    I suggest to also do your homework and look into the building management of the condo. After purchasing, this is the team you will be dealing with on a day-to-day basis. A good building management team will be one of the key factors of your living experience as they dictate maintenance fees, building policies etc.

    Look at condo's finances. After you review it a few times you know how to analyze a building.
    A healthy condo has a fluctuating maintenance fee increase... To match inflation. A condo that hasn't raised maintenance fee for a few years doesn't necessary mean it is better. In fact it is the opposite
    Does the reserve fund have money? Align with reserve fund study targets and is the condo insurance deductible at 10k? Or 100k?

      Can one access the finances of the condo building (reserve fund, maintenance yr on yr, etc) before owning a condo in that bldg ?

    Can MLS n similar listings be accessed without a real estate license? Helps to have an intellectual discussion with the agent when discussing about listings

      Yes, all listings in Canada are on realtor.ca

    5:04 there should be calculators for tht to compare this which one is more expansive normal guy dont have time to calculate all this on spot. should be automated through AI or programming a python calculator.

      Ideally 20% to avoid mortgage insurance, but if you only have 5-10% you should still buy to at-least get into the market.
