    Dulux Natural white for walls in a federation/older house looks great, as well as half or quarter strength Natural white for the trim or Vivid white, ceiling Vivid White.

      100% agree, those colours are perfect. It's great to see a mix of white to highlight the features. But sometimes with tiles we're not going to change out, the whites have to be a little different.

    Awesome video. No content of this quality exists for Perth real estate at the moment. Nothing better than a Federation Style house thats beautifully renovated. How much profit made overall including from the subdivision??

      Hi Donfather, most importantly welcome to the channel! The house was listed for sale about 2 weeks ago and is already under contract (pending finance). The block has been listed for sale this week. I'll upload a video going through the numbers in detail once both properties have settled.

    Great! the house looks awesome. Just have a question in regards to renovation budget that how do you finance the renovations? Had you approached any broker to gain loan?

    Hey Kent I was just wondering if you would be able to provide rough cost of each aspect you changed and how much you do yourself and how much you contract out. Looking at purchasing my first project. Can't wait for more videos like this. Amazing effort

      The internal cosmetic renovations would be $70k, and it was basic. Flooring, painting, minor bathroom and kitchen. This is considered expensive as I was using a builder to do the whole renovation. I didn't do any work myself.

    Kent, with regards to the staging of the home - did you use a company in Perth or purchase items specifically for the home? Would you be able to shed some light on the costing to that regard?

    • @KentCliffe
      @KentCliffe  3 ปีที่แล้ว

      Yes I did, for 6 weeks it was about $3.5k plus a weekly hire rate after. It sold so I didn't have to hire after.

    Great job Kent the house looks awesome. In regards to renovation budget how do you finance the renovations? With a single income is this from the savings or initially taken out as part of the loan or a personal loan?

    • @KentCliffe
      @KentCliffe  4 ปีที่แล้ว +1

      There are a few ways I have funded it, the simple answer now is savings. However, I have used an unsecured credit card facility with a longer repayment term and low intro rates or drawing from an offset facility against an existing property.

    Thanks for the helpful video Kent. It's hard to find someone who does videos on the Australian market. Just a question, did you have to obtain a building permit and engage a registered builder for non-structural reno over a certain value in your past projects?

    How long did it take to renovate? Did you sell after 12 months to reduce tax or is that how long it took? I’d like to start flipping full time but not sure if it’s possible in Australia 🤔
