Mall used to be a place for people do shopping for stuff,now most of the malls are converted to for Food and Beverage Stalls and restaurant, Indonesian no longer shopping in the mall anymore and most of the mall that relying on selling clothes and gadget mostly dying,the Only malls that Indonesian visit the moat are the malls that has Movie theatre and fancy restaurant also indoor park on it
Nowadays, they need to sell experiences. Conventional items such as clothing and gadgets no longer make people excited. Wrap these in unique experiences, and people will come. Even better yet, make them look good on social media.
Aeon mall Deltamas will be A tier if only the WHOOSH train start stopping in Karawang Station and have short access towards the station, which it probably will after seeing it from the map that was really easy to build a road and bridge between Karawang Whoosh toward Aeon mall Deltamas.
Still a problem since WHOOSH ticket is too expensive if it's only for going to the mall alone. The semi-rural suburban area are the thing that make this mall untouched with public transport. Well, let see if the area will be developed into a new city since there is already a connection with highway and WHOOSH station in the future. This will be the potential of good public transport system to be built there.
yeah....As I had said before in another video,those who complained that there are so many malls in the Greater Jakarta area (90 malls+ in an area of 30 million people) should check the Greater Kuala Lumpur area (180 malls+ in an area of less than 10 million people, and I am a friend with a person (that weirdly enough recently visit Jakarta) who went to all of the KL malls)
as i remember aeon mall jakarta garden city is the only aeon mall in indonesia to use CGV as the cinema while the others aeon mall bsd city, aeon mall, deltamas, aeon mall sentul city and aeon mall tanjung barat are all use XXI as the cinema
you need to check out paradise walk serpong and the park sawangan. i reckon they are B or C+ tier, small but pretty good alternative for people in southern part of south tangerang when they "mager"
S for mall kelapa gading is BIG W. MKG is the GOAT mall tbh with the extension of la piazza/gafoy and connected directly with lrt and it is always packed every weekend yessir

The main issue with Tangerang and South Tangerang is the privatization of land, which has turned these areas into sprawling suburban wastelands, dominated by poorly constructed roads and highways built by developers. This has shifted public transportation from a basic necessity into a burdensome liability, a perception repeatedly proven to be false. However, since developers prioritize direct profit, they fail to invest in public transportation. The only hope is that their control over the land loosens, allowing the government easier access to develop more public transportation hubs to serve the residents. It's unfortunate, especially when you compare it to Bogor and Depok, where less developer-owned land has resulted in more organic urban growth that better accommodates the needs of their citizens.
and for point no.2 MKG will benefit more once the LRT connect to dukuh atas (and the loop line, rawamangun - halim and pik avenue - kota for future expansion)
@@yahyamustofa2792 actually it's about 70% in progress. the elevated railway has been connected thru Velodrome Park. it's a really really beautiful curve, but kinda make such a big traffic nowadays since 2 lanes has been occupied for the construction. but, oh well~
you gotta put Metropolis up to S tier. Jokes aside, to me its the worse mall ive ever been to in my entire life, based from maybe 6-7 years ago tho. It was dirty and reek the smell of cockroach everywhere, its more crowded than Balekota but not by much. But i heard Metropolis is improving by much from my friend (well the headstart are so low so idk by how much).

Because it's the only mall that fulfills all 3 criteria for S tier
1. Very Large
2. Direct Rail Access
3. Has Outdoor Area

A lot of luxury malls in Jakarta are empty and yet they are still running normally. I can't figure out how they can sustain the business model.
