Beautiful home. The main bedroom was not carefully planned thought, one can move that open built in cupboard right infrom of the dark painted cupboards to act as a wall between the closet and the bed. Lovely hom nonetheless.

I agree was about to say the same. The main bedroom is awkward, I would just make it an entire walk-in closet.

@vuyelwasolani5945 exactly, and that pyjama lounge is just too big for that house anyway, so just take part of it and expand the main bedroom. Also, the braai area, one could just build a shaded patio deck to open up the space so you can place an outdoor dining table and lounge. And add a bar on the braai area, replace the grass near that area with decking. The stairs can also do with some comfort features too, I dread watching my lady try to comfortable walk up in high hills😬

In fact I see a lot of compromises and improvisation. I’m a fan of the layout and exterior aesthetics of the house and what I would’ve done differently:
      1. Reduce the PJ lounge to increase space in the “baby” room and the current main bedroom. This will also increase the much needed cupboard space.
      2. Utilise the space above the guest room and the office to increase the size of the 5th bedroom and create a really big master bedroom with a walk in closet, spacious bathroom and even a lounge possibly.
      3. Remove the wall between the kitchen and the tv room, it weirdly isolates the kitchen from the rest of the living areas when it could all flow. Imagine watching a football game and you want to get a drink from the fridge. Also, removing this wall allows space for a dining room, which I didn’t see.
      4. I’d do away with the braai room to have a spacious dining room and lounge flowing into one another. The house is not big enough to have the separation between the braai room and the lounge, they’re so close to each other that it makes the separation pointless; you can see the people braaing and you can hear them. If you must, separate only the braai stand and utilities area with frosted glass or another solid retractable barrier. That way when it’s closed, you only see a lounge. When it’s open, you add a braai area to your lounge. Or just build an outside entertainment room across the pool and do your braaing there.

Thanks for the thoughtful analysis, it is hard to design a house with the right room sizes and sometimes people have different priorities regarding the flow and size of rooms but your ideas are very well motivated 🙏

I agree with every single one of your suggestions! This house needed a layout that didn’t emphasise the lack of space.
My only additional suggestion would be to focus the view (window placements) of the bedrooms on the back yard - instead of the front/street/neighbours house view

Keep in mind that this house only cost $434,000. It would be very hard to duplicate anywhere else.

Only downfall is the main bedroom doesn’t have a proper walk in closet

It's a nice beginners home...rooms are quite small. Main bedrooms must have walk in closets and the entertainment area could've been better
