      Basements are not a common thing in Thailand. Maybe because of the floodings and pest. Crawlspace would have been good for the temperature inside, but is much much more expensive.

    Estimated the cost this house around 50-70k usd.,the location 700 km., from Bangkok no problem for earthquake. Construction like this is normal in Thailand. But real estate they had completed home, knock now. This wall is new material widespread using it's good for heat resistance.

      ​@@Rossithailand That's complete nonsense there are about a dozen different titles to land. Sor Por Gor is land given to farmers but land changes hands in the likes of cities and nearby for $millions in Thailand

    Congratulations Siegfried. You built a lovely house in only 90 days. I like the design of your house especially the big verandah in front. I have been reading some of the comments and replies here and while some persons said a few negative things I will only say that your architect has to adhere to the Thailand building code which is their minimum legal building standard. Looking at your house I assume you have a 4m ceilings which gives a beautiful space and the columns are about 30cm thick using 12mm rebar as the structural steel which is more than adequate for your house especially since you used steel beams and lightweight roofing materials. The main thing I question is why didn't the contractor put a footing in the foundation at the base of each column to spread the loading over a larger surface area which would help with the eventual geophysical settling over time. I saw where the contractor tied all the columns together with 12mm rebar which is the proper thing to do. Although you allowed the land to settle and self compact over 3-4 years remember that in digging the foundation channel the soil was disturbed somewhat so a footing at each column would address that situation somewhat better. Love the house regardless though. When will we see the landscaping video and the final everything?

      Thanks for your feedback. There is a 1.2x1.2m footing for each column. You can see it in the video. There are still no cracks in the walls or columns. This year I was not in Thailand because of Corona, but I hope we can go 2021. The house is a preparation for my retirement. My Thai family is currently taking care of it.

    Not a Vibrator in sight? Why are they no spacers for the rebar, that is why the contractor pulls it up every so often. How do you protect the house from lightning strikes!

      there is a wacker plater being used in this video but personally, I would have insisted that the infill was put in and wacker plated every six inches in depth. As for the mesh being laid flat on the floor and the concreted over that was a complete waste of money. The Scotsman is right. concreting without spacers to raise the rebar/mesh off the floor is penny wise and pound foolish. TITS

    That’s certainly a different approach to building than what I’m used to seeing in America.. I see crews specializing in specific trades, each coming and doing their thing.. lots of power tools too.. building inspectors checking off each project.. also. No basements in Thailand?

      Yes, that slab work is definitely bad, best to spend more on professionals. Makes me question the other concrete work.

      Mark Craig There will be a follow up. We go to Thailand in 2 month. The yard will take a while, but we want to start with it this year. Our plan is to have this huge outside area and a beautiful garden around it. Suggestions are welcome.

    Great video and a very nice house you have built. Very inspirational.
    I love your design with the large outdoor area. Very similar to what we build here in tropical Queensland, Australia.
    I have land in Chaiyaphum and I have been researching design and building methods in Thailand for the last six weeks and your house by far has caught my eye. and seem very suitable to my land size.
    I know you may be apprehensive, but would you share your floor plan with me ? I have downloaded Google sketchup, but it's driving me crazy because I'm using a Macbook pro and I just can't get it right.

    Eins der besseren Videos für den Hausbau in Thailand.... Dokumentation ist gelungen und vieles nachvollziehbar. Wir hoffen das der Bauleiter eine gute Firma führt und die restliche Handwerker eine gute Arbeit geleistet haben. Da wurde "geklotzt", damit eine lange Zeit das Haus bestehen kann. Fundament ist stabile klassische Bauweise. Q Beton ist ein MUSS, 10 cm Dicke reichen für ein Haus in Ständerbauweise. Dach Fläche im Hausbereich wurde isoliert, spart etwas die Energiekosten für Kühlung. Hohe Decken und andere Tricks helfen da mit die Wärme zu mindern. Die Chromgeländer gefallen uns, genauso wie notwendige Fenster Gitter. Nicht vergessen für das soziale Leben der Thais/Ehefrau/Verwandte ist es von Vorteil, vor dem Wohnbereich eine "Halle" und eine Aussenküche großzügig zu bauen .
    Im Okt 2022 bauen wir ein Haus mit 1. Etage nahe Muaklek / Korat auf meine Ehefrau ihre Grundstücke. Für das Haus sind 2.8 Rai und für die Farm 12 Rai vorgesehen.

You mentioned below the compacting was done naturally over a few years , so were the posts done then it sat to take care of compaction and the house done later on top? Looking faward to the landscaping ,please tell me you will be doing some good eats in the garden as well!

      About 30 USD for 1 square foot. (10000 baht/m2)
      It's common in Thailand to prepare the site by making a 3-4 foot height elevation. This prevents floodings during raining season. In our case they bring about 100 truck loads of earth (They took it from the nearby rice paddies). This earth is loose and when you start building right away your house will 'sink' which causes cracks and might in worst cases lead to structural damage as well.
      I was advised to prepare the site first and then wait 2 years before starting constructions.
      Yesterday we plant a tree. We dig a whole about 2 feet deep. The soil was rock-hard!
      We started gardening 2 weeks ago. We plant a lot flowers, shrubberies and a few smaller trees. My (thai) family made a vegetable garden in the back. We do not have a lawn yet, so it looks unfinished, but I will post an update anyway, once I am back again in Austria.

    What an adventure ! Was wondering how you cut the original cost estimate by 30%...what measures did you take to cut the cost. Since the patio is large and open, does the wind blow in rain Water into the railings and the flooring outside.... Wishing you much success!

      The architect gave us a list of things needed to build the house. Steel, congrete, tiles, cables... Every piece had a standard price. We did not buy less, but we were pretty well informed about the current promotions of the local house equipment vendors. We bought the good stuff where it was currently cheap. I think we saved 200k Baht just because of the tiles.

      Bernard Hengst Started with the garden already. We put flowers around the big outside area. They are still very small, but in a few years this will be an awesome view. Pool is not planned yet. Maybe in a few years.

      Nah, I am proud of my idea,so I would like to keep it 'original'. But when I managed to inspire you, than you are welcome. Making your own plan is easier as you think. Just give it a try. I bought a book with house-ideas in thailand. Just to get an idea how to start. Eventually you should show it to an architect to give it the final touch. When you want to make your home in Sisaket, I can imagine, that my builder will also make your home. PM me for his contact data.

      Yes. 4x4 +-0.5m. Walls can be anywhere because they do not carry the roof. The concrete columns do.

      Yes. I focused on structure: Walls, doors and windows. I knew where to place TV, shower, bar and ac. The architect did the rest: sanitary, electricity, roof, statics.

    In portland oregon it is $40,000 for impact fees to build a house. Land cost is 30% and labor and materials are usually 50/50. Did not see plumbing and electrical.

    Hello Siegfried. My Thai wife and Own an 11 Rai farm just outside the city of Udon Thani. We will be looking to build something similar to your build at some point. Do you think that the price of say 10,000 baht per square meter is still a reasonable target price if you are sensible with the money etc. and the specification. ? Many thanks. Nick & Yisa.

      Our house was 7200 baht/m2. We have a huge outdoor area which is of course cheaper and we picked a lot stuff which was discounted, but I think 10000 in Idon Thani is absolutely realistic.

First things first, when we finally get back to Udon after all this Covid madness, we will look to raise a section of the land up around a meter by digging another lake. Will then have to let the land fully settle for at least a year I think. That should allow enough time to get all the plans sorted etc. I'm also pretty handy with Google Sketch-up so I'll follow your lead and use that to thrash out the initial plans. Already owning the land makes a big difference to the overall price and my wife has Chanote, so owns the land outright. Best, Nick & Yisa.

    You'll need windows on two walls of each room to survive the heat. Without an inlet and outlet for circulation, I can only wish u luck. The rooms are going to be hot. And u should ventilate your attic space to prevent accumulation of heat from the roof.

      Cheap painted concrete shingles. They are pretty thin. I am sure they will break when you walk on them. There is a foil between preventing water to drip directly on the ceiling just in case.

    The walls on your house appear to be built with q-con and I hope there are q-con horizontal beams approximately half way up the walls and the q-con in the perimeter walls are not the 7.5 or 10cm thick brick but closer to 20cm. Also they should be using a special mud and not mixed concrete between the q-con blocks as mortar and the rendering is also a specific type mix and not standard cement, sand and water or there will be massive cracks on the wall.

    IT'S A GREAT LOOKING HOUSE. JUST THINK YOU NEVER HAVE TO PAID REAL ESTATE TAXES ON THE HOUSE OR THE LAND. FREE LIVING, ONLY HAVE TO PAY LIGHT. I PUMP MY WATER FROM A WELL. CLEAN MY TOILET OUT COST 300 BAHT EVERY 2-3 MONTHS.

      A lot people asked me this already, but I always said no. Sorry. Planing the house was an important and funny part of this project. I think everybody should experience this as well. You cannot make it wrong. Eventually your architect will fix all the smaller issues which might become a problem.

      Robert Jackson In Thailand rual area you should not use wood for the structure because of ants and termites.

      Robert Jackson You can of course use wood as well. Many old houses are built that way, but they need a lot of care.

      Yes. We prepared the area first. They say you should let the soil sink for one year, but we gave it 3 years. Ground was rockhard after. Without this preparation you might get problems during raining season.

      alles klar vielen dank - klingt schon nach einem Fairen preis wenn man bedenkt dass es in DACH 3-4x soviel kosten würde. Die frage ist nur ob es in Samut Sarkhon - nähe BKK auch so günstig ist

      OsiTech O They are made of steel and they do not so nice, so we decided to keep them above the ceeling.

    Is everything still OK after 4 years or have defects been shown? I am currently in the middle of building and hope to move in in 4 months.

      Everything fine. I just had to replace a few broken lights. The roof is tight- No problems with electricity. Water works well.

      I HAVE BUILT 4 HOUSES IN BURIRAM THE THE LAST 15 YEARS. 3 HOUSES FOR AROUND 1 MILLION BAHT EACH AND 1 FOR 250,000 BAHT. I HAVE NEVER USE AN ARCHITECT AND ONE OF THE HOUSES WAS 2 STORY. THERE ARE MANY BOOKS ON THAI HOUSE IN THE BOOK STORE. THEY SHOW THE PLACEMENT OF THE POLES AND THE ROOF SUPPORT. ONCE THE FOUNDATION AND THE ROOF IS UP EVERYTHING ELSE IS WHAT YOU WANT. I WAS MY OWN CONTRACTOR. I WENT OUT TO EVERY KIND OF CONSTRUCTION MATERIAL SUPPLY STORE AND BOUGHT EVERY THING MY SELF AT THE REAL COST. ALL THE TOOLS TOO. THESE WORKERS ONLY BRING THEM SELF TO WORK. THEY DON'T OWN THEIR OWN TOOLS. I HAD TO BUY ALL THE STUFF, DRILLS, HAMMERS, SAWS ETC. I USED SMALL BRICKS I CROP-CHOP AND THEN CEMENTED MAKE BELIEVE WOOD ON TOP OF THAT. THIS MAKES IT SOLID. I RAN ALL THE WIRE AND PIPES OUTSIDE THE WALLS I USE A DROP CEILING TO LAY THE WIRES. MY WIFE HIRE ALL THE WORKERS. IF A WORKER DID WORK UP TO HER EXPECTATION OR DRANK TOO MUCH SHE FIRED THEM QUICK. NO UNION WORKERS HERE. IT WAS 200 BAHT A DAY FOR LABORERS AND 300 BAHT FOR THE CRAFTMAN. BUT I NEVER KNOW EXACTLY THE COST WILL BE WHEN I START BECAUSE HOW YOU KNOW HOW MUCH CEMENT, IRON, BRICKS, FLOOR TILES AND WALL TILES YOU NEED. IT DID MATTER TO ME BECAUSE I WENT AND BOUGHT EVERY THING I WASN'T GOING TO ROB MYSELF. YOU RUN OUT OF MONEY YOU STOP AND WAIT UNTIL MONEY COME AGAIN. AT THE END, AFTER ALL THE HEADACHES, IT WAS FUN. AND I AM SAYING TO MYSELF, I DID SOMETHING OUT OF MY LIFE THAN JUST SIT AT A DESK WORKING FOR 30 YEARS I BUILT MY OWN HOME.

      I just paid 19,000 bht for drawing, calculations and government approval. Saying that I designed the building and structure and the architect copied it.

      Ungefähr ein Fünftel von dem was du bei uns zahlen würdest. Wieviel genau, will ich lieber nicht sagen. Wenn du vor hast selbst was zu bauen, brauchst du die Hilfe von einem Thai-Architekten. Der kann dir auch sagen was das dann in etwa kosten würde.

      A house like this is 10000 THB per meter2. Roughly 32 USD per foot2.

      There are 24 concrete column on a solid foundation 1.5m in the ground. A very popular reason to get cracks is because they do the site preparation and start immediately with the building of the house without giving the earth a chance to settle. We did the site preparation 4 years upfront, so the ground was very hard. Sure, cracks might happen anyways, but I have a good feeling on that.

      Yves Merveille gas aerated concrete. It's light, very strong and isolates better than regular stones.

    bei mir worden die Eisenkörbe v0rher eingeschalt und dannmit beton eingefüllt bis zur Bodenplatte es muss doch eine Verbindung zum Fundament geben

      04:35 sieht man einen solchen Korb (24 sinds insgesamt). Man sieht auch die Eisen für die Betonsäulen, die das ganze Haus tragen. Die Träger der Bodenplatten sind ebenfalls mit diesen Säulen verbunden.

    This house was in my standards, not really well done, BUT it is soooo beautiful in the end result.
    I am still wondering how they did the electricity ETC. They know how it is done and that is all that matters!

      Maxida is the more common word for Farangs. But is wrong with being called Farang?
