That $325 tuff shed, I got the same one but it's 24×24 and been living in it for almost 4yrs and still love it. I found mine at Lowe's for like $11,2 but it was a fantastic investment. It took me about a month and a half to wire, plumbing and drainage as fam and friends helped. I have it here on my parents property (2.3acres). After completing interiors and brought in my future, I kinda influenced my brother of getting a tiny house. Most my appliances, cabs, bath, lighting and all fixtures got at Habitat. I had to raise it due to plumbing access. Since my parents don't own a RV, they let me have that hook up access to water, gas, power and drainage, so we planted the house right there. I used non flammable spay foam insulation and sheetrock. I had more than enough room after laying down my queen bed upstairs, it allowed me to make a custom closet. It was a fun project but the money and effort I put into it was fully worth it, even my girlfriend loves it. All together between the shed and all materials, about $13k.
Did they deliver it to your property fully built or did you have to assemble it? Do they charge for delivery? I'm thinking of getting a 2 story but I want to dig a basement first so I'm taking my time to look at my options. What model did you get if you don't mind me asking. Thanks for your input
@@billrusk4944 The 2 story tuff shed from homedepot is delivered to your site as part of the cost, but double check you're local store there may be mileage restrictions. Also, I recommend getting a local home inspector/code person to take a look at it on the lot and give you the code requirements for your area, before you buy.
My 8 X 12 Tuff shed is 10 years old and NO issues. Office,Tunes and Internet.Propane heat,underground wiring,all LED lights and a small A/C unit. Perfect for me. Solar power,too.

I put my panel array in the sunny part of my back yard and ran 8 Gauge wires to my shed.5 panels up on a structure. 5 deep cycle batteries and a good MPPT charge controller. EP EVER works for me. The Crockers - You need at least 2 100 Watt panels, two connected batteries to collect the sun energy, and an inverter to convert that energy into something you can plug your 110v electrical apparatuses into, like your fridge, your tv, your computer. You will need stronger for a 220v, like your clothes dryer. You can get it all at Amazon. The inverter would have to be at least a 500w inverter, to be able to handle basic items like a TV. I’m not an expert insolar, just a regular person looking in to survival skills and tiny houses off grid. There must be a video on TH-cam on how to set up a solar array for your tiny house.
I bought Derksen 12 by 16 inside with a 12 by 4 foot front porch. I love my little house. It has 2 8 foot lofts front and back. I opted for windows in my lofts. Plus a back door with a window. Then windows both sides and one by the front door. My lofts sit on 2 by 6 I believe. I didn't know they would house wrap I would have done that. But still I am glad I made a good choice in builder. I'll own it in 5 years my payments are well under 240.00 they financed it for me. So I'm a happy camper.

Dear Mr Crocker, thank you so much for the video as I learned a lot from you today. I did not care if every little piece of the components in building these sheds was correctly named. I am not a contractor either. I really appreciated so many of the things you pointed out that I would not have thought to look at, I.e. the 2x4s that were hanging over way too far and only secured by a flimsy nail. You did an excellent presentation of many facts that surely will remember the next time I am looking. Never once did you present yourself as an “expert” but just as a nice man willing to share his opinion and observations of these different manufacturers building styles and their construction. I sale and build insulated buildings here in in TN/KY/ Size from an 8x8 up to 20x24 these buildings really easy to heat and cool, Makes a great cabin/tiny house!
I am so freaking glad I found your channel. Shed to house is absolutely the way I want to go. Especially if they have financing. Perfect halfway point of being affordable, customizable (doing a certain amount of work on my own) and structurally strong and safe.
The trusses you mentioned are called scizzor trusses very strong and create head space.... Tuff shed also offers 8-10 year standard warranty on their sheds. Galvanized steel beams for floors . Metal framing in doors, 16 on center framing studs.... most expensive for a reason, they will last years . I was a production manager for 13 + years in San Antonio TX
Yeah plus i want to male my shed tiny home super high quality on the inside so it makes me nervpus seeing skinny runners as the bottom frame. A mrtal frame seems way better esspecially if you ever want to relocate the building once the insode is finished and it weighs more. The stronfer the bottom frame is the better
I actually recently built my own with my friend. And we live in it. It is a barn style 10x20. It works really well for what we want. And it still has 2 nice size lofts. It's not really about the size of the building, it's how you lay it out
I wouldn't use Home Depot Shed for anything but a shed. I have one in my back yard built by tough shed company but its not cracked up to be. the first complaint the materials in the shed, the corners are not made for a wall covering inside. the doors don't keep rodents out, and they placed the shed directly on the ground. also used a post hole digger to place the anchors in the ground instead of screwing them into the ground. its not house material.
Bought my 12×40 shed I converted to a tiny home, from Derksen, had it paid off in 3 yrs. All said and done, paid 15,000+. Great workmanship and quality. Was very satisfied from delivery and setup til now.
If you cut a larger hole for a larger window in the loft, you could install a whole house fan. It will suck all the hot air OUT. It works on about 400 sf. When it's cold, just shut the window. Get 1 on either side, and 90% of the time, you don't even NEED A/C.
We bought a 2-story, 12x36 barn style Tuff Shed 10 yrs ago. That was before they even had models built out or pictures to view. We used the outside wrap along with insulation and Sheetrock. We used btm-top windows up stairs and downstairs so we could use AC/heat pump units upstairs and down. I believe we put 1” plywood on the upstairs floor (we have 4 sets of stacked bunk beds). We put up a wall with a pocket door and made the area under the stairs a full shower with a commode and small cabinet sink. It was a good family project and we’ve had many good times there. One 4th of July we had 15 friends come to spend the weekend. The only thing that was a real headache was making the existing barn stairs look somewhat custom. It also helped that my hubs is an engineer and knew where and when to request upgrades. You did a great comparative video.
Sounds nice. Does the upper level have full ceiling height, or short loft like tiny homes on wheels have? Tough Sheds has cabin shells now, but are pretty expensive, so is lumber now days.
Astro Mann we spent approx $9K for the shell with windows, doors and floors and paint on outside. and approx another $5K in necessary tools and materials and electrical wiring. We did most of the build out ourselves. The real expensive was having electricity ran to pole/house, septic tank and bathroom buildout. We also have a 1500 gal water cistern. Our cabin is on 20 acres in the Texas Hill Country where it’s very dry and rocky. Electric was almost $10K...power company went thru 3 drilling bits just to put up a pole. Our original plans were to build a home and use the cabin as a pool house/guest house.
Thank you! There are many people who aren’t carpenters to build and cannot buy a house. If you have a piece of land this would be perfect, better than paying rent. It could be a work in progress. I have been looking at these for awhile. Again thank you for your thoughts.
I would be cautious of any structure put together with 2x4 construction, especially if you live in an area where there are high winds or heavy snow loads. Floor joist and roof rafters should be 2x8 and side walls 2x6 respectively . If you want something well built and inexpensive the Amish and Mennonite builders are very reasonable; many of them own their own lumber mills. I got my shell for a 30 ft x30 ft for $20,000 set up and delivery included. It was dried in and I had to finish it out. For those who are new to the terminology dried in means roof, sidewalls, sub floors, stairway, doors, windows and foundation (I used pylons 5 rows of 5 6ft apart).

I built an office/spare room in my backyard with the help of TuffShed. They sold me a 12X20 shell with a steel frame floor, upgraded door & windows for $3,500. The build process was great. They sent 2 guys over in a truck and just 3 hours later the shed was built. Blew my mind how efficient those guys were. From there I took over with my father and my son. We ran electric, floored it, insulated, drywalled, put in a bunch of outlets and overhead lighting, nice paint inside and out. We also put up a dividing wall with a door, turning the building into 2 rooms of 10X12. One of the rooms is just a spare room at this point. My son lived there for a couple of years before he moved out. It's very comfortable. We installed heating and AC as well. To finish off the building only cost us another $1,500 because we did all the labor ourselves. I've been using the office half of the building year-round for a long time now (I work from home). It's great. I love the peace and solitude I get out here, away from the chaos that goes on inside the house (5 dogs and a cat). In all, it basically cost $5K to add two good sized and very functional rooms to my house. I'm very happy with it. Highly recommended.
I was watching a "things I wish I knew" video about converting a cabin into a house... and the guy was saying that he wishes that his cabin had bigger overhanging eaves.... because he says that the rain runoff is on the side of his house every time...

Built up the subs on his channel. Got no thanks for that either. He's most definitely a piece of work! All he could say was we, we, we, but no mention of who the other half of the we was! Another inexpensive option would be to go with a steel building such as from vikingsteelstructures then just pour a concrete pad they deliver and build it for you for that price. I am considering it for a barndominium style build. I like the steel siding and roof because of its longevity and high wind speed resists.
I bought a cotton state barn 12 by 32 in Oct 2017. Cathedral ceiling with ceiling fan. Finished it out for a nice 384 sq ft. tiny house that I live in now. Total $11, 792. finished price. Full garden style tub and bath. Full kitchen. Cabinets, fridge, sink, stove. AC and heat. ETC. I LOVE IT, and it is paid for:)
@@Aaron-cy6pu No, I do live inside the city limits, right on the border of it. The only people that said anything was the appraiser who said they have nothing to compare it to for any refi's. But I am bill free and do not want a lone anyway.

@@Aaron-cy6pu My county does not require building permits. yes I went to the court house and local city hall to find out. There is a law here in Alabama that required me to have 1 government service, or loose my land. I chose the $35 water bill, I have septic tank on property. I have a 5,900 watt a day solar system and that supplies all the power I need. I got it threw collecting harbor freight 25 watt panels and walmart 12 volt deep cell marine batteries. In 1 year I have lost power only 3 different nights. That is about average for the local power company to. The solar system ran me $1700 in parts, bought on sell of course. and I have not had a power bill since I have been on my property.
We were thinking about purchasing a two story shed for a guest house on our property...but we decided to build a tiny cabin instead. Don't know how it will turn out...it's one of those--Learn as you go sorta thing. I did enjoy seeing your video because it honestly puts me at ease with our decision. Well, my having built with crews over over 300 homes and 10 commercial buildings I can put your mind at ease and those dresses are exactly what are needed for what we call a cathedral ceiling if you want to put in drywall it's perfect and those plates are exactly where they should be. It's very well built. Also, I can share with you the fact it all of those framed roofs are done improperly as the stud it sits on the top of the wall. Those roof trusses are tapered at an angle to sit flush on the top plate and there should be brackets there's to secure it to the top plate and the truss itself.
I have bought two Derksen buildings for storage and I have been extremely happy with them. No problems at all. I am considering buying a third to convert to a tiny house and a carport. I am 71 and I don't want or need a lot of space anymore. Lol
The long end of the cut on those rafters is sitting flush on the outside edge of the 2x4 exterior walls. Nothing sketchy about that. If you want added security you should nail hurricane clips at every rafter.

You've shown a keen eye for a great working design & have executed it into a magnificent home. There is another channel in Texas, "Better Together Life" where a couple with 4 young kids bought a Derksen shed & just moved in about a month ago. Hello, Ken Stickles I love to watch "Better Together Life" also, between them and "The Crocker Homestead" I feel really confident that this can be done. It's just the matter of finding the best location for what you want I guess. I've been looking and thinking about the Derksen and the Tuff Sheds from Home Depot I think that they're both really good choices depending on what you're looking for and price. And you're absolutely right there are a ton of ways to make a great home or homestead possible. I really appreciate these guys and their families for sharing this experience and life with us.
Given the weather I'm seeing and hearing it's in Texas, that interior plastic is a *bad* idea. You don't do interior plastic on over the insulation in a humid place. It tends to trap moisture and cause rotting, which is especially a problem with all that OSB being used instead of plywood. My only assumption with those overhanging roof supports is that they're banking on someone putting some really thick wood on the wall and that will somehow help support it... Also, if it's 24in studs, then that's 4ft for the roof supports on that metal one. That's hella scary. 1 regular tree would probably demolish that thing.
for vapor barriers in walls in Texas vapor barrier isn't used so much, when it is used it should be placed on the warmer side of the wall, meaning here in the south where we cool with AC most of the year the vapor barrier should be placed on the exterior of the studs. In the north it is applied like you saw in that repo'ed shed where they have it on the interior of the studs. So you were right that application is incorrect
I'd keep those windows as storms and install double panes inside. Rafter for loft, add more rafters to 8 on center . The metal one, is NOT SNOW RATED. WITH 3 FOOT ON CENTER RAFTERS
Both Home Depot and Lowe's sheds kits are junk. They use 2x3 instead of 2x4. And instead of a full 8' board, they use a 2' section and a 6' section? Anyway $3500 for a 10x16 is overpriced. I've been building sheds for over 17 years and for $3500 I could build a 16x24. Anyway very informative video. 2 THUMBS UP
@Oscar Zamora I know I found that out way back in 89/90 when I was living in Port St Lucie. I was given a warning by the Port St Lucie Police Dept for parking on my OWN lawn. Lol. Anyway I wanted to build a small 8x8 shed for pool supplies, but was turned down because the neighbors line of sight was non- pleasing. I was told to store my pool supplies in the garage. That's what it was for. The standard size she'd in the industry, that doesn't require a permit, is 10'x10'. Anyway thanks for the updated info regarding Florida because I plan on moving back down there.
Home Depot don't make sheds they buy them from Tuff Shed. if you look at the tags on the sheds at home depot in the video you will see the name Tuff Shed. Their large sheds are built well on the bottom they use steel for all the floor rafters. I have one in my yard it was a display model so mine was reduced. the only complaint I have was when they delivered the shed they just placed it on the ground I would rather have a footer and a foundation. For a shed its ok. as for a home I would want 2 x 6 s walls and 2 x 12 s floor rafters, the roof will work with 2 x 4 s. windows and doors should be house windows and doors. shed doors or even RV doors and windows are not the best option. local codes will be a problem in using sheds for a house. some states do allow cabins for temporary housing. and sheds can be used. Check local laws before starting your tiny home project.
$20k might seem like a lot for a tiny home to some people but that first Lowes one has better installation,door, windows and wood. I don't have credit so the payments wouldn't be less than $350 but still worth it.

I would just like the plans for the sheds and build a good sized one on a slab foundation, That way I can use the slab for in floor heating, I would modify the plans to reflect proper house building standards like 16" on center walls, etc.... but I want to build it in Tennessee where it still gets quite cold. And to add, if you are building the shed yourself, make the exterior walls taller, use a top and bottom plate on your walls and those trusses are fine, most are much stronger than stick built roofs, but cheaper.
My mom on the west coast used a company called The Shed Shop, but it was a smaller shed, not big enough for a house. And she had to pour a foundation before they came out and built it.
And in the others I'd def put in some hurricane straps around the outside the framing underneath the sheathing and brackets in the framing also as one of the need to do upgrades....just some nails in the rafters ain't gonna cut it.
Just sister up your 2X4s to support the loft floor or double the number of 2X4 supports across, it's basically same thing to double the weight/load capacity. Carefully examine your added boards for no cracks, saw cuts across and NO knot holes. The house doors and Windows in this package are usually too thin or the wrong sizes for you to actually use, but you can usually put in exactly the ones you want, just buy them separate and know that you do NOT have to exactly follow the kit plans. Many things are adjustable, like I bought the individual 2 by 6's for the walls so I could get thicker walls and a taller ceiling, instead of the provided 2X4's. Then I bought a few extra-wide but short windows and a small amount of extra siding to make a taller building that had much more light and yet the windows were too high up to be seen in, and were just a foot below the edge of the roof overhang. Great airflow, as they open along their top edge but only open 3 inches, so no rain gets in. I also extended the roof overhang on both sides to keep the weather off of soaking the foundation. Plan out your runoff water or regret it later. Have a draftsman of some type draw a blueprint out first so you can see what you need to change from the original plans you bought with the kit. Plan for it to take you twice as long to build and actually cost twice as much as the original plan, and you will come close to right. Trust me on that one. 1000 things more that you need to know are listed in many of these comments. LUCK!
Cheaper to build and many states will not allow them because not code. Check your area first to make sure they are up to code if you plan to live in. There are those up to code but please check .
I've been looking at all kinds of prefab kits lately and they are super expensive. They want 20 grand for a 25x30 2 story which would cost but 1500 maybe 2 grand to build just shell drywalled with window fixtures and cabinets add another 500 bux. Plus all the freebies you can snag from craigslist . Toilets light fixtures sinks etc. All free cutting the whole thing down in price 15-25% if items are available. And then you dont have to have cabinets right then and there give it some time and see what shows up . Taking time could be the best choice here , rushing in and trying to get everything done in one day is just gonna leave should have could have and would have spaces. Taking your time allows you to get what you really want and allowing for more opportunities .
I have found the Amish build the best. They build 16 in. On center for the walls and 24in on center ceiling. I love mine. I have it for second living space. But it would make fantastic tiny house. The tiny house I did have was not nearly as well put together.

I did the same exact thing with the Dirksen web site currently I'm still weighing options with companies and build types but really appreciate you guys sharing their experience with us and really doing a great job of relaying information and answering any questions to the best of your abilities. Really have me thinking about going in the tiny home direction its really a no-brainer and don't know why anyone wouldn't do it, its practical and just seems to be more feasible financially I'm all about saving money and using your money down to the best possible penny. This has been a dream of mine for a really long time and I plan and hope to make this dream come true in the very near future. My question and concern is location placement and foundation? of what will be allowed in certain states? like land, building, safety, sewage, septic & building code and zoning and permit requirements etc.? Electricity? On or Off Grid? Plumbing? Water? is it well water or city? I live in NJ put plan to move to PA how do I find out if this tiny homestead dwelling would be possible? But overall between watching The Crocker Homestead & Better Together Life I'm most definitely am very excited about building my own some day. Thank you for all the information that you share.

I built a MOORE ROOM in Livermore, Ca kit shed. All metal, completely engineered and available in all sizes. Accepted in CA mobile home parks where the state requirement is NO WOOD STRUCTURES within 36 inches of the neighbors unit. I built a 10x12 foot shed, no permit required for 120 square feet or less sheds. All metal framing, siding, and roofing.
19mins into your video..this is a truss building not a rafter, so 2-different construction methods, Also the foiled back sheathing is a radiant barrier impregnated into the sheathing and designed to keep the building cool in the summer and heat-in during the heating months. It is not a vapor barrier.

I watch home improvement shows. I also have helped to build a house and a cabin addition. A pro builder will tell you the same things. Our homes need it to prevent moisture from entering through the wooden walls. The house wrap on one side the plastic on the inside. If you have ever tented in cold weather condensation is an issue. We produce condensation from cooking and breathing
It depends on the climate. In areas with high humidity, putting a vapor barrier on the inside with house wrap on the outside will trap too much moisture in your walls, causing your framing to rot.
In areas with cold, dry winters you have to let moisture out or you will have problems. You can plastic sheet the walls but let the ceiling breath into the attic. I speak from experience.

@@TheCrockers thanks for the video all of the sheds would definitely need some bracing up and walls added. I live in California and some of those sheds you showed are not far from what these house's look like and they are selling them for 3-4 hundred thousand dollars some look like trailers with siding on them one sold for 3,0000 grand. Some of those tiny house they have on wheels in San Francisco that would be a half million dollars home and I'm not ecsadrating at all its ridiculous. Some people are buying boats to live on the water and anker out in the water and have a smaller boat to ride inland. It is getting over crowded in California and they are trying to figure out how to build homes and house people as low cost as they can. I heard they want to use the old BART TRAIN'S to make small shelters out of them they are weather tight but to many window's from what I seen. I used to draw blue prints and a retired welder. My brother's and nephews went into the carpenter's trade. I have some knowledge of how to build earthquake proof and codes for California witch is over built in my opinion. I know in New Mexico the codes of building are way diffrent from other states. Everyone that is going to buy or build they have to know the law's and building codes in there area I don't know if you covered that already?.
You have to watch local building codes with gabled styled buildings. If you want to use the loft as a "room" there is a minimum height required from the loft floor to the top of the roof.

you can buy with extended wall height and a full size 36/80 walk in doors. You can order insulated windows from Derksen and the 12' wide have 2x6 loft stringers.

That $325 tuff shed, I got the same one but it's 24×24 and been living in it for almost 4yrs and still love it. I found mine at Lowe's for like $11,2 but it was a fantastic investment. It took me about a month and a half to wire, plumbing and drainage as fam and friends helped. I have it here on my parents property (2.3acres). After completing interiors and brought in my future, I kinda influenced my brother of getting a tiny house. Most my appliances, cabs, bath, lighting and all fixtures got at Habitat. I had to raise it due to plumbing access. Since my parents don't own a RV, they let me have that hook up access to water, gas, power and drainage, so we planted the house right there. I used non flammable spay foam insulation and sheetrock. I had more than enough room after laying down my queen bed upstairs, it allowed me to make a custom closet. It was a fun project but the money and effort I put into it was fully worth it, even my girlfriend loves it. All together between the shed and all materials, about $13k.
Did they deliver it to your property fully built or did you have to assemble it? Do they charge for delivery? I'm thinking of getting a 2 story but I want to dig a basement first so I'm taking my time to look at my options. What model did you get if you don't mind me asking. Thanks for your input

@@billrusk4944 The 2 story tuff shed from homedepot is delivered to your site as part of the cost, but double check you're local store there may be mileage restrictions. Also, I recommend getting a local home inspector/code person to take a look at it on the lot and give you the code requirements for your area, before you buy.

I put my panel array in the sunny part of my back yard and ran 8 Gauge wires to my shed.5 panels up on a structure. 5 deep cycle batteries and a good MPPT charge controller. EP EVER works for me. I could go on,but no.

The Crockers - You need at least 2 100 Watt panels, two connected batteries to collect the sun energy, and an inverter to convert that energy into something you can plug your 110v electrical apparatuses into, like your fridge, your tv, your computer. You will need stronger for a 220v, like your clothes dryer. You can get it all at Amazon. The inverter would have to be at least a 500w inverter, to be able to handle basic items like a TV. I’m not an expert insolar, just a regular person looking in to survival skills and tiny houses off grid. There must be a video on TH-cam on how to set up a solar array for your tiny house.
I bought Derksen 12 by 16 inside with a 12 by 4 foot front porch. I love my little house. It has 2 8 foot lofts front and back. I opted for windows in my lofts. Plus a back door with a window. Then windows both sides and one by the front door. My lofts sit on 2 by 6 I believe. I didn't know they would house wrap I would have done that. But still I am glad I made a good choice in builder. I'll own it in 5 years my payments are well under 240.00 they financed it for me. So I'm a happy camper.

I am not a contractor either. I really appreciated so many of the things you pointed out that I would not have thought to look at, I.e. the 2x4s that were hanging over way too far and only secured by a flimsy nail. You did an excellent presentation of many facts that surely will remember the next time I am looking. Never once did you present yourself as an “expert” but just as a nice man willing to share his opinion and observations of these different manufacturers building styles and their construction. The trusses you mentioned are called scizzor trusses very strong and create head space.... Tuff shed also offers 8-10 year standard warranty on their sheds. Galvanized steel beams for floors . Metal framing in doors, 16 on center framing studs.... most expensive for a reason, they will last years . I was a production manager for 13 + years in San Antonio TX
Scissor trusses should also be superior to simple wooden joists.
Yeah plus i want to male my shed tiny home super high quality on the inside so it makes me nervpus seeing skinny runners as the bottom frame. A mrtal frame seems way better esspecially if you ever want to relocate the building once the insode is finished and it weighs more. The stronfer the bottom frame is the better

I actually recently built my own with my friend. And we live in it. It is a barn style 10x20. It works really well for what we want. And it still has 2 nice size lofts. It's not really about the size of the building, it's how you lay it out

I wouldn't use Home Depot Shed for anything but a shed. I have one in my back yard built by tough shed company but its not cracked up to be. the first complaint the materials in the shed, the corners are not made for a wall covering inside. the doors don't keep rodents out, and they placed the shed directly on the ground. also used a post hole digger to place the anchors in the ground instead of screwing them into the ground. its not house material.
KInda reminds me of the stories that I heard - that back in the day, you can order a complete house from Sears.
And a grill with it, that sears your steaks.
Some of those Sears houses are still standing and occupied.

It wasn't just Sears. There were several companies that offered home packages that could be ordered.
Bought my 12×40 shed I converted to a tiny home, from Derksen, had it paid off in 3 yrs. All said and done, paid 15,000+. Great workmanship and quality. Was very satisfied from delivery and setup til now.
If you cut a larger hole for a larger window in the loft, you could install a whole house fan. It will suck all the hot air OUT. It works on about 400 sf. When it's cold, just shut the window. Get 1 on either side, and 90% of the time, you don't even NEED A/C.
We cooled a 1900sf farm house with 1 fan downstairs and only opened bedrooms with live people in them! NEVER an AC! 🎉
We bought a 2-story, 12x36 barn style Tuff Shed 10 yrs ago. That was before they even had models built out or pictures to view. We used the outside wrap along with insulation and Sheetrock. We used btm-top windows up stairs and downstairs so we could use AC/heat pump units upstairs and down. I believe we put 1” plywood on the upstairs floor (we have 4 sets of stacked bunk beds). We put up a wall with a pocket door and made the area under the stairs a full shower with a commode and small cabinet sink. It was a good family project and we’ve had many good times there. One 4th of July we had 15 friends come to spend the weekend. The only thing that was a real headache was making the existing barn stairs look somewhat custom. It also helped that my hubs is an engineer and knew where and when to request upgrades. You did a great comparative video.

Sounds nice. Does the upper level have full ceiling height, or short loft like tiny homes on wheels have? Tough Sheds has cabin shells now, but are pretty expensive, so is lumber now days.

Astro Mann we spent approx $9K for the shell with windows, doors and floors and paint on outside. and approx another $5K in necessary tools and materials and electrical wiring. We did most of the build out ourselves. The real expensive was having electricity ran to pole/house, septic tank and bathroom buildout. We also have a 1500 gal water cistern. Our cabin is on 20 acres in the Texas Hill Country where it’s very dry and rocky. Electric was almost $10K...power company went thru 3 drilling bits just to put up a pole. Our original plans were to build a home and use the cabin as a pool house/guest house.

I would be cautious of any structure put together with 2x4 construction, especially if you live in an area where there are high winds or heavy snow loads. Floor joist and roof rafters should be 2x8 and side walls 2x6 respectively . If you want something well built and inexpensive the Amish and Mennonite builders are very reasonable; many of them own their own lumber mills. I got my shell for a 30 ft x30 ft for $20,000 set up and delivery included. It was dried in and I had to finish it out. For those who are new to the terminology dried in means roof, sidewalls, sub floors, stairway, doors, windows and foundation (I used pylons 5 rows of 5 6ft apart).

The roof Truss set up in the Cabins and Sheds from Home Depot/Tuff Shed are great. That’s what you would want for any type of load/snow load.

I built an office/spare room in my backyard with the help of TuffShed. They sold me a 12X20 shell with a steel frame floor, upgraded door & windows for $3,500. The build process was great. They sent 2 guys over in a truck and just 3 hours later the shed was built. Blew my mind how efficient those guys were.
From there I took over with my father and my son. We ran electric, floored it, insulated, drywalled, put in a bunch of outlets and overhead lighting, nice paint inside and out. We also put up a dividing wall with a door, turning the building into 2 rooms of 10X12. One of the rooms is just a spare room at this point. My son lived there for a couple of years before he moved out. It's very comfortable. We installed heating and AC as well. To finish off the building only cost us another $1,500 because we did all the labor ourselves.
I've been using the office half of the building year-round for a long time now (I work from home). It's great. I love the peace and solitude I get out here, away from the chaos that goes on inside the house (5 dogs and a cat). In all, it basically cost $5K to add two good sized and very functional rooms to my house. I'm very happy with it. Highly recommended.

Another inexpensive option would be to go with a steel building such as from vikingsteelstructures then just pour a concrete pad they deliver and build it for you for that price. I am considering it for a barndominium style build. I like the steel siding and roof because of its longevity and high wind speed resists.

I bought a cotton state barn 12 by 32 in Oct 2017. Cathedral ceiling with ceiling fan. Finished it out for a nice 384 sq ft. tiny house that I live in now. Total $11, 792. finished price. Full garden style tub and bath. Full kitchen. Cabinets, fridge, sink, stove. AC and heat. ETC. I LOVE IT, and it is paid for:)

@@Aaron-cy6pu My county does not require building permits. yes I went to the court house and local city hall to find out. There is a law here in Alabama that required me to have 1 government service, or loose my land. I chose the $35 water bill, I have septic tank on property. I have a 5,900 watt a day solar system and that supplies all the power I need. I got it threw collecting harbor freight 25 watt panels and walmart 12 volt deep cell marine batteries. In 1 year I have lost power only 3 different nights. That is about average for the local power company to. The solar system ran me $1700 in parts, bought on sell of course. and I have not had a power bill since I have been on my property.

Well, my having built with crews over over 300 homes and 10 commercial buildings I can put your mind at ease and those dresses are exactly what are needed for what we call a cathedral ceiling if you want to put in drywall it's perfect and those plates are exactly where they should be. It's very well built.
Also, I can share with you the fact it all of those framed roofs are done improperly as the stud it sits on the top of the wall.
Those roof trusses are tapered at an angle to sit flush on the top plate and there should be brackets there's to secure it to the top plate and the truss itself.
We got our 16x50 built that way. We got a bunch of upgrades done to it. But those on the lot... built like a SHED

The long end of the cut on those rafters is sitting flush on the outside edge of the 2x4 exterior walls. Nothing sketchy about that. If you want added security you should nail hurricane clips at every rafter.

Hello, Ken Stickles I love to watch "Better Together Life" also, between them and "The Crocker Homestead" I feel really confident that this can be done. It's just the matter of finding the best location for what you want I guess. I've been looking and thinking about the Derksen and the Tuff Sheds from Home Depot I think that they're both really good choices depending on what you're looking for and price. And you're absolutely right there are a ton of ways to make a great home or homestead possible. I really appreciate these guys and their families for sharing this experience and life with us.

Given the weather I'm seeing and hearing it's in Texas, that interior plastic is a *bad* idea. You don't do interior plastic on over the insulation in a humid place. It tends to trap moisture and cause rotting, which is especially a problem with all that OSB being used instead of plywood.
My only assumption with those overhanging roof supports is that they're banking on someone putting some really thick wood on the wall and that will somehow help support it... Also, if it's 24in studs, then that's 4ft for the roof supports on that metal one. That's hella scary. 1 regular tree would probably demolish that thing.

for vapor barriers in walls in Texas vapor barrier isn't used so much, when it is used it should be placed on the warmer side of the wall, meaning here in the south where we cool with AC most of the year the vapor barrier should be placed on the exterior of the studs. In the north it is applied like you saw in that repo'ed shed where they have it on the interior of the studs. So you were right that application is incorrect
I'd keep those windows as storms and install double panes inside.

Both Home Depot and Lowe's sheds kits are junk. They use 2x3 instead of 2x4. And instead of a full 8' board, they use a 2' section and a 6' section? Anyway $3500 for a 10x16 is overpriced. I've been building sheds for over 17 years and for $3500 I could build a 16x24. Anyway very informative video. 2 THUMBS UP
@Oscar Zamora I know I found that out way back in 89/90 when I was living in Port St Lucie. I was given a warning by the Port St Lucie Police Dept for parking on my OWN lawn. Lol. Anyway I wanted to build a small 8x8 shed for pool supplies, but was turned down because the neighbors line of sight was non- pleasing. I was told to store my pool supplies in the garage. That's what it was for. The standard size she'd in the industry, that doesn't require a permit, is 10'x10'. Anyway thanks for the updated info regarding Florida because I plan on moving back down there.

Home Depot don't make sheds they buy them from Tuff Shed. if you look at the tags on the sheds at home depot in the video you will see the name Tuff Shed. Their large sheds are built well on the bottom they use steel for all the floor rafters. I have one in my yard it was a display model so mine was reduced. the only complaint I have was when they delivered the shed they just placed it on the ground I would rather have a footer and a foundation. For a shed its ok. as for a home I would want 2 x 6 s walls and 2 x 12 s floor rafters, the roof will work with 2 x 4 s. windows and doors should be house windows and doors. shed doors or even RV doors and windows are not the best option.
local codes will be a problem in using sheds for a house. some states do allow cabins for temporary housing. and sheds can be used. Check local laws before starting your tiny home project.

$20k might seem like a lot for a tiny home to some people but that first Lowes one has better installation,door, windows and wood. I don't have credit so the payments wouldn't be less than $350 but still worth it.

I would just like the plans for the sheds and build a good sized one on a slab foundation, That way I can use the slab for in floor heating, I would modify the plans to reflect proper house building standards like 16" on center walls, etc.... but I want to build it in Tennessee where it still gets quite cold. And to add, if you are building the shed yourself, make the exterior walls taller, use a top and bottom plate on your walls and those trusses are fine, most are much stronger than stick built roofs, but cheaper.

My mom on the west coast used a company called The Shed Shop, but it was a smaller shed, not big enough for a house. And she had to pour a foundation before they came out and built it.
And in the others I'd def put in some hurricane straps around the outside the framing underneath the sheathing and brackets in the framing also as one of the need to do upgrades....just some nails in the rafters ain't gonna cut it.

Just sister up your 2X4s to support the loft floor or double the number of 2X4 supports across, it's basically same thing to double the weight/load capacity. Carefully examine your added boards for no cracks, saw cuts across and NO knot holes. The house doors and Windows in this package are usually too thin or the wrong sizes for you to actually use, but you can usually put in exactly the ones you want, just buy them separate and know that you do NOT have to exactly follow the kit plans. Many things are adjustable, like I bought the individual 2 by 6's for the walls so I could get thicker walls and a taller ceiling, instead of the provided 2X4's. Then I bought a few extra-wide but short windows and a small amount of extra siding to make a taller building that had much more light and yet the windows were too high up to be seen in, and were just a foot below the edge of the roof overhang. Great airflow, as they open along their top edge but only open 3 inches, so no rain gets in. I also extended the roof overhang on both sides to keep the weather off of soaking the foundation. Plan out your runoff water or regret it later. Have a draftsman of some type draw a blueprint out first so you can see what you need to change from the original plans you bought with the kit. Plan for it to take you twice as long to build and actually cost twice as much as the original plan, and you will come close to right. Trust me on that one. 1000 things more that you need to know are listed in many of these comments. LUCK!
Cheaper to build and many states will not allow them because not code. Check your area first to make sure they are up to code if you plan to live in. There are those up to code but please check .
I've been looking at all kinds of prefab kits lately and they are super expensive. They want 20 grand for a 25x30 2 story which would cost but 1500 maybe 2 grand to build just shell drywalled with window fixtures and cabinets add another 500 bux. Plus all the freebies you can snag from craigslist . Toilets light fixtures sinks etc. All free cutting the whole thing down in price 15-25% if items are available. And then you dont have to have cabinets right then and there give it some time and see what shows up . Taking time could be the best choice here , rushing in and trying to get everything done in one day is just gonna leave should have could have and would have spaces. Taking your time allows you to get what you really want and allowing for more opportunities .
I have found the Amish build the best. They build 16 in. On center for the walls and 24in on center ceiling. I love mine. I have it for second living space. But it would make fantastic tiny house. The tiny house I did have was not nearly as well put together.

I did the same exact thing with the Dirksen web site currently I'm still weighing options with companies and build types but really appreciate you guys sharing their experience with us and really doing a great job of relaying information and answering any questions to the best of your abilities. Really have me thinking about going in the tiny home direction its really a no-brainer and don't know why anyone wouldn't do it, its practical and just seems to be more feasible financially I'm all about saving money and using your money down to the best possible penny. This has been a dream of mine for a really long time and I plan and hope to make this dream come true in the very near future. My question and concern is location placement and foundation? of what will be allowed in certain states? like land, building, safety, sewage, septic & building code and zoning and permit requirements etc.? Electricity? On or Off Grid? Plumbing? Water? is it well water or city? I live in NJ put plan to move to PA how do I find out if this tiny homestead dwelling would be possible? But overall between watching The Crocker Homestead & Better Together Life I'm most definitely am very excited about building my own some day. Thank you for all the information that you share.

Hi there from Greenville, TX! I appreciate this video. We've been eye balling a bunch for a couple years now. I'm considering putting a grooming shop on my property, using one of these sheds (and finishing it out nicely, of course,) building our own since we have the know how or renting closer towards McKinney. I built a MOORE ROOM in Livermore, Ca kit shed. All metal, completely engineered and available in all sizes. Accepted in CA mobile home parks where the state requirement is NO WOOD STRUCTURES within 36 inches of the neighbors unit. I built a 10x12 foot shed, no permit required for 120 square feet or less sheds. All metal framing, siding, and roofing.
19mins into your video..this is a truss building not a rafter, so 2-different construction methods, Also the foiled back sheathing is a radiant barrier impregnated into the sheathing and designed to keep the building cool in the summer and heat-in during the heating months. It is not a vapor barrier.
This was so difficult to watch, and I truly hope people do not take this guys advice. When someone says "I have no clue" in their video, DO NOT take their advice.

I watch home improvement shows. I also have helped to build a house and a cabin addition. A pro builder will tell you the same things. Our homes need it to prevent moisture from entering through the wooden walls. The house wrap on one side the plastic on the inside. If you have ever tented in cold weather condensation is an issue. We produce condensation from cooking and breathing
It depends on the climate. In areas with high humidity, putting a vapor barrier on the inside with house wrap on the outside will trap too much moisture in your walls, causing your framing to rot.
In areas with cold, dry winters you have to let moisture out or you will have problems. You can plastic sheet the walls but let the ceiling breath into the attic. I speak from experience.

@@TheCrockers thanks for the video all of the sheds would definitely need some bracing up and walls added. I live in California and some of those sheds you showed are not far from what these house's look like and they are selling them for 3-4 hundred thousand dollars some look like trailers with siding on them one sold for 3,0000 grand. Some of those tiny house they have on wheels in San Francisco that would be a half million dollars home and I'm not ecsadrating at all its ridiculous. Some people are buying boats to live on the water and anker out in the water and have a smaller boat to ride inland.
It is getting over crowded in California and they are trying to figure out how to build homes and house people as low cost as they can.
I heard they want to use the old BART TRAIN'S to make small shelters out of them they are weather tight but to many window's from what I seen. I used to draw blue prints and a retired welder. My brother's and nephews went into the carpenter's trade. I have some knowledge of how to build earthquake proof and codes for California witch is over built in my opinion.
I know in New Mexico the codes of building are way diffrent from other states.
Everyone that is going to buy or build they have to know the law's and building codes in there area I don't know if you covered that already?.

You have to watch local building codes with gabled styled buildings. If you want to use the loft as a "room" there is a minimum height required from the loft floor to the top of the roof.

you can buy with extended wall height and a full size 36/80 walk in doors. You can order insulated windows from Derksen and the 12' wide have 2x6 loft stringers.
In New England its hard to beat Reeds Ferry, they're built like houses.

I like the wider doors as it would make getting a wheelchair in and out easier.
The what they call scissor truss are very strong ,and great if you want a vaulted ceiling and have room for greater installations.
