Nice property. Springs are a blessing to have. Although our family farm in NW Alabama is not in the mountains, it is located in a hilly area, and I am thankful that it has a few of them.
That home is beautiful. That home where I am would be at least a million. Probably 1.5. Especially with the land and water. I might move to TN someday. Always loved the state

Tennesse is the place to buy especially now . Love the metal roof they are more durable compare to shingles in fact metal roof you don’t have to replace if you have quality metal .
You could add planter boxes on those railings and plant herbs and flowers. Then some Greenstalk planters spaced around the deck for even more vegetable plants. A kitchen garden in effect, without having to go down the steps all the time.
All the watering of plants would Ruin that beautiful deck over time. You couldn't grow enough food on it to feed your family and preserve food futhermore I am sure it SNOWS there getting up and down and off that property in winter would be difficult.

You can put catch trays under the GreenStalks to catch the excess water, and you could even add a drain tube off the edge of the deck. Yes, snow on stairs and hills can be teacherous. It is not for feeble, weak or lazy people. You have to keep them clear as it snows. If you didn't grow up around snow I could understand how this house might not be for you. Then don't live in the north or in the mountains.
The home is absolutely beautiful. I would need at least 4 bedrooms so that my stepdaughter and grandbaby can move in as well. At least until we could build her a home on the property.

Rain runoff goes to the pond on one side and the other side to the ground. Definitely room to harvest the water in a rain catchment system. There is an underground room, but I don't believe it's tornado safe, but we rarely get them out here. The mountains break it up.

Yes, when there is a will there is a way. It's best to always reinforce and strengthen security on a homestead and a fence and gate is just the first line of defense.
This is an amazing property …..but the split foyer and all the stairs make it so unrealistic for a family with young children or anyone wanting to find a forever home and age into it!

I have clients who want acres of land for cattle or market gardens to someone who just wants to have a small garden to grow their own food and be close to a big city, as well as everything in between. This is why I love homesteading so much because you can make it your own based on your goals. This home will not be a good fit for everyone, but for someone who would like a retreat and it is a great buy when compared to Gatlinburg, or for someone who wants to live off grid, this place provides a great starting point.

Unfortunately, the housing market is not like what it was a few years ago with lower interest rates. But at the same time, one does not have to “overpay“ for their dream property either as there is less competition today and you have better odds in getting your dream property or a property to begin homesteading on for under asking.
Beautiful property good price. Don't like walking into stairs immediately upon opening the door actually for me the Entire property isn't practical even for a Regular gardener container gardening on a deck not practical. All the USEFUL areas are too far from the main house . The fact that 90% of the property in NOT useful but just beautiful would be a waste of money. This is a Retirement do nothing but lounge property. Sorry I can't see any real HOMESTEADING potential here. Just my opinion🤔💖

That's absolutely correct, most of the roofs out here were replaced to metal by the insurance companies because of their longevity.
