Advice for those asking whether to take grants or not. Just take whatever grants you can while you can, you might not be able to take grants next time due to exceeding income ceiling or gahmen rule change. Free money don't take is kumgong.

This grant provides S$30,000 if you are living with your parents and S$20,000 if you are living near them. 3) Enhanced CPF Housing Grant (EHG): This grant is available for both new and resale flats. The amount varies based on your income and can go up to S$40,000.

I've got a question, not sure if anyone here faces the same situation or not.
Currently have a BTO Flat with my mother that has MOP-ed (both of us are listed as owners).
Then we decided to apply BTO for the Queenstown project which we had a good queue number for.
Also, my age is 31 if it matters.
In this case, what grant would my mother and I be eligible for? Cheers!
Based on the information provided, you and your mother are applying for a second BTO flat in Queenstown. Since this is your second BTO application, you would be considered as second-timers and would not be eligible for the first-timer grants such as the Enhanced CPF Housing Grant (EHG) and the Special CPF Housing Grant (SHG).
However, you may be eligible for the Proximity Housing Grant (PHG) if your new flat is within 4km of your parents' or married child's residential property. The PHG is $20,000 if you are living with your parents or $30,000 if you are living near your parents.
Please note that to be eligible for the PHG, you and your mother must not have received the PHG or the Higher-Tier CPF Housing Grant before. Also, you must dispose of your current BTO flat within 6 months of the completion of the purchase of the new BTO flat.

A Permanent Resident (PR) couple can buy an HDB flat in Singapore, but they are limited to purchasing resale flats. They cannot buy a flat directly from HDB. Additionally, they have to wait for three years after obtaining their PR status before they can buy an HDB flat from the resale market. As for housing grants, PR couples are not eligible for the Enhanced CPF Housing Grant (EHG) or the Proximity Housing Grant (PHG) as these are only available to Singapore Citizen (SC) households. However, if one of the PRs subsequently obtains SC status, they may be eligible for these grants.

The only way according to HDB, is to buy an HDB flat through two schemes: the HDB Public Scheme, which involves purchasing with a family unit like a spouse, children, siblings, or parents, or the Fiancé/Fiancée Scheme for engaged couples.
As a single PR, you may consider purchasing private property instead. Just note that ABSD is applicable - and there are different rates for PRs and foreigners
Can a person don't take the grant and use it the next time to buy BTO/Resell?
Can. But if your income goes up u might not qualify anymore
If you are buying a resale flat, you can opt to not take the CPF housing grants and keep only use it when you are buying the next resale flat. At the same time, if your next purchase is a BTO flat, you will be considered a first timer and not liable to pay the resale levy.
