Why don't you share the red flags in the contract, so that someone else going that route can be aware of it? What didn't you like in the contract? So I may not fall into that trap.
Find a close knit community or Village to have a home base. No contracts, they'll keep an eye on your place while you're gone on a trip. Build to your specifications and don't buy someone else's headaches. Vacant lot first and build when you are ready.
Never make your bed on check-out!!!! We've been exposed to dirty sheets etc etc. I will always strip the beds totally to assist them and to make the sheets etc are changed. Blessings on finding your next home base.

If you come back to Michigan especially the UP you need to hike Pictured Rocks. My husband & I are 64 and we do an 11 mile hike every year. No wild animals and the beauty of Lake Superior & rocks are awe inspiring.
