    My boyfriend and I would like to buy an apartment in Italy jointly. I am a Swedish citizen and he is an Italian citizen. This will be our first home in Italy. We plan to use it as a holiday home. How will the tax be affected in our case. Will he need to pay 2% VAT on his 50% ownership and I will have to pay 9%?

    Can you please do an episode on become a real estate agent in Italy? How long to study to be come an agent? How real estate agents are paid? How is that pay calculated? What are the prerequisites to be a real estate agent?

    It’s not necessary to set up a bank account for utilities, I’ve been living in Italy for 5 years and use Revolut for all. Only required when buying something like a car or something on a payment plan like a phone.

    hi. i am interested in retiring early hopefully in italy but i am not a european citizen. in order to live there more than 3 months, what is best to do first ? apply for italian citizenship or purchase property? can the citizenship process be initiated by a lawyer with a power of attorney ? grazie

    I believe there is a incentive if you purchase a home in the south and the town does not exceed a certain number of inhabitants. I can't remember the number, and I can't remember the incentive right now(sorry) :)
    I think it is less tax to be paid...for instance, instead of the 2% for a Italian citizen, it might be 0 tax, or less than 7% if a non citizen. I'm sure Marco would know the specifics.

    Thank you for the useful video. Prior to the current Covid situation, I had started looking for properties in the Rome area and will continue to do so when feasible.
    I'd like to ideally buy an apartment which I rent out/ use at certain times of the year. Would your property management services for instance be able to assist in such a scenario (i.e. manage it when I would be back in the UK)?

    Crazy italian...real estate commission should be paid by the seller not by the buyer

      In Italy the estate agent helps the buyer to choose the best property for him at the right price, not the seller.

      I was looking to buy studio flat for 16k euros and the estate agent called for 4k fees. That’s super greedy and ridiculous price . The other agent called for 1200 euros. It seems they can name any price depending on how greedy they are

    I want to avoid the real estate agent. If you’re my lawyers, can you buy the home on behalf of my trust directly from the buyer? I read that in Italy a real estate agent is required even if you have a lawyer. I hope this is incorrect. Thank you.

    In this Video You had mentioned quite a few things that You would be able to do on behalf of the person.
    If someone wants to have You look for an older home or Newer home or specific things about the home as well as for other things not related directly to the home but to the area, what about this?
    As an example.
    1. Small Town or Village, nearby Schools, nearby Hospitals, nearby Banks, nearby shopping, access to Public Utilities like Power - Water - Sewer and Good Cellphone Coverage Area.
    2. Specific home features like; New Heating System, Updated Electrical Service Panels, newer constructed home, driveway - car port - garage or street parking, or earthquake resistant built home.
    3. Single family or multi family that they can either have Family move into or as an income rental.
    4. Single or multi level home.
    5. Or even for a Rental for them to be able to rent from someone else fulltime or part time like for a few months to half a year, but for it to be kept for them when they return back from abroad.

      If someone says that they want a single family home 1 or 2 levels, 1K square foot, on 1/2 acre, 1 or 2 car garage, a 60 circuit electrical panel, nearby shopping and banks and a hospital within 20 to 30 minutes, and between $45,000 to $120,000 and in a good area but with low taxes. And there are areas of these Requested things might be somewhat negotiable or non negotiable.
      This would be something that would be able to be helped with or would something like this be too much trouble for You to help with?

      Not at all. You have to have Jure Sanguinis if you have parents from Italy. And if they were naturalized to another country before you were born its super complicated. Unless you were born there.

    How do they decide if your Italian is good enough to be considered "speaking" it? Lol.

      I personally feel that fluent Italian is needed, especially because any kinds of technical or legal documents are hard to understand even in your mother tongue. So even though I'm near-fluent, I would still get a translator and/or, as mentioned in the video, take advantages of having an English-speaking lawyer on board.

      It is possible. Just keep in mind some buildings are centuries old and may require remodeling. Remodeling requires an architect and a contractor. If you have a good real estate agent they should be able to answer those questions. Be very careful and selective wen looking for a real estate agent some are shady.
