  • - Out of 300 major metro areas in the US, the Johnson City metro area in Northeast TN was ranked #1 on the WSJ and Realtor.com's list of Emerging Housing Markets. Here we explain the index and why Johnson City and the Tri-cities are so attractive.
    Is Johnson City Tennessee a good place to live? People from out of state are beginning to move to northeast TN, partly due to the runup in prices in the Nashville and surrounding areas that make them less attractive. Johnson City, Kingsport, and our hometown of Bristol make up the "Tri-cities" and are becoming a better alternative to some people.

    One thing you might want to mention for those who work from home is high-speed internet chattanooga has the fastest internet that's why so many who work from Hon move there.

    Well, since I live in Washington county, please tell me why Johnson City can't fix all the blasted potholes in the streets when they get money from both the State & Federal government to fix them? Some of those potholes look like craters on the moon!

      There is a shortage of rentals in our area also. It isn't that you can't find one at all, but a lot of the apartments have waiting lists. Rental homes come on and off the market regularly.

      The terrain keeps flooding confined to streams and rivers. Plenty of non flood zone housing choices. We're technically part of the mountains so there's an abundance of high enough property.

      No, you'd need to hop on a regional jet at the Tri-cities airport which gets you to Charlotte or Atlanta.

    Since you are someone who lives in Tennessee, I have a question I hope you may share help on. How would you rate Sullivan County on being a good or not so good choice to buy property. How is the crime rate, cost of living for retired people? Overall political climate? And just your overall opinion on property near the Caverns. Thank you in advance.

      We live in Sullivan County, so hopefully that gives you some idea. Lot of retirees here, including both of our mothers. Conservative political climate. Pretty rural heading towards Bristol Caverns, but not far from town. Highly recommend.

      As kids, we spent summer vacations working on my grandparents' dairy farm in Pennsylvania. I like rural areas with pastures and woodlands. How rural would you say the area by the caverns is? By that I mean power grid, services such as water, garbage. On the farm, we burned the garbage. Did have city power lines. A leaching field and a well for water. My wife is not no much of a rural gal. Her idea of camping is a hotel that doesn't supply a hair dryer..lol

      @@chicagomike2111 By rural I mean mostly large-lot residential plus some farmland. That's outside the city limits of Bristol, so no sewer service, however you'll have public water and internet. Garbage service is available through private companies.

    Thinking of moving down there. I do have an offer to go over to Jamestown, TN and build spec homes with another friend of mine, but Johnson City seems like a better location for us especially with the airport right there. So I'm interested in getting a more "up to date" education.... Interested???

      @@TNVAHomeTeam 1200 - 1600sq Ft. I still have to investigate the land development costs (sewer, water, electric) for the Johnson City area. I have a contractor friend over in Jamestown, TN and I know the costs there. But not sure how it changes around various parts of the state. I'll give you a call sometime this week to discuss

      I’m not sure of the exact crime rates but if you want safe I’d recommend Jonesborough. If you stay out of Kingsport and East Bristol, you should be fine. I live in Johnson City and I feel perfectly safe here.

    I am struggling to decided whether Eastern Tennessee vs. Middle Tennessee. I wish there was an airport nearby since we will be traveling to see family. I would love to see a video posting out the difference of the east and middle Tennessee. Btw… I do love your videos. Thank you! 👍

      You got it! I'll put that one on the list. By the way, we fly out of the Tri-cities airport (TRI) which is super easy. It's about 30 minutes at most from all three of the tri-cities since it's right in the middle. Next closest is usually Asheville, NC, then Knoxville.

      There's an airport but not one that gives you direct flights very often if at all. Knoxville is kinda the same. Access to Nashville airport BNA would be your best bet depending on where you fly to.

      Actually, the reasons that my husband and I choose to stay here for now are for the opposite reasons. Johnson City is the only of the Tri-Cities to have an LGBT+ community center downtown. Also the only of the 3 with an Islamic religious center. We have a massive gay and lesbian population, and the public state university and our incredibly prolific medical school draw in lots of diversity. Did I mention our gay club, New Beginnings, has seen Ru Paul perform here multiple times? The only gay club in the tri-cities? Eureka is from here, and she has her own show for three seasons now on HBO. And competed in multiple seasons of drag race. Do not believe the hype, people. It’s a cool little city and there are LOTS of open-minded people here.

      @@CalebJN Glad you mentioned that! Ive lived in JC almost all of my life...I'm 39. Yes, it's relatively conservative. But...there is a thriving young liberal progressive population of people and culture. And WAY better than it used to be at that. :)

    Born and raised here. With all do respect I wish these out of state people who moved here would move back. They are driving house prices through the roof and people who grew up here can't afford new homes.well have to move further south to get away from the Yankees.

      509 Unicoi County, TN
      337 Greene County, TN

      You're right about prices jumping but it's nationwide, just not enough homes for the number of people who want to buy. It is tough on the locals for sure.

    I am no fan of taxes, but taxes are needed to pay for community assets (schools, community centers, infrastructure, etc.). So how are these things paid for? Plenty if decrepit areas around the country with little to no taxes and poor schools.
