      Hey Chuck! Sorry you feel that way. Unfortunately you don’t really understand what I do. If you did, you would know that I take run down houses that people can’t afford to fix up and I make them livable and rent them out to amazing families and have very small profit margins. It’s ok to not understand… but ignorantly blasting a stranger on TH-cam is an interested alternative. Have a great day! Hope you are doing well!

    This makes me feel better about doing a refinance on my first investment property. I was kind of scared because I will have another debt on my personal credit. This video puts my mind at ease😊
    I just need to make sure it stays occupied and/or make sure I have reserves in the event the property is vacant.

      absolutely! When we run our cashflow numbers we account for yes mortgage, taxes, insurance, maintenance, and property management but also VACANCY! It will happen and you might as well have the numbers work to where the issue pays for itself..Because vacancy is an issue (the most expensive one I might add)

    Great video! Nice to see how you walk us through property from beginning to end, it would be nice to see how you really started on your first property and where you got your first private lending money from.
    It would be nice to see how you set up the private lender loan, maybe even showing the specific contract on how to structure it between you and the lender. Keep the videos coming, it’s great material!

    Great video. I will be buying my first BRRR very soon. Finding a bank without a seasoning period is a great point i need to look into. The hard money fees would just eat up your profits.

    It is great because like you said at the end you don't have to come up with so much capital....even if you broke even or was down $5000 after the deal finalized you are getting 50% cash on cash return if you are flowing $200/month....beats the hell out of 10% return....and you can do it again and add to your portfolio of appreciating assets that are cash flowing. This is an excellent method. I just need to really get good at properly estimating repair costs and finding provate hard money lenders and of course finding the deals

    This is awesome! I’ve had a long term rental in the past, and I’ve recently changed to short term. I love the cash flow that I get from short term and the better care my property receives from guests, however I want to get more properties. I can’t really start doing this stuff right now, but I’m seriously looking at starting in the next 6ish months or so.

    Great video! I would love to see a video where you show the damage, the estimated cost to fix it, and the finished product with the finalized repair costs laid out for each repair. I feel that is my biggest knowledge gap...knowing how much repairs will cost to know if a house is a good deal for a BRRRR.

    I understand everything in the video, but was wanting to know how you made the purchase. How much did you put down of the $72K purchase price? For the remaining loan amount, what was the interest rate? I'm assuming it was a higher rate. ? Where did the $30K for repairs come from? Was that also part of the initial loan? Or was that your own money?

      NEVER use your own money! Purchase price and rehab costs came from lender..the 80% refi was able to pay back those lenders + interest!👍

    Best video I ever seen on BRRRR but what concerns me is you have no equity in home after pulling 80 percent out. To me hard part is finding homes at 40 percent discount which is where your at. Are banks giving you 30 year loans on these an investment? How did you handle covid and renters not paying rent? I real enjoy how you explained everything

    A couple of questions that I have. #1 How do you find reputable contractors to do the rehab. #2 How do you determine the ARV before you purchase the house to know how much you should pay for it? #3 What happens if the ARV comes back lower than you expected once you have completed the rehab?

      Question: when you purchase the home are you buying out with your cash or are you borrowing from the bank ? Once everything is completed and you receive the 80% do you use this money to purchase another property? I’m confused about the start of this. Is sounds like if you first buy your property with cash than start the BRRR

    I am so interested in starting this. But I have three major questions:
    1- realistically, what will our first property cost us out of our own money?
    2- what if no one will help us? Like what if we can’t find a private lender? What if we don’t get accepted for refinancing?
    3- what if I can’t find cheap homes in this market?

      lot of limiting beliefs here. Mindset is everything. Ask yourself "How Can I?" instead of I can't. Watch my channel for the education, then start networking. We have programs but they're geared towards those who are committed to it. The learning should come first.

    I would like to see more details about the appraisal. What gets it accepted? What’s gets it decline? Do you have to live in the first property? What are the tips and tricks of getting around the appraisal? Any loops holes?

    Great info, but I do have one question. Private money lenders cover approximately 80%. I've not seen one that gives 100%. You said you didn't make enough to invest 20% of your own money. Where did you get the extra 20% from? Did you use 2 separate lenders to acquire the property?

      We use one private lender. I’ve never heard of a private lender not lonely 100%. Some hard money lenders won’t but most private money lenders well. I have several videos on this channel about private money lenders

    I salute you guys for being successful at this. But all I can think about as an electrician is whether or not that home is safe behind the walls. No one EVER mentions electrical in a rehabs when imo it’s the most crucial part to get right

    Thanks for the video. You bought at $72k and had $30k in for $102k.
    ARV was $133k. 80% LTV gives you about $106k. That leaves about about $4k to cover closing on new loan and cash out.
    How did you repeat with less than $3000?
    What did the next deal look like based on the results of this?

    Great job guys! One quick question - Do you refi for 30 or 15yrs, which one do you usually go for on your deals? Also, can you guys go more into detail on the type of loan at the time of refi such as, fix or variable rates, ballon period, etc?

      We usually do as long amortization as possible! And yes we can work on some!

      Hi Brandon, right now we're focused on growth so we select our properties and do our rehabs in a "built to last" mindset. Real estate is awesome because it has so many exits if you know what you're doing

      The cash flow is just funny money to help you get by with expenses that pop up. The real wealth is in the appreciation! $30k covered all renovation costs.

    I just wanted to clarify things here. So you actually got your money back to pay for the private lenders through refinancing the house, meaning that you borrow 80% from the bank and repay the borrowed money back to the private lenders. is that a fair statement?

    Awesome video, I'm new to the BRRR strategy. So just to be clear... the goal here is to scale. $200 liquid cash-flow after all that work and taking out a 100k+ note on the property doesn't seem super worth it to me? So the only way this process makes sense is to scale up as much as possible. But what about risk? You just hold multiple mortgages on a ton of property at all times? What if you experience a high vacancy rate?

      Scaling is definitley goal....but how else can you get 50% cash on cash return? You can't in real estate. You can in mobile homes but they aren't appreciating. This is best way to get a great cash on cash return (with of course a lot of hard work and risk) in the real estate appreciating asset world.
      You can build some serious net worth over time without needing a lot of up front start up money.

    I have inherited debt-free properties that are worth 5 million. I know how to manage properties but I am just learning about investing. I will be inheriting another 2 million in the next few years. How would you maximize that 2 million the most in putting that down on a property?

    What’s happens after you refinance with your tenants and the monthly rent? Wouldn’t you have to raise their rent to cover for the higher mortgage balance?

      Rents are set by the market and mortgages are set by the banks.. I can't really control either one of those numbers.. What I can control is the underwriting on the front end to make sure I have enough of a spread to cover all expenses 👍

      I recommend going to local REI
      you'll find a room full of people that believe in real estate and some of them are lawyers, doctors, and business owners that have money but no time to invest..These are the people you want to be friends with👍
