    $1000 for a lot of land is an extremely rare find. That’s like playing and winning the lottery.

      Yet he’s done it 40 years so definitely not a one-off success story.

    Sounds like the ones he's losing on, he's not just losing the cost of the land of $1k or whatever but also the several (tens) of thousands in legal fees (survey, title search, variance requests). Still sounds viable for sure, but maybe the downside isn't quite so apparent since it will exceed the cost of the land significantly many times.
    I would love to know what he does with all the vacant land I see for sale that's on the side of a cliff, in a swamp, has wetlands on it, in a flood zone, next to a watershed pond, or has neighbors encroaching deeply into the property line. That's like 90% of the cheap land I see personally.
    BTW - your questions are great. Your guest was great and you pushing back a little with logical but reasonably skeptical questions was awesome. Nice job.

      Thanks for watching! Such a random side hustle with an element of treasure hunt / diamonds in the rough / turning trash intro treasure. Definitely made me want to take a look at the local tax sale listings though!

      Probably sells them cheap or lets them go on a tax sale
