  • Welcome to the Four Seasons Residences located at 706 Mission Street in the heart of the Yerba Buena neighborhood. We're going to walk you through this luxury property.
    Right now we're standing in the lobby of the Aronson Building one of the two towers that comprise this property. The Aronson Building is 10 stories tall and its sister contemporary property is 45 stories comprising 146 residences between the two.
    What makes this property so special is the mix of the scale of each residence plus the luxury experience of living here and the service that is known worldwide from the Four Seasons family. Since we're standing in this lobby, Yesenia tell us more about the Aronson property.
    The Aronson Building was originally constructed in 1903 and it's one of the only buildings to have survived the great 1906 earthquake.
    Today while preserving its historic facade it has been completely restored. Some of those updates include refurbished wood sashed windows throughout reworked terracotta material and more exposure of the inner substructure of the ceiling slabs.
    We're here on the 37th floor of the contemporary tower in one of the residences. You can see around me that the sheer scale of this property is so unique. The design principles behind the way each of these layouts work is centered around a grand entryway with floor-to-ceiling windows on two walls, defined dining space, a grand kitchen at the center of the home, and then these smaller rooms that serve as informal family rooms or offices off of the main living space.
    The penthouse collection at the Four Seasons is comprised of 12 unique homes with one spectacular dual-level grand penthouse. The grand penthouse is comprised of 10,000 square feet of livable space and 4,000 square feet of outdoor terraces which is a design distinction found nowhere else in San Francisco.
    The luxury penthouse units range from $15 million to $25 million with the grand penthouse priced at $49 million. Which is the most expensive condominium listing in San Francisco ever. The penthouse units are delivered as an empty shell allowing for a buyer to create a space with working with the Four Seasons team that aligns with oneself.
    All residences have access to concierge and service providers at their beck and call. I'm standing here in one of the lounge spaces of the amenities floor. There's a board room, a chef's kitchen where local and celebrity chefs have come and served to residences there's also a really cool game room where people can have parties bring their friends over.
    It's definitely replete with everything that you'd need. If you want some outdoor space there's a deck area that wraps around the side next to the bar. It looks out over the MoMA and the rest of the city.
    What also makes this living experience so unique is just the idea of living amongst a brand that is the Four Seasons.
    It's such a global network of experts individuals, people, travel. So when you're going abroad you have those resources here to help you create unmatched experiences. The Four Seasons is definitely well equipped - you would never have to leave.
    The location of the Four Seasons is truly iconic original South of Market / Yerba Buena. Walkability is a breeze here with tons and tons of low to high end restaurants and shops and you're just a stone's throw away from Union Square where you can enjoy a luxury experience with several designer
    shops. You're also adjacent to great neighborhoods in San Francisco like South Beach, where you can easily walk to the Embarcadero and enjoy a water view with great restaurants.
    We talked about the location and all of the luxuries of the Four Seasons but what does it cost to live here? Units at the Four Seasons range from 2,800 to 4,000 square feet. In other developments, it's difficult to find a unit larger than 3,000 square feet. Price per square foot on average is $3,000 a square foot but ranges from $2,250 to $3,000.
    Most of the available inventory is located on the lower floors mainly 2 plus and 3 bedroom homes pricing ranging from $4.5 million to nearly $10 million. In the Aronson Tower there are 2 bedrooms ranging from $6.5 million to $7 million. In Tower D 3 bedrooms ranging from $10.5 million to $11.4 million and 2 bedrooms ranging from $7.7 million to $8.3 million.

      But for $49 Million for the penthouse, it should come fully furnished/ staged.

    Out of the 146 units ONLY 20 have sold. I guess the crime, homelessness and human feces everywhere is starting to get on people's nerves.

      All the luxury high rises are struggling for a variety of reasons. We will have a video coming out on this in the next few weeks. Stay tuned! It can not be argued that the cleanliness of the streets are one of the reasons that this area of town is struggling.
