- When I was touring the community of Leverano, Adriano took me to see a house for sale in Nardò Italy. It was just outside the city and seemed to be perfect for Agritourism. Nardò from what I understand is the second largest city on the Salento Peninsula just after Lecce which isn't far off.
The area is positioned nicely between both Lecce and Porto Cesareo where you can find many beautiful beaches and ancient Architectures. When I was looking for a house for sale, I didn't expect to see a brand new home out in the rural areas of Apulia. But, I am glad I did!

€385k is a crazy ask for that house. It's a nice house and all, but not €385,000 nice
385k EUR is quite expensive for empty land, basic finishing and just 2 bedrooms ready to live.
In comparison for other villas of that area it is actually under priced based on the size of the property, The land not even in consideration...but fortunately real estate is negotiable.
Spanish and Italian are similar, I understand a lot.

WOW! This is gorgeous. Great price and value, too. It's a little above our range, but we're retired and farming would be hard. This would have been a great investment for us to create a farm business, years ago. Thank you for inspiring us.
Thanks for sharing. It has a pretty decent chunk of land, but my favorite part is how close it is to the beach. I doubt I would spend my time plowing fields if I lived there...haha

Is this recent? This is the weather in mid-November in Italy! Really Jealous! Access to the Adriano, is very compelling!
This was from August, I did three videos and it just ended up being November before I got it posted. That would be some awesome November weather, but late October wasn't bad when I went back

It has almost 2.5 hectares and I'm not remembering right now how many acres that is. There are mostly olives in the area, but also grapes watermelon and I'm sure many other fruits and vegetables grow

Absolutely beautiful! Italy requires so much money to put down for a mortgage as well as how much they want someone to have in savings. What are some options to buy for a house like this unless paying straight cash? I na e been house hunting and was a bit frustrated after hearing this info from the mortgage brokers. Do you have any insight into how this can be accomplished? Thanks Dauvo
It is so huge!! Very interesting how they always have a side area or cucina area for wine making or olive oil pressing maybe, but that is a lot of work. Really for a young family that is growing. Would be great to see it on a map also.

Wtf u need to ask the state if you want to modify YOUR OWN HOME ?
It's more about a notice of change as opposed to a request for permission in most cases. They just want to update the community map and make sure you are following safety procedure.. (And of course take your money ) haha
Could you provide an average ratio of asking to actual sales price for current market? I know we can’t travel to Italy now due to pandemic but assume the country will open back up in 2021 once the vaccine is in distribution. For this property, any idea what it would cost to convert the storage building to an airbnb property with 2 bedrooms with attached bath for each? Enjoy your video’s, very informative.
Hi Tina, I don't know construction costs down in Puglia very well, It's something we could reach out to some experts for however.
Just to be clear, you also want to know how much bargaining room there is on this sales price?
DauvO Thanks for the reply! Most local markets in the US have a general ratio of asking to actual price. Do you have a reasonable estimate of expectations of sellers regarding price spread between purchase asking price and the final sales price? If you are aware of any wiggle room in that particular property I would be interested to hear. It’s a very nice property. Thank you!

Haha. Perhaps not..Kitchens are a funny thing, In italy they are less of a permanent fixture at least in comparison to where I'm from.

@@DauvO Thanks for asking! We had two hurricanes visiting Honduras (ETA & IOTA) almost destroy all the north productive areas of the country. My family and I are ok. I live in the central part of Honduras. Just 3 days without electricity and still without water. We have water tanks for 15 days in these cases. That's my life right now 😀. For me a lot of reconstruction work.
