The city is most likely targeting you, taking advantage of your public exposure, to push you with everything, right down to the last detail. The dimension of that pond seems well exagerated, a big waste of land.
If he was being targeted he could sue. Regulations always become more restrictive, not less. The government as usual talking out of both sides of its mouth, saying things like we're pro business while they make it so onerous and expensive to run a business that many people are barely keeping their heads above water.
If you don’t have anything to do go move the salt shed off the old lot and get out from under the rent for that lot. You could set it up and use it for a winter shop if need be. It would save you over $3,000 a month for at least 3 months and if you don’t get occupancy til spring that’s like $25,000 you can save yourself this winter. Must be nice to have so much money you can just throw it away for no reason.
You should drive past one of these job sites you’re losing and see who is underbidding you. 2 things it does helps you understand if they are seriously in a pinch for cash at the moment or if they just found a lower bidder and who that is and if they are the same quality as you.
I work landscaping in Michigan and can say that this summer, mine and all the other landscapers I know have had much less work. The calls just are not coming in like they did in previous years. The economy is definitely not doing good.

When I was a Financial Consultant I saw so many businesses like this even in a worse economy go under because of over-expansion and reaching beyond their means. You were sitting on a gold mine with that older generator enclosure. Actually had things worth some money in there as it’s hard to find replacements for older parts like transfer switches, breakers, etc. could of had those parts reconditioned and had a nice portable enclosure barring issues for backup generation.
$40,000 plus social blade gets the money pretty close but 20%-50% less than a youtuber I personally know.. He is making good money,and awesome for him..I know his ceo is a good easy money maker,albeit he is young..

You really need to demand non-refundable retainers on these jobs. Not only do you lose the job that cancels, but you also lose out on potential jobs that you could have had but had to turn down because you were already booked. Non-refundable retainers accomplish two things: it covers your expenses so that you make something if the customer does cancel, but it also makes the customer assume part of the risk so that they are much less likely to cancel. Without it, the customer has nothing to lose, but you have everything to lose.

Most states if not all there is a cancellation clause after so many days once you sign the contract. Anything after that it should be in his contract. 10% down is usually the cost to start the project.
Ryan just a suggestion for the concrete fence, use a 4 gallon backpack sprayer & mix a gallon of outdoor bleach with three gallons of water @ a small amount of dawn dish detergent. Shake it a little, nothing crazy & spray it all over the fence. You won’t need to scrub the fence at all & in 30 minutes it’ll look brand new! This eliminates setting up hoses & a pressure washer. Very fast & efficient! Test a section to see what I’m talking about.

This is a water retention stormwater pond or basin. When you are doing construction in an area that has alot of rain the rainfall can carry debris, chemicals, and also create channels and erosion along roadways if not managed. The pond serves to collect the water that would otherwise cause erosion on the cleared site. This is very common throughout construction and operations of a graded site.
It does take up a lot of space. It could have been done underground with stormwater chambers, but it would have been double the cost. But it is definitely necessary. I don’t like government regulations, but this should have been required years ago. you wouldn’t see all the problems we are having with flooding, just like this weekend in the Carolinas.

In todays video, one of the builder guys was asking about the doors swing direction...he said the only downfall of swinging inward would be water. Only when there is a heavy snowfall, it might take a few minutes to clear enough snow to open a door outward. Most of the time a commercial metal door can push that snow outta the way to get in...and get a shovel lol So, I decided to ask google...now I'm curious as to why most buildings have the doors swinging outward . I asked, "why do commercial building doors swing outwards"? Google says, "It's really quite simple...health & safety! If there's a fire, or some other reason to evacuate the premises quickly - the safest solution is to have the exits open outwards." I never knew that :) Lastly, I must say you are very entertaining to watch. @ 46:20 Will that meet building code? Typically any door on a commercial building has to swing out. I am a site contractor. When we prep for concrete in front of man doors, we frost protect them with free draining stone and Styrofoam insulation. Then the concrete guys pour a 4 ft.² in front of the door with expansion joint around it. I believe the doors have to swing out in every state under international fire code requirements. They definitely have to swing out here in New York State.

The solution for the size of the pond is permeable pavement. If you had a permeable pavement parking lot designed you may have been able to not have a retention pond at all. Permeable pavers or pave drain would be your best bet in the future.
Stick the generator in the shed at the house and hook it up you will always have back up power 😂 if your neighbours complain about the noise tell them they can hook up to it as well you could probably supply the whole neighbourhood 😂

Ryan, I know these videos are filmed weeks ago but the discussion around minute 46 about the door swing. I think you may be required due to being a commercial building and fire codes to have the doors swing out. In regards to the potential heaving with winter you can put down insulation on the first section away from building under the cement and that will keep it from lifitng/heaving.
Ryan- I love the shows and have been kind of hooked for past month or so. BUT- some friendly advice my late Mother gave me decades ago---and here is it!! **When you see someone that to you looks tired.....the last thing you should tell them is "Hey, you look tired today". I always carried that with me and it makes so much sense if one wants to be thoughtful, etc. And- NEVER tell a woman "you really look tired today".....as nice a guy as you appear to be- this will be a good thought as you move thru life.

Our codes where I live require all commercial doors to be out-swing in case of emergency people might panic and pile up at the door and not be able to back up to open it!!! Better check your code Ryan!!! I was a general contractor for 33 yrs.!!!

Most states if not all there is a cancellation clause after so many days once you sign the contract. Anything after that it should be in his contract. 10% down is usually the cost to start the project.

Ryan just a suggestion for the concrete fence, use a 4 gallon backpack sprayer & mix a gallon of outdoor bleach with three gallons of water @ a small amount of dawn dish detergent. Shake it a little, nothing crazy & spray it all over the fence. You won’t need to scrub the fence at all & in 30 minutes it’ll look brand new! This eliminates setting up hoses & a pressure washer. Very fast & efficient! Test a section to see what I’m talking about.

This is a water retention stormwater pond or basin. When you are doing construction in an area that has alot of rain the rainfall can carry debris, chemicals, and also create channels and erosion along roadways if not managed. The pond serves to collect the water that would otherwise cause erosion on the cleared site. This is very common throughout construction and operations of a graded site.

It does take up a lot of space. It could have been done underground with stormwater chambers, but it would have been double the cost. But it is definitely necessary. I don’t like government regulations, but this should have been required years ago. you wouldn’t see all the problems we are having with flooding, just like this weekend in the Carolinas.

In todays video, one of the builder guys was asking about the doors swing direction...he said the only downfall of swinging inward would be water. Only when there is a heavy snowfall, it might take a few minutes to clear enough snow to open a door outward. Most of the time a commercial metal door can push that snow outta the way to get in...and get a shovel lol
So, I decided to ask google...now I'm curious as to why most buildings have the doors swinging outward . I asked, "why do commercial building doors swing outwards"?
Google says, "It's really quite simple...health & safety! If there's a fire, or some other reason to evacuate the premises quickly - the safest solution is to have the exits open outwards." I never knew that :)

@ 46:20 Will that meet building code? Typically any door on a commercial building has to swing out. I am a site contractor. When we prep for concrete in front of man doors, we frost protect them with free draining stone and Styrofoam insulation. Then the concrete guys pour a 4 ft.² in front of the door with expansion joint around it. I believe the doors have to swing out in every state under international fire code requirements. They definitely have to swing out here in New York State.
Trying to get that diesel generator going would be perfect for Diesel Creek in Pennsylvania.

Building looks awesome in the background! And you should get some concrete around the building because you want to bring the plowing stuff to the new garage so it will be easier to move the snow.
The solution for the size of the pond is permeable pavement. If you had a permeable pavement parking lot designed you may have been able to not have a retention pond at all. Permeable pavers or pave drain would be your best bet in the future.
Stormwater chambers work really well. I have installed a lot of them in the larger cities in my area Albany, Saratoga, where real estate is limited.
Stick the generator in the shed at the house and hook it up you will always have back up power 😂 if your neighbours complain about the noise tell them they can hook up to it as well you could probably supply the whole neighbourhood 😂

I know these videos are filmed weeks ago but the discussion around minute 46 about the door swing. I think you may be required due to being a commercial building and fire codes to have the doors swing out.
In regards to the potential heaving with winter you can put down insulation on the first section away from building under the cement and that will keep it from lifitng/heaving.
Ryan- I love the shows and have been kind of hooked for past month or so.
BUT- some friendly advice my late Mother gave me decades ago---and here is it!!
**When you see someone that to you looks tired.....the last thing you should tell them is "Hey, you look tired today".
I always carried that with me and it makes so much sense if one wants to be thoughtful, etc. And- NEVER tell a woman "you really look tired today".....as nice a guy as you appear to be- this will be a good thought as you move thru life.

Our codes where I live require all commercial doors to be out-swing in case of emergency people might panic and pile up at the door and not be able to back up to open it!!! Better check your code Ryan!!! I was a general contractor for 33 yrs.!!!
