learn more! Today we begin the remodeling process on the new shop! We start by removing all the old equipment and cleaning the floors. Then we attempt to pressure wash the floors to get it ready for epoxy. After that fails, we rent a concrete grinder and grind the floor!

I am constantly amazed at how hard you work, this is a HUGE job and not a lot of fun. Consider doing the epoxy coating with grit so the floor has some grip, that's been nice on the garages we have done. Not sure if that's an add-on product or you'd need to exchange for a different one. The owner must be stoked, you're increasing the value of their property a lot doing all this. Could you ask if they want to contribute a little to the cost? The worst they can do is say no.

When I did pressure washing as a pro, we used a few different surfacers and two of them had vacuum ports so we could hook up our recovery machines. Our units were 3500 psi at 5 gallons per minute and we ran the water at 200 degrees f. and used a degreasing soap that was custom mixed for us. The dirtiest two jobs I worked on were an auto shop where engines were torn down and rebuilt and a sharpening shop. On the sharpening shop we washed from the ceiling down. Much of our work was for restaurants and our more iconic locations were LA Staples Center, Dodger Stadium, and the Nokia Theater. Kitchen tile and equipment can be very dirty. Dodger stadium thought the kitchen tile grout was black. It was really gray, but the chemicals, heat, and surfacer cleaned it up. That was work I did when our washing crews needed more help, but I was also a pro painter among other trades (all at the same time), so I agree that grinding the old epoxy was best.

I did the RockSolid Polycuramide 2-part finish in my 2 1/2 car garage before we moved in. It took me 4 days to empty it out, clean the floor, degrease the floor, patch it, grind it, scrub it, degrease and wash it over and over and then about 1/2 day to put the finish down. The problem (at least for me) with those kits is that the color doesn't match 100% from one bag to the next - I figured it was mainly from mixing, but it could have been a difference from batch to batch from the manufacturer.
Renting that concrete grinder was a great idea - that stuff would have never adhered very well with all that embedded grease and grime. Even the smallest amount of oil or grease causes the finish to thin and bubble and dissipate. Beautiful job! All that hard work was totally worth it.
And, YOU ARE TOTALLY CORRECT about having a nice place to work improves your attitude, drive, and productivity. It makes a HUGE difference.
When I build my shop, I'm gonna have the pros do it - they can mix it in big quantities - I checked out a local group - and I've seen them use 10 gallon buckets to mix -and they have a big crew so it goes faster.

Name suggestion- Garage Mahal. I used to have a woodworking shop behind a house that we rented. It was an insulated oversized two car garage, had a wood burning stove, huge workbench and a nice stereo. It slowly morphed into my hangout spot with a TV, couch, and a fridge. After my roommate started using it as a yoga studio she jokingly referred to it as “The Garage Mahal” and the name stuck. I miss that shop.

Spent a summer long ago working for a "gourmet garage" remodeler. Put lots of epoxy down on concrete. They had GIANT floor grinder with giant vacuums. The only downside was they were even harder to get into corners and next to walls, so, there was more hands and knees with a hand grinder. No need to etch when you grind it like that. Just go over it a bunch with a good vacuum.

Hey mate well done. I’ve done a lot of grinding myself in a remodel 80m2 on my hands and knees. Tip: if you don’t want your vacuums to die, use a bucket in between the grinder and vac and add a dust collector to it. It’ll grab all the heavy material and won’t kill your vacuum.

Just as i see the title jumped right into it wondering just what it takes to clean a workshop with oils grease every refinment of crud oil, in the first place. No wonder it fought back that bad. My respect for being patient along the job 👍🏻

You need a steam genny, steam and 5000psi and about 5 gallons of Castrol Superchean, let the super clean soak overnight, then blow through it with the Steam Genny, you’re absolutely right about needing to grind the concrete before putting the epoxy down, it will never stick to old concrete

I am amazed! No one I know would clean and prep an old workshop floor in this manner. The simplest and most effective and economic method is to Blastrac the floor using a proprietry machine similar to a small self propelled floor cleaner that shot blasts and vacuums the floor of all the dust and debris. It removes all the contaminants and keys the surface for subsequent coating. For the size of shop shown I would have expected the process to have taken no more than an hour, after which only a light sweeping would be required. The whole process is water free and therefore does not require drying out for finishing coats. Where the concrete is deeply stained then hot compressed air (a propane flame forced into a jet blast with compressed air) is very effective
In my experience, chemical cleaning of workshop floors where there is likely to be embedded contaminants of oil and grease rarely is effective as they soak into the top surface of the concrete, moreso where the concrete is cracked. Painting/coating the floor after will result in poor adhesion that will over time leave the same state of floor you initially walked into.

Guys if you're going to clean a large floor area.. just invest in the floor attachment. It makes it way easier and way less messy. Plus you save a TON of time.
