Excellent attention to detail. Great to see these days well done guys. Now possibly a dum question, but what is MOT that you referred to several times when back filling.
Great work lads. Do you measure the density of the soil and how well it drains in general? If so how much drainage (m³ per day/ hour?) would you deem to be feasible to use a soakaway? I put one in with those crates but the clay just wouldn't have it. It filled up and drained about 10mil a day. I filled it back in and sent it into the sewer in the end as it wasn't viable. Warwickshire clay is a nause.
Hi Rich all clay is a nightmare that’s why I decided to extend the size of the chamber just for additional cover, sometimes the building control will allow it to be ran into the sewer but you have to make sure there’s a silt trap on the run thanks for watching all the best Tony 👍
@@BuildWithAE Yer, mine was only for a patio with enclosed sides and only used one crate. It just didn't cut it. I think if i were to do it again id do a test of the speed of drainage to see if it's suitable. What building control don't know won't hurt em 😁. Cheers mate, good work and good vids too. Ps, Do you ever do work on houses that us mere mortals live in or just the palaces i see in the vids? Just enquiring why have you guys installed two buried IC’s plus a soakaway on this job. Have use altered the mains, seems to be a built up area no combined system? Also the soakway top installation
Great video, information was brill. I'm currently looking to potentially instiall a soakway in my garden which is a bit of a low point and can flood. I've been told that when you get to a grey level in the soil it can mean that that is where the water table comes to in the wetter and colder months and it may then not work. Do you think this will be the case or do you think it's still ok to crack on as you have done here?

Hi Steve much appreciated, we always use 8 wheel grab lorry’s for the muck away, skips to costly, I know what you mean about the garden have a awesome weekend all the best Tony 👍
When you set the 110mm pipes in, what was supporting the joints to maintain the fall prior to back filling, was it sand cement mix or all just pea gravel?
I am in America and when we are digging footings, we are required to add rebar. Are these (at the end of the video) footings for weight bearing slabs or just fill? Does your country not require rebar? Thanks for great video and content.
Hi, what stone did you use in the soak away? Limestone dissolves and solidifies into a solid mass as I found out when I tried to dig out a driveway (not only where my car stood either). The top stays loose but a few inches down it’s like concrete. Great videos - thank you.
Hi there everyone at AE looks like your doing more great work. Just wondering when doing the calculation for the soak away how would you no the rainfall amount in mm ?
Hi Kevin every part the country and plant has different rain fall but I used this calculation as an average Volume = Roof area being drained x (50mm rainfall rate per hr/3000). For example, a 50m2 roof area would require a crate soakaway of 50m2x(50/3000) = 0.84m3 This is the calculation I used Hope this helps all the best Tony 👍
More like a tank than a soakaway. When did you do the percolation test - or did you forget this? Looks like inadequate depth below the incoming pipe invert.
Does it depend on surrounding soil structure for soakaway if its in clay will it just hold water new estate near me had three feet of gravel round founds but still flooded as it was a wet field before
I’m not familiar with the soakways. After the plastic ‘crates’ go in, do you just fill it with more gravel? What exactly does the plastic ‘crates’ do? Interesting that no rebar is called for in the footings. 🤔
Hi psidvicious you wrap the crates and fill the outer crates with P Gravell 200mm of Stone on the sides and top thanks for watching all the best Tony 👍
Really enjoy your content, keep up the good work. What drove the use of beam & block on this project and how are you venting under the floor of the original house? Looks like the air bricks are about level with where the floor insulation will go in the extension? Can’t wait for some weather like this again, seems a long time ago!
Hi TheBigSugs we are glad you are enjoying the content, block and beams I find more cost effective and quicker further ventilation were put into the side elevations of the house also in the side of the new build have a awesome weekend all the best Tony 👍

Hi Richard no apology needed it’s something I think we should start to use trench blocks I suppose I have got set in my old way or Alex has the bricky I will look at it next time thou all the best Tony 👍
As a general rule, any soakaway must be a minimum of 5 meters away from the house. However, it's always best to check with your local building authority to ensure it is installed to your area's requirements. All the best, John 👷🏻♂️
Excellent video chaps but can I pick your brains from someone who actually installs these crates rather than all the conflicting crate calculators on line, I've got an out house roof of about 20 square meters and looking at putting a soakaway in after I have the roof renewed, the crates I've seen in my local building yard are 1000x500x400 how many crates would you recommend ? the ground is reasonable drainage
Hi James depending we’re you live in the country confirms the Qty of crates always best to speak to building control and be 5mtrs away from any house also phone the crate company up to confirm with there technical all the best Tony 👍
I take it this is a throwback, it's a bit colder up north at the moment 😉 Might be obvious but why use a soakaway, could you not send it into the existing rainwater sewer?
Hi Weddingdad spot on it was a throwback the summer was beautiful, the building control like you to use a soak away when you are adding new roofs, old Victorian and some 1920 30 existing are tapped into the sewer line but if in doubt I always check with Local building Control thanks for watching all the best Tony 👍 have a awesome weekend
My housebuilder company seems to have done the rainwater pipes as an afterthought. I think some of them are not connected to anything. I missed the 2 year new-build deadline and NHBC aren't interested. I might have to get a builder to do them properly.
Why is there no foundation reinforcement? An extension will be built on the foundation and there will be heavy loads that will lead to a crack on the wall on the house when the foundation shrinks.
Hi Marat the existing house were blocked and flood concrete footing under them, mesh not required in main footing great ground, thanks for watching all the best Tony 👍 have a awesome weekend
The Down pipes from the guttering go to the soakaway. That’s normal practice nowadays. I always use the soakaway crates also. But some old school builders still like to use hardcore or pea shingle but that doesn’t give as good water holding capacity 👍 there very organised and very tidy builders. Nice to see 👍
Do you mean rain water from the new gutters into the sewer? That’s Code just about everywhere, the extra rain water overloads the sewer treatment plants. It’s best for it to replace the ground water.
@@martin2466 If you think of say 1m cubed with those crates vs rubble, the physical rubble takes up a lot of that space leaving less for water vs the crates
The crates create a void that should there be heavy rainfall the soakaway will start to fill up as the rain water can’t filter into the ground at the same rate it’s being filled. So the void creates water holding capacity. If it was filled with rubble that void would be reduced in terms of water it can store until it soaks /filters back into the ground.
Years ago people would have done 1x1m but now days everyone has to calculate roof to get correct soakaway dimensions to get it signed of by building regs, or at least in my area they do Enjoying your vids👍
As a former digger driver I have to say, I love how neat and well thought out the space is.

Hi Paul sorry to hear that hope all gets sorted all the best Tony 👍
Why is there no foundation reinforcement? An extension will be built on the foundation and there will be heavy loads that will lead to a crack on the wall on the house when the foundation shrinks.
Hi Marat the existing house were blocked and flood concrete footing under them, mesh not required in main footing great ground, thanks for watching all the best Tony 👍 have a awesome weekend
What’s the white sheets you wrap the soak away crates in ???
'Terram' is a porous membrane used in ground stabilisation work, but here used to prevent surround soil entering the soakaway.
Hi nice work. Where are you based. ill be looking for same work done for an extension to our bungalow soon....
Hi Stuart much appreciated Leamington Spa if we are not local try the FMB all the best Tony 👍
@@BuildWithAE ok cheers. We are in Wiltshire...
Hi @@stuartadams825 that’s no worries just stay over all the best Tony 👍
What make of egg box do you recommend?
Hi Simon the one at MKM local to us sell Polypipe do we use that one all the best Tony 👍
@@BuildWithAE thanks, Tony. Much appreciated.
Just find these videos fascinating, thanks for the content! I see the paid promotion info card but I can’t tell what you’re being paid to promote?
Hi Mike we are glad you are enjoying the videos the Info card is a merchant we use MKM great organisation all the best Tony 👍
Why did you do a soakaway instead of normal downpipes into gutter?
The Down pipes from the guttering go to the soakaway. That’s normal practice nowadays. I always use the soakaway crates also. But some old school builders still like to use hardcore or pea shingle but that doesn’t give as good water holding capacity 👍 there very organised and very tidy builders. Nice to see 👍
Building regs🙁
Years ago people would have done 1x1m but now days everyone has to calculate roof to get correct soakaway dimensions to get it signed of by building regs, or at least in my area they do
Enjoying your vids👍
Hi MistaJaySounds so true have to tick the boxes even more now but I do think that’s a good thing all the best Tony 👍 have a awesome weekend
