Eto example ng good math, I got small duplex in Antipolo at 3.5 mil last 2019 kse alam ko yung LRT 2 Antipolo station extension in the future.. nag down ako 1.5mill cash, 2mill ang loan, 20 yrs to pay, 17.8K monthly amortization.. rent collection ko 20k(10k per unit). Yung renters ko na nag babayad utang ko at may tubo pa onti, nsa contract ko pa I'll increase rent 7% every 2 years pero di ko tinaasan kse Masaya ako sa kanila.. last Dec 2021 nung operating LRT 2 Antipolo station nag pa appraisal ako sa bank, 5 mill na sya.. I'm not someone new to real estate.. I had this success because I did the math and due diligence first b4 ako pumasok.
