I was looking for this comment after watching that part of the video. Maybe they didn't want to pay the added cost for original glass size and updated specs.
@ I work in construction and I would have leave the corner window alone. Imagine watching the rain roar outside as you snuggle up a blanket with hot coco on a cold raining day. lol
"We built our budget off what the comparable data told us to do, not just because we thought it looked good." This is how you stop yourself from being carried away by your own great ideas. Nothing is more fun then dreaming up great houses but in reality you have to be able to sell them at a specific price point ( that is greater then the amount you spent). This house could have been 500 yds away with no view and it wouldn't have worked out. Were you worried about the size of the kitchen?
Unfortunately, flip and 'no corners cut' do not go hand in hand. It's all geared towards maximizing profits, and they were successful here. I agree, the electric fireplace is terrible considering it's a 2m listing, but in the Seattle area you can get away with that kind of stuff. Its pretty terrible. It could be the case that the property doesn't have gas though.. The kitchen is tiny and unfortunately not a high end build out. They doubled the budget putting it at 20k for a 2m house. That alone should give you the flavor of the whole reno. The millwork is all 1x4 painted base, in a luxury craftsman.. It's a flip and nothing more... and they flipped it.
This is exactly what’s wrong with America. Take your skills and do something other than breaking the housing market in America. Build new no more fix and flips please
I live in Seattle and there isn’t much land available for builds here, unless you are talking one-offs that aren’t profitable for the builder unless you are talking high-end which doesn’t serve the bulk of prospective buyers.
Umm. “Increase the window size”. lol. Am I missing something because it looks like a smaller window. Corner window floor to ceiling.

But sadly now it’s an entrance :(
@@justing307 Agreed 100%
Excellent flip. I would have guessed the cost of rehab to be higher than $250k. I presume they have their own remodel team (full time or subs)?
Great Flip, great video
really nice flip
Was this house sold at $2M? So no price drop so far in Seattle?
The house is under contract as we speak. An offer was accepted. After only seven days being listed.
same roof & same siding? sheesh

So a working fireplace was torn out for a crappy electric fake fireplace? Way to go.
The view sold the house.
And base around the bottom of the fake fireplace 😂
Watch the video that shows the walk through of the house before renovation. You might then understand the decision behind removing the fireplace.
