Yeap, maintenance gonna be hell. Artistic design + affordable monthly maintenance fees don't go hand in hand, unfortunately. Not impossible, but will need a strong and dedicated management body to upkeep this

I feel that this suits more for short-term stay investments like Airbnb due to the heavy artistic designs. Just wondering how they are going to maintain this in the long-term, like 10 years. Anyway, appreciate for your great work!
Yeap, you're right. There's an Arte project in Penang which I stayed at 2 years ago. Infested with AirBnB units. Nevertheless, Penang state govt has recently banned short term rental in residential developments, hence, the status for that project should have changed alot.
I also reviewed Arte Mont Kiara a few months back. Maintenance of the overall project....hmphhh....doesn't look good.... 😅
Ultimately, will really depend on the management body and to some extent, a group of passionate owners to upkeep this development.
even Airbnb will also be short-term too due to bad management. After 10 years maybe itwill become Air.......... (no more bnb XD )

Good question. Need to ask the owners/tenants of those affected units. But I know those units that are blocked, demand is lower and hence, asking price also lower.
Hi, just a suggestion. Ensure your camera lens is clean before taking any video, it's blurry, likely covered by fingerprints, etc.
Noted on the advice. Yes, certainly an area for me to work on. Will get a gimbal by year end so at least, will have more stable videos with that.

Based on historical trend (of other previous Arte projects, such as Arte Mont Kiara and Arte Ampang), maintenance is quite a challenge indeed. Hence, the strategy for such projects are for rental game, as opposed to own stay.

This is a good video to understand all the roads and buildings in KL; the artistic designs of Arte are too fancy , and not functional 🤣🤣
Yeah, too much artistic design which isn't easy to maintain, that's my biggest concern. Based on other previous similar projects by the developer, more often than not, it's not properly maintained.

as usual arte project
good at facilities area , fail at residential area ( floor lobby , dark walking pathway to the unit , inside unit ceiling height & layout is weird , windows height are damn low)
so if visitor come , bring them hang out at facilities area will do , dont bring to the unit .
It was better for their previous projects. If you check my video for Arte Mont Kiara (which was completed a few years back), although it was also a duplex unit, the ceiling wasn't that low. Walkway was also dark, but the window at the end had a fair bit of natural light coming in.

Still, layout is weird as usual , and the material use inside unit wasn't that good.
I think that's the purpose of this project, and they are aware of it. Coz this is a very airbnb focused project, facilities are the most important aspect to "wow" the visitors, not the main units.

True. Need really solid maintenance otherwise, will look miserable after a certain time. Arte Mont Kiara starting to show the downside of such extravagant ID as the maintenance ain't tip top.
The only things I love about this arte is the blinking lights stuff. Things I dont like are:
leasehold, overpriced, no balcony at all.
Balcony and nice exterior facade doesn't go hand in hand, unfortunately. As a matter of fact, for this development, some units don't even have a decent view out of the windows, as majority of the window is blocked by the 'shapes' on the facade.
Their previous development that I reviewed, Arte Mont Kiara, which has a facade of a shape of a thumbprint mark, also has no balcony.
@@JackChang27 I think this arte is more likely suitable for airbnb purposes. Yeah, talking about the windows beg blocked by the shape, I can tell 😅.

It looks very average. I don't like the tile/porcelain selection in most area. The unit ceiling in the bedroom and loft are low. Facility floor look very rojak design

I prefer smthg simple, clean and minimalist. This is way too loud for an old school guy like me. LOL
