@@simar.w unfortunately yes unless they sign an agreement with you stating you are forgiving one months rent for the compensation of the N12 funds owed. It’s a separate application so you would need to do an N4 for the funds owed
Hi danial if I serve tenants with n12 and they leave the apt I ask tenants to singe an11 I will give you the one month rent they refused to I have a money order made out on the day they leave they didn't come for it they text me and ask for it I told them the offer still stands what should I do now
Hey! So unfortunately you can't use the N12 one months rent compensation to get them to sign the N11. The tenant is entitled to the one months rent compensation on the N12 that was served. An N11 is a different agreement.

what if the tenant is behind on rent already. do i still have to give them 1 months rent?
