What about plots in new sector of 179 sq yard DDAJ plots with 9m road. Can it have 4 floor?

Abhi itni clarity press release me nai di hai, your query is technical , we are working out on similar questions and also waiting for detailed information which is yet to be released. But technically you should be eligible.
What about a corner plot with front 9mtr and side 12mtr road ,in this case is fourth floor permissible?
@@anuwadhawan2158 The road in the front of the plot is considered for the policy. So in your case you won't be able to build 4th floor

Yes , if it is located on 10 MTR road and you will have to leave a setback of 1.8 MTR on both sides of the plot or take NOC from the neighbour. If both the neighbouring plots are s+4 then you don't need an NOC or consent from them
What about a 161 sq yards plot on a 12 meter road in DLF and licence colony? Can I build stilts+ four on such a plot?

When luxury flats are being quoted up to rupees 100 crs meaning 2lacs per sq ft (around 5000 sq ft area) carpet in Gurgaon, then similar sq ft floors on plots (which are around 4/5 lacs per yard) are still 7/8 times cheaper then the flats (as 500 sq yd floor of about 2500 carpet, available for 8 crores) meaning plots floors have a very long appreciation in future.

This is wrong information in comments, any plot which is on 10 meter and above can construct the stilt plus four, there is no condition for 180 square yards.Seems the policy is interpreted wrongly in these comments
Sir as far as our knowledge goes on the subject matter you can't build s+4 below 180 sq yd and sell or register the floors separately unless it is under DDJAY. But for your clarification, we will cross verify the fact.
If side plots are vacant, do we need to take permission in this case ?

In DDJAY where Rera is already obtained for 3 floors in the last year, however Far density is already approved as 18 per plot. Should they apply for revision or rera certificate as per revised layout plan? Also there is some complexity involved since the builder has already sold few flats with the promise of facilities such as visitor parking, however these facilities can't be provided in case 4th floor is built.
Yes the builder should definitely apply for revision. But as far as the visitor parking and other facilities due to less density topic , it's difficult to comment without seeing the full set of documents. Which project are you talking about?

They can apply for change in status as I am sure the infra has been made for S+4.

Yes You can , but 1.8 MTR setback or consent from the neighbour would be required if they have not built S+4.
This permission is given with very hard conditions so best is to sell not to buy as if govt changes after election what is the surety that they will not turndown the permission so best is to sell and exit as the property right now is on peak

@@kirandeepsingh-nj6ll In sector 47 a huda EWS plot 60 sq yard asking price 2 cr now when you are saying plot will do well further also what you are you trying to say it will reach 4 cr , either you must be an agent who is concerned only with his commission or you must be a customer who has purchased inventory on high price and got stucked .And yes if saving someone from wrong investment is spreading negativity I am spreading negativity.And regarding floors you are saying it will increase further boss In sector 46 gurgaon 250 sq yard floor price 2.5 cr ab aur kahan jaayega3.5 cr😂😂🤣

Sir kindly suggest for plots in newer sectors like 59,60,61 etc where mostly plots and no buildings yet on roads bigger than 10 mt..
In newer sectors if the whole area or township has been passed as per S+4 Floor
. You can build 4 floors without any riders and conditions

Query: if any neighbour has declined the NOC. After few years if he sell the plot. Then new owner wants to construct stilt plus 4. Then in this case it will be allowed?
In principle yes, but it's a little technical question, I will reconfirm and get back to you.
