She told me that a guy is normally never really nice unless they want more. I had to explain that I was raised by my mom and taught to respect everyone and that I don't even have any desires like that due to some way my brain works. So if a girl says you have red flags, it could be that you're nice.

I think that hotel may be the one that was featured on a documentary on Netflix about a dead Canadian girl. It may also be the hotel that the American horror story hotel was based on. The documentary actually states that fact, but also features a former boss who said within like 2 days had to deal with removing a dead body from the premises.
I don't think they do, they just use them as a scare to make the other side give in to their ruthlessness. If you know the law and your rights there is no reason to fear them.
For that last one, with the information we have, the only thing I can think of is all those women go to the same love guru and one piece of advice is “tell a guy he’s full of red flags and see how her reacts”
