I would tour homes and give the owners and listing agents design advice, consultations about renovations, and maximizing the space you have with what you've got (or usually suggesting to have us bring in props and decor specifc to target the ideal buyers).

    I recommend staging your house if you are feeling discontent with where you live, but you can’t move yet. You’ll realize your space is a whole lot better than you once thought, seeing it with fresh perspective.

      Great idea! We have had many seller clients say they wanted to stay after we transform the same space. It's amazing what a fresh set of eyes can do!

      True! I wish I’d been living like I did when we were selling our house for the 10 years prior to selling it. I endeavor to live like that in our next house.

      I like your idea of staging my house for a fresh perspective. Do you mean putting my furniture in storage, so a professional stager can bring in furniture? Eventually my things go back into my home? Or do you mean deep cleaning and creating open spaces?

      @@charlottewhitby3443 I think moving all your stuff to storage would be a little extreme. Rather than that, have a staging consultation and the stager can show you how they would rearrange things or swap out pieces. They can also do virtual mock ups of your space as well.

    I find that the issue is a staged home looks like every other staged home.
    The same couch, kitchen props, bedding, wall art, coffee table book, artificial rubber plant / birds of paradise / olive tree etc.
    Yes to cleaning and remove personal photos and items, toys, pet gear etc.
    White towels for the bathroom, white bed sheets and duvet covers.
    Vanilla candle burning.
    All set and home staging fees are avoided.

    Great tips, especially to hire a professional stager (and that's after you declutter and clean your house as if people are coming to judge your space....oh wait, they will be!!!). A friend of mine listed her home with a realtor who provided their Sellers with a professional stager before making any listing appointments/open houses (great way to set yourself apart from the competition). It made such a positive impact; she was sad to move now that "everything looked as it always should have - like a magazine photo op, and comfortable for [my] family of 6". She ended up hiring a stager for her new home so she'd have that great "flow" and aesthetic.

      Great for the sale, but sad to think she wanted to live in a magazine-worthy place. Noone lives in one! Homes are made for living, provided you declutter on a regular basis it's fine.

    Get a realtor that includes staging. Most people don’t have the imagination . Pack up your collections, medicines, declutter and clean, clean, clean! They need to see bare bones.

    Because my old house has "period pieces" (i.e., dated - for the younger generation), I planned to show my house totally bare -.to let the buyer use their own imagination. If not that, I read about virtual staging - so, the furniture is only in the listing photos. Which makes more sense? The few stagers that I've seen others use in my area, use such fake furniture, it looks like it came from Walmart and will fall apart if someone actually touched it. Not spending money for that!

      You bring up a GREAT point! Quality stagers is a game changer vs shopping for lowest price. I used to own a home staging company and still heavily lean on that team to stage all our listings to ensure a high quality and more importantly a true emotional experience for buyers to fall in love with a home. Virtual staging can be misleading as it will look and feel like a bait and switch vs the photos. Happy to go over some options with you anytime!       Realtor here - virtual staging is less valuable than you'd think. You can often tell it's virtually staged in photos. Buyer's will feel the same once they walk through the actual space. If the home is in a neighborhood/area they are open to, and the price is within their budget, they will schedule to see it with or without the virtual staging.

      @@melodychristle2517 Thanks. Sad part is I left messages for 3 staging companies in the area. Heard from no one. Now I know that my request was probably 'asking too much' - but for the fees that they charge, I do not think it is unreasonable to ask them to let me know when they are staging a house so I can attend the open house. I am sure if I just made an appointment, they would have wonderful past images on how great they are - but I want to see the real thing. Again, I went to a neighbor's house that was professionally staged and it looked so phony. If people think virtual staging is bogus, I think staging companies should be forthright as well. A friend of mine in another state was telling about the staging company he used - he said it made his place look like a 'million bucks' - it sold quickly for $30k over asking. I don't mind spending the money for a quality product that makes my house look comfortable - and classy. :-)

      As a buyer, I desperately want to see an empty house. It's like seeing the naked truth of the house, no hidden damage, etc. I have no problem imagining my contents there and I can suppress any negative emotional responses with my innate logic. People who are emotional about a house are going to be stuck with problems and disappointments when they move in, fooled by distractions that won't be there when they move in.

    How do you become a stager?

      The simplest answer is to buy a bunch of furniture and decor and start pitching to listing agents! There are classes on how to become a stager etc but I just figured it out on my own.

    What do you do with children’s toys, which are too many to put in a toy box these days?

      Depends on which area of the home we're talking - but I live in a condo which means space is tight - so I try to keep everything concealed to their room and they can choose to bring stuff in and out. But everything has a home. If there's no space to conceal it, it gets donated or sold. With small spaces we've had to get serious about what can and cant stay! Minimalism thinking. I also hired an organizer to help us pare things down which was 100% worth it.

      I was able to pare down to what fit in a nice low profile ottoman, but you could also use a quality looking cabinet/console piece that has doors. You can put toys in latching bins or baskets inside. Or you can (last resort) use a well built 4 cube storage, with sturdy non fabric bins.

      Tell them to pick 10 favorite toys, put the rest in a box , donate some , throw some out.

      When my kids were small I separated their toys into three bins. I’d put two of them out sight and leave one bin in their rooms. Every couple months I would swap out the bins (while they were out of the house) and they felt like they’d received a fresh new supply of toys.

    With the huge fees that realtors get I would think they should be the ones to pay for any staging, maybe even other costs like surveys, inspections, storage fees for the "clutter", etc. Homeowners are already hit with so many large costs when selling one house and buying another house that, to me, staging is a totally unnecessary expenditure (unless you are rich). It's all such a hugely stressful and financially draining undertaking that any savings at all are worth doing.

      Thanks for your input! 99% I pay for the cost of the staging for our clients. But I’ll have to disagree about your statement that staging is unnecessary- data strongly supports how a well staged home sells faster and for a higher price than an unstaged home. To me investing $2-5k into stagung is worth the extra $10-15k in offer price or time spent on market. I don’t think EVERY home needs to be staged however, if it’s in a nice condition we can usually work with it with small props. Hope that helps! ❤

      @@marinatolentino So good to hear that you cover staging! I have no doubt that staging helps with most sellers and for most buyers. I personally find it unnecessary and a distraction as a buyer; I'm not like most people. I have a background in design and am retired from a career in commercial space planning so I know well what I'm looking at. Surprisingly, most realtors (particularly women) are quite good at staging.

      That makes more sense since you have an eye for design! @@virginiamoss7045 You'll find this interesting then - data also shows that when a buyer sees furniture in a home they are more likely to arrange their furniture the SAME way when they move in. I've experienced many times some buyers that have zero imagination and need all the help they can get. There's also a huge difference in a budget stager vs a designer.     Five great tips. however, may I respectfully suggest you also stage yourself? especially if you’re selling something. do something with your hair. you’re wearing an old mustard colored shirt with jeans…. I don’t know if it’s jeans or jeans shorts. You look like you’ve been working in the yard. why can’t you get dressed a little bit when making a video? is this the way you present yourself to clients? just saying. 😢
