Very beautiful townhouse in Arca South. A decent space for helper. But I just noticed that mentioned "large" kitchen has no provision for cooktop, range hood and built-in ovens (microwave and convection).
What a nice house tour, ! A abangfan of presello and julia! ❤️ yung kahit dimo afford napapa wow at sana all ka sa mga house tour more power presello fam ❤️
Been waiting for your new uploads . ♥️ stress reliever and motivation ko talaga tong Presello. Nasa downloads ko na din yung mga vids nyo lage kong binabalikan kahit napanood ko na . Lalo na yung the black heim . Sana magkaroon din ako ng ganun , balang araw . 🙏
Such a cute townhome! I just feel like the biggest design flaw is the kitchen. I feel like they could extend it a bit further towards the dinning area to have some space for the fridge, microwave, oven, and stove with a range hood. They’re going for a more luxury look and yet it lacks the basic luxury amenities such as a working kitchen. Oh and the powder room being directly across the kitchen is a bit of a turn off lol… 😊
Hi Presello and Miss Julia! Always a fan of your House tours, literally no one compares. Someday I'll have my own house and definitely would buy from you. Kudos to all of you! ❤
Maybe the owner of the said townhouse expects tenants or next owners to use electic stoves. And up to the client to choose where to put it. Either in island counter or next the sink. And then hood range needed to be customized.
@@johnnyr-518 if they have provision for the range & hood where they gonna put it? I guess the kitchen is for u to show off only 🤣🤣 at least they have a large kitchen island
Starting from the Kitchen area that sliding glass panel is so luxurious! The utility areas (outdoor kitchen, staff quarters and laundry) are quite hidden or discreet so not so muh of an eyesore. When that garden area be properly landscaped it would be a sight to behold on a daily basis. It's like what is in the The Local Project youtube channel. Such a luxury indeed!
Very nice... you really have to appreciate the views; In the living area, one would have unobstructed view to appreciate their parked cars or have the sense of impregnability with the ground to ceiling metal gates which surely will give that locked-in security. As an advocate of minimalism, I love that garden, although some would argue if it can even be called that. If it has dirt and some plants, I'd say it IS a garden. And upstairs, one would be greeted with unremarkable view of neighbour's roofs, antennae and cell towers (I won't judge anyone into that sort of stuff). The treetops and smog filled barely visible view of the lake are just little extras. 😀 Make and finishing is indeed upscale, there is no double about it. Although I have a niggling sense about choice of location...
Why don't the bathroom sinks have mirrors above them? Also, the horizontal bars in the front of the house create a ladder that allows people to climb onto the balcony.

Everyone seems to be commenting: where is the provision for the gas range/ stove top - DON’T be surprised… the architect expect the buyer of this house to cook outside🥺
No provision for stove, range hood and oven inside the main kitchen. Did the designer think that all the cooking will happen outdoor just outside the sliding glass door? That's a major flaw for such an upscale townhouse.
I think this pandemic has taught people the importance of multiple streams of income, unfortunately having a job doesn't mean security rather having different investments is the real deal.
Hello, just new to your channel and haven't looked at Philippine homes in quite a while. But after looking at a few of your videos, these homes they all look the same. They're sterile, hotel-like, same wood doors, plain cabinet doors, shiny tile floors, wood paneling, etc... How come there are no dishwashers and clothes washers are just an after-thought relegated to the basement locations. I understand there are maids there, but really, no laundry rooms? These homes use a lot of narra wood, are these from sustainable sources? If not, please be aware of the environmental effects of using these.
Not speaking for all but honestly dish washers are quite rare here because we just wash the dishes manually/ have helpers do it (as you said). Likewise, areas for laundry would be placed outside under shade to hang dry at hot weather or to have convenient drainage as well for rain. Both of these are uncommon here from my own experience, so it isn't really a major consideration when designing layouts. But it can be adjusted to fit these otherwise :]
They look the same to allow the future owners to customize their house according to their design preference, and also to keep prices low. Sterile designs cost less than customized designs. Likewise for why the appliances are not included. The owner can buy their preferred appliances. Presello shows houses for both middle class and upper class buyers, and this house is more for middle class people, i.e. doctors, lawyers, etc. not for wealthier people. If you can afford to buy a house, you will not settle for a townhouse. If you watch the higher end houses, often the appliances are included. Narra wood have to be sustainable by law. You need a permit to cut trees in the Philippines, hence wood used for houses or other things must come from sustainable sources, i.e. for every narra tree cut down, another is planted.

pwede mo rin i modify ung space sa front sa third floor ung may tempered glass and use it as another balcony..

I was just wondering, where is the provision for the stovetop/oven and for the range hood?
For the price, hopefully they will cut it for you once you have selected stovetop/oven.
