    Thank you for being honest.. but imo it's not a good investment.. 62k monthly amortization vs 23k monthly income is not a good deal.. and 8% per annum interest ng utang mo vs 5.6% lang yield mo luge ka talaga..

      That's because you haven't paid the whole unit yet.
      You can feel the actual profit ones you've finished all the loans from banks... 😂

      Besides the unit owners are the one's who decides if they will apply for the loan.. so I don't think it's fair to say na lugi ka.
      When in fact when you get a regular condo no one can even guarantee your income as well. More likely fixed price for 25k Rin Yan per month. Hassle pa since most renters Wala Naman paki s unit mo if ipisin Sila don

      @@sunlyneguray-yt9uu sure but is it better than other similar investment? With 7-8 million average condotel price in the Philippines its comparable to 6 unit studio apartment. If you want passive income why not invest 62K monthly in REITs instead? No loan interest and they're giving 6-8% annual yeild

      Is 23k net? Will Citadines withhold 5% from your earning? Then your annual income will be taxed when you pay personal income taxes. Your net will be much lower and that’s assuming in the example given, a 65% occupancy level. Am curious, after expenses, how much does the hotel management net?

    tama ba,/ the way i get it. Kahit d nagamit unit mo may share ka pa rin sa whole income of condotel?
    will the management show owners thee annual accounting of the income of thee year

      Yes thats correct. The management should show a breakdown on the income for the year.

    Hello po. Ask lang po sana ako. I am already on my 10months of paying the equity of a condo unit. But due to some personal circumstance, hindi ko na po sya kaya mapagpatuloy. Plan ko po na hindi na magpatuloy na kunin yung condo. Possible po kaya yun? Thank you po.

      Hi! As per Maceda Law, you can get 50% refund on payment made if you reached 24 months of paying for your downpayment. Since you're still on your 10th month, there's no refund. What I can suggest is to have your unit assumed so you can get back your investment.

    Does the appreciation of property increase yearly?
    Leta say after 5 years you want to sell?

      Hi, real estate usually appreciates over time. Residential real estate prices of various types of new housing units in the Philippines continued to increase in Q1 2024, rising by 6.1 percent year-on-year (YoY)

      Hi Stephen, it will depend on the project and its location, how developed the area is, population and number of tourists a city gets. For property consultation, you can reach me at Alex.Zeta@TWRGroup.PH.

    What is the percentage of dividing the profit sa condotel with the owner and the management?

    • @RealEstateAlexZeta
      @RealEstateAlexZeta  ปีที่แล้ว +1

      It depends on the condo management. For Citadines its 65% to management, 35% to owner. The mgmt will take care of the opex and management costs.
