But even if you are corrected your projected monthly to RM2, 000 per month (or RM24, 0000 pa), this is the gross rental which meant the NET RENTAL will around RM20, OOO (after maintaince plus sinking fund of ~RM300 pm and assessment and municipal tax). Notwithstanding other factors the net ROI (before personal income tax) would worked out to be around or more than 3%. In short there is a very HUGE discrepancy between your presented 6.3% ROI and what could have being the real ROI 3% e&o excluded!!!!!!!!!!!
