    Good video, Richard. Yes, you can lose money on an investment even if you do the best due diligence. People get tricked or get so excited about a deal that they fall in love with it and let the important issues appearing in due diligence slip.
    Also, I've seen investors pass up on good deals that cash flow (albeit just a little) because of high interest rates. Do they know that interest expenses are tax deductible? If they are investing in a good business or real estate deal, appreciation, depreciation deductions on taxes, in addition to interest expense write offs, why would they not pursue a deal further if it makes sense? What do you think?

      Many times I get approached by people trying to do $400M and $1B deals who have not yet every themselves completed a $4M deal or $40M deal. If you have details on what you are doing please send them over at Richard@InvestorClub.com but if you haven't done a $4M deal I would start there, as most people pitching monster deals have not worked their way up and never get the big deals done in my experience after 17 years doing this.
