For a city of a million the shear number of listings in Ottawa seems quite low and could this mean Ottawa isnt too far away another heated crazy sellers market with many buyers getting into bidding wars over very few properties listed compounder by declining interest rates in our future?
One thing I have really enjoyed learning over the years of doing this is that each city seems to have a sort of "normal" when it comes to inventory. Montreal seems to always have a fairly sizeable number of listings and Ottawa kind of occupies the other end with a much smaller "normal". I do agree that if we do see a bump in sales activity without a similar bump in new listings it wouldn't take that much to push Ottawa into a more competitive market again.
@@BaldPrairieRealEstate yeah it baffles me how inventory in Ottawa would be low when we have many residents coming and going into the nation's capital all the time. The military alone makes up alot of those numbers not to mention immigration into the city. Do most new residents rent instead of buy a home? Do most established residents stay here for the long haul and rarely sell?

@@BaldPrairieRealEstate yeah and not many renter's moving within the city or risk a spike in their rent since rents have gone way up. renters in this city are being held hostage in their apartments because of this or some give up and move to the other side of the river in Gatineau Quebec m

Those are all markets I would like to be able to cover in the future.

@@helenachase5627 Saskatoon has been 10-15% more expensive than Regina for over a decade now. But recently that's closer to 20%.
