Melkia is the old Islamic land registry. It means that a title deed would need to be applied for before purchasing. You would purchase a Melkia property in two stages. Once you have had your offer accepted you would mandate a notary to oversee the process and make a 10% deposit to reserve the property. Then the sellers would present their file (plans, proof of ownership, identities etc) to the Land Registry. Once the file is accepted a Requisition number is issued - this is the future title deed number. At this point the property is safe to buy and you can complete the purchase. The process can take from 4 to 10 weeks. The issuing of the final title deed takes much longer - up to a year. However, once you have purchased the Requisition property you are free to start your renovation.

You can actually live with relatively little here in Marrakech. Food, fresh from the markets, is not expensive. Utilities are affordable too. Of course, if you want to eat and drink in good restaurants, you can spend a lot of money!
