yes usually new launch vs resale, new launch will be at a 20-30% premium higher than resale. So in my opinion, even if Elta is at 15% higher than Clavon it is still a safer choice too 😀but of course this is based on a very broad perspective, it still boils down to the launch day price. You compare highest Clavon 3 bed psf with lowest elta 3 bed psf. Of course no gap 😂
If you compare average price. Elta is 15% higher at least.
