lots rent rates too are very high, wealthy professionals & elites buying up shot lots to rent

Built mall not only different but stand out among the rest. Almost all mall have the same thing. There's one concept that i dont see which a sport complex in a mall. Indoor swimming pool, Covered running track, Tennis courts Arena for sport event Football stadium Just to name a few.

This mall is located in a topsy turvy place, bad and congested road, on going MRT project materials that make the sorrounding looks stressful. There is a big chance to attract big numbers of mall goers once the raod are cleared and MRT is completed.
The concept of the mall is pretty interesting as it integrates garden, recreational activities, sports and the usual shopping experience. Usual reason for the mall to be in such state: 1. there isn't enough people around the area 2. bad location - hard to get there/far away 3. too many malls nearby 4. no reason for people to go there - nothing interesting --> because in general, malls are all the same, just different design 5. signs of bad economy - people are getting poorer
Yeah... I like the park beside the mall and the rent a cycle there.. Nice for family hangout and exercise and after that can go makan at the restaurants. Then can do some grocery shopping. Hopefully in due time more shops will open to draw in more shoppers.

I live nearby, have been there a few times on a weekend. You definitely see some crowds in the park area and some in the mall. Definitely need more tenants to occupy the space to attract more people. Currently, there are still alot of empty lots
The developers should build medium cost apartments surrounding the mall. In the mall, above it should build condominium / residency / service apartments. It creates convenient to those living in or near the mall thus creating demand. In the mall, you can have private hospital annexed to the mall. And the mall should be strategically located near public amenities otherwise even if you have many shops or restaurant, they need employees to work. The employees need easy transportation that is why best to be located next to public amenities like LRT or MRT. If private college located adjacent to the mall will also create good traffic into the mall. Family likes to find home near school or college and the apartments or condo in the mall will likely to be occupied thus create dove of customers for the mall. In conclusion, building mall standalone will not be good if do not have integrated facilities and amenities as there are already many malls.
If I am not mistaken, I saw almost no signs written in Bahasa Malaysia. Similiar malls in Indonesia have at least English and Indonesian signage and pamphlets.
Hmmm.... There may be some truth in that but for me... Malaysians as well as Klangnites love to go to malls... My reference to its empty is not because of lack of shoppers at the time of filming... Its 10.30am so of course there's very little shoppers... But more to so many empty lots in the mall itself.. Really sad to see...

It honestly looks like a nice mall and it tries to be different with the outdoor space but the population in the surrounding area is not dense enough. They want to make it a community/neighbourhood mall but the neighbourhood is not there.
It started to have more shops and restaurants. Initially only have few eateries and it wouldn't attract many customers. But now it has 1 western restaurant, 1 sort of bar, and 2 nice chinese restaurants. This will pull the crowd to there. It zus coffee, coffee bean but starbuck temporary close wasted cause it that area have nice ambience to drink coffee. Much better than Aeon starbuck very chaotic. More other eateries also opened. It takes time
common rules for any malls… must have an achor tenant or tenants as ur crowd puller.. like big names department store, supermarket (big names, not ur own brand)… having some good achors is a good start.. i’ve seen malls opened without any achors n wellknown supermarkets, all failed.. one must be a mall freak to open up a large mall. this is just my opinion..😅
And very near to other more popular malls like aeon bukit tinggi and GM Klang. The killer traffic jam at the interchanges discourages ppl from klang side to go to this mall too.

The location is wrong. That neighbourhood near Johan setia is not ready for a shopping mall. They just need giant or mydin supermarket with some shoe shops bicycle shop pharmacy and a kopitiam.

Selangor and KL cities are overbuilt with Malls and Office Space....Many are empty lots and yet Developers still building new ones. They should stop and Government should think how to plant Trees to COOL down the city.
Singapore in next 25 atau 30 years ahead majority revenue will depend mainly from tourist and it luxurious hotel Casino only . So much changes in that coming years ahead .. The semi high conductor investment , Banking , High end human resources eventually going to other ASEAN country . Even the port will be less traffic due to other developments ports in other ASEAN . But Also due to the high cost of living , property and the high salary of of it human resources .
Location of this mall actually not too bad, but the mall needs to draw more interesting tenants, I'm not sure if the rent is abnormally high for being this far out. I've been here a couple of times because it's pretty near, however, I found it boring after a few trips. No real anchor tenants such as cinema. The grocer there is also not that big. Also general ambience is very dark / dim.

This mall is big, nice and strategically located but a lot of visitors on their 1st visit to recce the shops and grocers usually leave DISGUSTED. The mall management are Bongkers expecting visitors and customers to make purchases and digital transaction when there is ZERO WIFI IN THE MALL ITSELF SINCE DAY ONE OF ITS OPENING. Without Wifi what does the mall management expect..USE CASH OR JUST WALK OFF DISGUSTED?
Support normal shops esp mom & pop ones. Just look at the food courts of Singapore. Gave employment to thousands of Singaporeans. Enough of these type of malls. The rentals are a killer. Which banker still handing out money for this ..

I stayed in Klang for 18 yrs around Taman Eng Ann area.. My favorite malls was Klang parade and Aeon Bukit Raja. Now just look at them.. Really sad.

The developers should build medium cost apartments surrounding the mall. In the mall, above it should build condominium / residency / service apartments. It creates convenient to those living in or near the mall thus creating demand. In the mall, you can have private hospital annexed to the mall. And the mall should be strategically located near public amenities otherwise even if you have many shops or restaurant, they need employees to work. The employees need easy transportation that is why best to be located next to public amenities like LRT or MRT. If private college located adjacent to the mall will also create good traffic into the mall. Family likes to find home near school or college and the apartments or condo in the mall will likely to be occupied thus create dove of customers for the mall. In conclusion, building mall standalone will not be good if do not have integrated facilities and amenities as there are already many malls.
Klang area most successful mall is MPK mydin kawasan 15. Open for foreign workers.

If I am not mistaken, I saw almost no signs written in Bahasa Malaysia. Similiar malls in Indonesia have at least English and Indonesian signage and pamphlets.

Hmmm.... There may be some truth in that but for me... Malaysians as well as Klangnites love to go to malls... My reference to its empty is not because of lack of shoppers at the time of filming... Its 10.30am so of course there's very little shoppers... But more to so many empty lots in the mall itself.. Really sad to see...

It honestly looks like a nice mall and it tries to be different with the outdoor space but the population in the surrounding area is not dense enough. They want to make it a community/neighbourhood mall but the neighbourhood is not there.
Hopefully with the upcoming new LRT line will accelerate population growth.

It started to have more shops and restaurants. Initially only have few eateries and it wouldn't attract many customers. But now it has 1 western restaurant, 1 sort of bar, and 2 nice chinese restaurants. This will pull the crowd to there. It zus coffee, coffee bean but starbuck temporary close wasted cause it that area have nice ambience to drink coffee. Much better than Aeon starbuck very chaotic. More other eateries also opened. It takes time

common rules for any malls… must have an achor tenant or tenants as ur crowd puller.. like big names department store, supermarket (big names, not ur own brand)… having some good achors is a good start.. i’ve seen malls opened without any achors n wellknown supermarkets, all failed.. one must be a mall freak to open up a large mall. this is just my opinion..😅
Open Cineplex, Bowling , stage performance, Nasi kandar, Beer garden, Thai massage, Children playground, Karaoke, Pub and cafe...
That will be ideal...need more to draw in the crowds.

And very near to other more popular malls like aeon bukit tinggi and GM Klang. The killer traffic jam at the interchanges discourages ppl from klang side to go to this mall too.
Malaysia has too many shopping malls especially in Klang Valley area. The mall is killing all the retailers. The government should look into this problem before approving another shopping mall.

All these shopping malls are like a piece of cake being sliced into smaller and smaller portion. The size of the cake is limited but there are more and more players (malls) in the market who wants a slice of the cake.

The location is wrong. That neighbourhood near Johan setia is not ready for a shopping mall. They just need giant or mydin supermarket with some shoe shops bicycle shop pharmacy and a kopitiam.
That would be a better fit for the neighbourhood, but guess the owner of the land had different ideas.

Singapore in next 25 atau 30 years ahead majority revenue will depend mainly from tourist and it luxurious hotel Casino only . So much changes in that coming years ahead .. The semi high conductor investment , Banking , High end human resources eventually going to other ASEAN country . Even the port will be less traffic due to other developments ports in other ASEAN . But Also due to the high cost of living , property and the high salary of of it human resources .

Location of this mall actually not too bad, but the mall needs to draw more interesting tenants, I'm not sure if the rent is abnormally high for being this far out. I've been here a couple of times because it's pretty near, however, I found it boring after a few trips. No real anchor tenants such as cinema. The grocer there is also not that big. Also general ambience is very dark / dim.
I believe there is a TGV here, right? I saw their sign at the highest level at the light staircase.

This mall is big, nice and strategically located but a lot of visitors on their 1st visit to recce the shops and grocers usually leave DISGUSTED. The mall management are Bongkers expecting visitors and customers to make purchases and digital transaction when there is ZERO WIFI IN THE MALL ITSELF SINCE DAY ONE OF ITS OPENING. Without Wifi what does the mall management expect..USE CASH OR JUST WALK OFF DISGUSTED?

Guess only thing is the nice park, bicycle path, canal and playground beside the mall.. Something like what setia city mall has that no other nearby mall offers.
Give it time. At the very least, it's built and NOT ABANDONED and waiting for the government to pump in the "investment" to complete it.

The location is not strategic. There are traffic jams, those locals with high spending power will not favour to spend in Klang, and the tenant mix is not attractive.
