After working for my Uncle for 2 years at he's car washes I really wanted my own and I came across this car wash. It was completely shutdown for many years so I approached the owner of the land and made a deal with him.
It took me 6 weeks to bring it back to life and open it and now the customers are starting to pour in. Not to mention I opened it during winter so I am yet. to see its full potential but here's a small taste of how its going so far!

Awesome glad you got to visit Danny. And that he started you out right with the 22 caliber and worked your way up. Impressive gun room. Love the outside urinal lol. I'm interested in a carwash that's closed down about 3 years the car wash has 5 self service and 3 automatic bays and its very run down they had stickers over 3 spots on a 6 dial rotary switch that didn't work. and they didn't pay the water bill. So the city shut the water off .My question is what vendors do you use for equipment. Just trying to figure out how much I need to get it up and running. Before someone else scoops it up. Luckily the building needs work so hopefully that will keep people away till I'm able to save up enough money to get the 5 self serve bays open.

Have you ever come across a case where a rundown car wash operator is still paying rent to a landlord, but not operating the car wash ("dark tenant")? The operator believes it is better to just pay the landlord rent for the rest of the lease without operating it? Do you wait until the lease ends, negotiate with the landlord to evict the tenant and pay any cure costs?

Hey! No I’ve never seen a case of that. Seems like a complete waste. I’m sure he would’ve even need evicting he’d be happy to walk away and you would be the one to save the day.
What are your thoughts on starting a lease on a ss car wash in Las Vegas, NV while Lake Mead is in a megadrought?
Depends what the restrictions are against car washes there. When they make water restrictions here in California they only mention residential and car washes aren’t affected. If they restrict car wash businesses to only be open from say 8am-9pm then I don’t like that idea at all. They always say we have droughts here in Cali but our car wash businesses have never been affected by them.

Hey man I had a couple questions so there's a car wash right by my house it used to always be really busy about eight months ago I noticed that they stop taking care of it vacuums all started to get destroyed as of now there's no more vacuums what what is your advice kind of deal could I make with the owner
I would contact landlord and see if you can get a 20 year lease. Then just renovate it. If you want to buy the land instead of lease it then see if his willing to sell and but otherwise just lease. 20 years is good.
