Church of Dragon Communion is literally a private island all to yourself. The building itself is a bit of a fixer-upper, but the only land route to it is a cave securely guarded by Demi-Humans, so you won't be bothered at all. AND it has a grace! Extra points if you're a member of the Dragon Communion cult.
Yes it is one of the best, personally I'd prefer that chill area at the bottom of roundtable hold tho
The roommate is not particularly nice though, but he was banished by Godfrey- I’m sure he’s great once you get to know him.

Best home is the Volcano Manor. Decent company, a private room, nice common areas, you probably get three hot meals a day in the lovely dining room… really the only big downsides are that it’s probably pretty toasty there during the hotter quarter of the year and the landlord wants to eat you, but hey, what landlord doesn’t, am I right?
And one roommates wants to kill you, the others are nice

Leyndell Roundtable Mansion?
It has kitchen, multiple fireplaces to keep the place warm, master bedroom, library and study, guest bedrooms, dining room... everything one needs.
It even has security!
just don't go into the room with the seedbed curse.
Oh yeah, the stairs are broken too.
Cleaning it though? Yeesh
Really the only issue is that it gets destroyed and buried in ash after you defeat Maliketh. I guess after you become Elden Lord you won't have to worry about housing again, but still, better not leave anything important laying around in the manor.

Redmane castle is nice, it is protected, the inhabitants are kind and there is a festival sometimes, also you get extra space if you help fight of the rot

I think the little area behind Godrick's arena is great. Big chair, TONS of space, and a hell of a view in the back yard
I'd live in that little secret room halfway up the elevator shaft near Leyndell, where you get the Official's Robe. It's small, and inconvenient to access, but it's also probably the most secure and well-furnished room I've found in the whole game. Comfortable chairs, lots of bookshelves, a desk, a fireplace, and I think even a real glass window.
Called the Official's Attire actually, but I stand by what I said about the room. It's legit

@@tobiasmaddox684 Yeah, that's it. Totally hidden from enemies, safe, clean, and comfortable, it even has an actual door and window that close. I actually wish I could live there in real life. Unfortunately I checked and there wasn't really a fireplace, just some candles, but still. I can't think of a better room.

@@jackmahoney1001 Well, I'd still need to clean up a little, of course. If you're looking for a 100% naturally corpse-free property, that's going to limit your options.

The war master shack is pretty good, but the neighborhood officer is a little violent, and might steal you bell bearings.
My favorite living space is the interior garden side room right at the start of Leyndell. It looks great, has enough space, and I bet it smells wonderful in there.

Honestly, maybe a few places in Lyndell could work? Well, until it gets nuked....
Still, even then, the place where Boc hangs out kind of works. The Queen's Bed Chambers also isn't terrible. Both of those survive the tree burning.

The Erdtree Sanctuary isn't bad and it has a nice view

Honestly the mage towers would make terrible place to live or study. Like the entrance has no door and just some magic barrier if anything; a lot of empty space on the middle. A freaking superunconfortable ladder leading to a supertiny space that can barely be called a room near a cliff with no security. And then another freaking set of stairs leading to the second actual room which also lacks door AND closeable windows. WTF? From knows how to make cool looking places that are fun to explore, but they have no idea on how to make places we can believe people actually lived (the closest is the perfumers' rooms on Leyndell)
The architects of the lands between aren't the best.
Just look at Raya Lucaria's singular lecture hall and their entrance which happens to be a graveyard.
For study places, you could try the Carian study hall. You might need to borrow a Lazuli robe to get in but aside from that its pretty good. Spacious, safe and nice ambience.
I unironically love the Rotview Balcony location. It is in Caelid and that is a big issue by itself, but it is surprisingly peaceful despite the many enemies nearby and it is on the edge of Caelid next to Limgrave, so the Rot is not as prevalent. It has multiple small buildings, a few picnic tables, a site of grace, a fire brazier, a nice long wooden balcony with a view of most of Caelid, a ghost for non-hostile company, a cemetary, a road, a minor Erdtree, and - the main reason I started going there, a lot of testing dummies for builds. A rotted corpse to test big numbers and critical attacks, a slime to test elemental damage, a horde of slow rotted corpses to test AOEs, and a monstrous crow to test long ranged attacks.
If I'm going to find a home in Land Between, it would definitely the dragon church Island in Limgrave seaside. Most safety place in the continent, and quiet too, hard to invade easy to defend. The only problem is you have to build things from scratch
my personal favourite would definitely have to be the fortified manor.
you have premium location in the capital and there's many different rooms.
on the first floor, you have a massive hall with an access points into ither different rooms like the storage room, the courtyard, and even a whole kitchen + dining room. just watch out for the occasional recusant
on the second floor, you have a personal office, a smithy and bedroom with several fireplaces, and a meeting room for activities with your friends.
and if you take the lift across the courtyard, you get a phenomenal view of the lands between
and it even comes with security. there's 2 knights stationed right outside watching the door at all times
From the second that I got there, I thought that (madness aside) the frenzy village in Liurnia would be a great place to live.

3 great player homes are
1. The upper room in the shaded castle. Feels quite cosy and safe. It has a great space, tables, a picture of either someone you like or that you hate and is well defended
2. Ranni's rise. Feels safe. Great space, well defended, can be the place where your wife resided
3. Castle redmane's inner room. Feels safe and spacious and there can be feasts and festivals, is well defended and the view can be awesome if you go on the porch facing the ocean.
I'd live in the building in the Capital with all the plants and perfumers because it probably smells the best and actually has comfortable looking furniture.
Of course, I'd have to get rid of the guy upstairs that Dung Eater killed first.

But you can get to the rooftops quickly.
I used Ranni's Rise as a base for a good long while, but after the quest was finished the place felt so empty it kinda just... stopped feeling like a home.
I usually just stick to Fia's room at the round table hold once she leaves.
I always thought the rises would be pretty great places to squat in, especially one of the larger ones. The only issue would be the lack of a bedroom and kitchen. Ever notice how people in FromSoft games apparently never sleep? I'm pretty sure the only bed I've ever seen in any of these games is Marika's.
A souls game with base/settlement would be so weird, yet so dope tbh
I kinda like the cursed undead mermaid: if you touch the bloodstain by her side you can see Rogier perform a cool magic trick. He can float in the air!

The castle ramparts are great, though some rather dangerous pigeons live just outside.
I would recommend the Volcano Manor of Mount Gelmir. Not only it is really fancy with plenty of rooms, but the landlady is pretty hot, and her daughter, while a bit weird at the beginning, it's actually pretty sweet. And the rent is actually kinda cheap... You just need to take care of some shady tasks.
The downside however... Is that is actually hot there, and there's no A.C. And... Sometimes you could hear some weird noises, like something screaming "TOGETHAAA" But trust me, you'll get acostumed to it.

I've always thought that Sorcerer's Isle would be a wonderful place to live. It's in the middle of an area of the lakes no one goes to, it has a awesome view, It's centrally located to everything you need in the region, its got a security system, and there is plenty of space for a garden. If I got stranded in the Lands Between I would just set up shop there and never leave. You could even go fishing for food if you want to! 20/10!
That little house in Jarburg behind the site of grace is top tier and you can’t change my mind. If they let you keep it as a “player home” and add nothing but the ability to use a few furniture inside it I would call Elden ring the best game of all time easily.
I always thought that the Rises were pretty comfy. Could definitely imagine living there, if it got some glass panes installed.

Diallos' place in Jarburg is a pretty nice spot. A nice big garden, sunny location and the neighbours are extremely friendly
I feel like theres 2 places that really should be looked into as homes. First the elevator to lyendell (indoors) first of all. The space is HUGE, it has an amazing campfire. Theres a grace. You literally have the keys for your home via the medallions AND free old people for reading into the future. Problem, theres just a massive gaping pit which WILL kill you BUT it has guard rails. Just keep a close eye on your children. Now you might be wondering why i didnt bring up the secret elevator in the land of the giants. Which is just objectively safer, Thats simply because of location, first of all, this catacomb is probably EXTREMELY cold. Since its on between the cold region, and the EXTREMELY cold region. And the lack of fire doesnt help, plus, theres just too many short people. *second place in replys.

Stormveil Castle is definitely a place I'd love to live in, under the rule of Lord Godrick as a loyal knight of course. Plenty of room, weapons, resources, food and work, plus adorable birds and no discrimination as all races are welcome (omen and crucible both living in the same castle). The grafting can be a bit messy, but it does seem to provide power to the Grafted and plus leftovers are either thrown down the gutter to the rats, feeds to the dogs, or given to the various amounts of jars. All in all I love this place and what it provides

My favorite is the artists shack in lurnia of the lakes by the tower
the neighbor's trumpet playing gets really annoying though. And the neighborhood a couple blocks down has a serious pot problem

My favourite us Castle Morne, you get some real nice walls, a warm fireplace and the Location is perfect
Just need to use galvanized square steel,eco friendly wood veneer and screws borrowed from kale to make some of these places better for little tarnished

I’d shack up in the study room in Raya Lucaria. Lots of books, and it’s quite cozy
A good place believe it or not is that center hub in the gaol cave. You have books and furniture and theres great masonry too

In the defence of the Warmaster's Shack, it does have a second building on the property that can be used for... something I suppose.
Jarburg is my home across the fog in the lands between.
My pick would be fort gael or mirages rise.
Reason for Gael: Guard cat, protective services nearby (redmane soldiers), close graces -points for being outside, beautiful view to heart of aenoia and limgrave seaside view, teleporter to redmane castle, free room in the courtyard, lot of space and weapons, strength talisman and local spirits hanging about.
Safe place (you live in a fort)

Bit crowded, hard to get outside (have to take teleport or ladder on the side), the cat is quite hostile so be sure to throw some turtle neck meat down ever so often, caelid might give you cancer but fire should take care of it.
Mirages rise:
Free privacy( literally cant see it up close), security bonus, cool spells, same as giordys rise for minuses - rain. Located in Altus Plateau, bit far from prawn emporium, but manageable, local wormfaces tell stories and help keep the erdtrees clean 😊, beautiful view of the bridge and mount gelmir. Also very cool there are some bird nests up there :D
- Hard to get out of, imps are bit of a problem, nearby windmill village has some crazy cannibal ladies 😰.
Other wise pretty solid spots.
Uuuhhhh rent is 2000 runes per month. Please pay on time, getting new clothes for the local orphanage (volcano manor) is kinda hard.
Calling the warmasters shack structurally unstable is a bold choice considering it stands in stormveil in the middle of a permanent gale force 9 storm

This makes me wish you could capture forts or towers and renovate them into homes
I’m not sure why you would need to do that unless you had resources that aren’t at the round table there
But it would be neat if part of your journey to become elden lord had you capturing territory and building an army of your own, or serving as a vassal to one of the other factions
Lol I thought I was the only one who cares about this pointless thing. I dunno, I like to RP for a bit at least in my headcanon. whenever I wanted to stop playing, I’d perch my character in one of those place I could call private homes. Some of these are valid, though I’d say the places where there are enemies like Fort Haight shouldnt be there.
But my own favorite personal home is one of those Rises. In particular, Testu’s Rise on Sorcerer’s Isle. It has :
1. Security System
2. A Site Of Grace
3. An entire Isle all for yourself, full of vibrant blue flowers
4. Great view from the balcony, facing right to the cliff side view of Raya Lucaria Academy
5. And most importantly, what sets this place apart from other Rises, is the well-lit rooms. For some reason the candles and chandeliers inside are lit, making it pleasantly bright even during the night.
What about boggarts house?
Fort haight feels more like a new York apartment building where you get like one room and the rest of the fort is split by the demihumans who also live there
It would be pretty fun if elden ring had one single giant legacy dungeon thats perfectly preserved and clean like that one house in fallout 4

Clenoas rise is where I go. Grace location nearby balcony, elevator and has more security than the other rise. Also three floors.

Hm... I do prefer the Weeping Peninsula for a home... I adore rainfall, after all. Though, to find a good home there? I think Ordys' Rise or the Walking Mausoleum would be best. The Rise, because plenty of storage, plenty of room, and a great view... And the Mausoleum because... Mobile home. You can go anywhere with it.
