I'm 23 and I already own 5 properties doing exactly what other real estate millionaires have done. Hardest part was purchasing that first property after that the properties really do pay for themselves. Now my real estate is paying for my electronics business and soon to be the start to my car collection. Everyone of you guys can go out and do this. Difference is you need to stop telling yourself you can't do it. If you tell yourself that then you won't. Instead say how can I afford or do that.

Except when taking out a mortgage, you need to prove how much money you're making. This isn't like your credit card where you can get your credit score up by using it and then paying it off. My credit score is over 750 but if I ever want to take out a mortgage right now, they'll probably tell me to kick rocks.

See if you can somehow defer the debt to get ahead. But try to protect your credit! Maybe establish some business credit. It’s not an overnight thing but Au would try to defer that debt.
Find someone with money or access to credit but no time or knowledge about real estate. Or you could acquire a business with the cashflow to eliminate your debt and provide access to capital, allowing you to buy property.

I think one of the biggest things that you show us Will is that you have to be disciplined! None of these things happened overnight for you, and it took you many years to be where you're at. Many years of hard work and sacrifice too! Gotta keep your eyes on the prize as they say, and work out the steps necessary to achieve that prize! Someone once told me that you always have to have a goal. When you achieve that goal, you need to set a new goal to keep you motivated to keep doing better. I see you already got that memo with the new F12 in your sights. I voted for the 458 due to the best bang for the buck. However, I can totally understand about the draw of the V12, and an F12 would be a fantastic addition to your car family!

Why does this say 48k a year. It's really 48k a year plus rental property income which adds at least 1300 a month. I think that's what he said his mortgage costs. Then he goes into business he owns paying for his other cars. This is all very different from 48k being able to pay for living expenses, savings, and cars. It's kind of like saying how i vacation in Hawaii making 3k a year. Well my wife pays all the bills so the 3k i make can easily be used to pay for a trip to Hawaii. That's how everyone else making only 3k a year can go on vacations to Hawaii too lol. Personal account. Business account. Haha. It's all yours. Just specifying out which account pays for what to make the 48k being used for cars isn't all it seems lol.

your "companies" makes 6-7 figures, you pay yourself $48,000. You buy the cars under your company entity and becomes tax deductible

1) expenses + depreciation + insurance + gas
OR
2) $0.59 per miles driven within the year or as IRS determined for the year (every year is different)
Appreciate your channel everything you say is making sense. I make $120k a year but still can’t buy a house. My wife had a very expensive spinal surgery which has messed up our finances. We’re about $200k in debt. I don’t know how I could even get into real estate at this point.
See if you can somehow defer the debt to get ahead. But try to protect your credit! Maybe establish some business credit. It’s not an overnight thing but Au would try to defer that debt.
Find someone with money or access to credit but no time or knowledge about real estate. Or you could acquire a business with the cashflow to eliminate your debt and provide access to capital, allowing you to buy property.

He pays himself from his businesses. He gets tax breaks and write offs so he may not be paying the same 30%+ in taxes like the rest of the employed population. The $48k is a yearly net, not gross. If you listen, he has 3-4 other businesses. His businesses are easily generating revenue of $300-$350k a year. This is literally rich dad, poor dad and he has reached all 4 quadrants.

This is what I’m doing, I’m 25 I make 10k a month. Bought my first home for 290k in Rhode Island this year . My house is now valued at 295k, my home is near Rhode Island college and next to schools , golf course literally next to my home, 15mins away from train to Boston and overall very strategic location. Right now I’m renovating my current home slowly and I plan to move in 5-7 years to my 2nd home and thus keeping my first home to rent out. My rental value is currently at 2400 right now 4 bedroom, 2 bath, wet bar. I plan to move into investments banking and start my own finance consultant business .
