    The most important thing that you said is that you paid your tithes. People don’t realize that if you put God first, he will bless you even more. God’s portion is 10% percent of your pay.

      Yes putting god first is true, but following is laws , commandments and statues is more important and giving the poor. Tithe’s isn’t a must anymore that’s was when we have priests and for the Levite’s.

    I am in my 30s and we are buying our 2nd home together. We are building this time. The biggest question/mistake I see people make is trying to save 20%. Thats just not realistic for your first home and you do not have to. We are only able to pay 20% down on our 2nd home purchase because our first sale gave us a big profit.

    When I saw my rent is about three hundred dollars more than your house mortgage, I felt ashamed....I have to get out of apartments and get me and my kids a house

      I own a house, and it’s worth it. Your kids will be able to own that house one day and they’ll be one step up

      @@MonicaSoyemi we were paying$850 for rent. 2bed 2 bath . We bought a house 4years ago. 3bed 2.5 bath 1200sq feet. New construction. Townhome. Paying $700 now including HOA. We refinanced this year that's we paying that. Prior to that it was $850. If you have stable job and little saving, you can do it. Best decision we ever made. We don't eat out much. No cable, we have Hulu and antenna. Prepaid phone.

      Rent is definitely more expensive than a mortgage and you aren't getting that money back in equity like it would if you bought. You don't need to put down 20% so save what you can, get your credit up and you can get your house!

    You've done an excellent presentation explaining in details the whole pre and post purchasing of a home. And you're correct no two purchasing experiences will ever be the same. Too many variables involved. Example having the seller covering the closing expense! Another great and informative video!!!!!!

    2 things I want to add. I agree with you on buying via FHA. I bought a condo in Brooklyn and a family member tried to make me feel bad. I just reminded them you are a home owner with your 20% down and I am a home owner with my 3% down. More than 1 way to skin a cat.
    2nd.......depending on your builder or seller you can get your closing cost rolled into your mortgage or paid for by the seller. Sometimes these builders have promotions.

    I like this video. I'm glad you mentioned that every situation is different. In NYC closing costs on an apartment, less than $200.000 is approximately $10,000. It is also worth noting that depending on your lender and creditworthiness, you can include the closing costs into the total amount borrowed.
    I would be curious to see what the numbers would look like if "Shantell" didn't make more money once she moved into the house. That would be a more realistic scenario since getting a raise isn't guaranteed.

    Glad the girl in the example got a new job or raise because having less than $700 after just house cost bills is scary when you still have to pay for utilities and groceries. There is almost nothing to save at that point.

      Right exactly so that’s why I want people to note that this video was made since people asked me to share my personal experience, but that this wouldn’t be the case for almost anyone as everyone’s scenarios are different!

      Also noting that in this example the $700 covered utilities as well (my utilities aren’t too much more than what they were in my apartment now, given that I live alone and am skimpier with what I utilize) lol but yes!
