    I am from northern virginia and i know a single family home was renting by the room it had 9 bedrooms; the county came in and shut the operation down claiming the property was meant for a single family and was being used by too many indiviuals in the home. Has anyone else faced this i am sure padsplitting will not work in specific counties like these or am i missing something

    Didn't take out for taxes or insurance..... $3290- minus other expenses.
    What about parking bothering the neighbors, etc. !
    Just checking all facts. I enjoy the information, certainly. Thank you.
    Also, what is the situation with heating and aIr conditioning ... keep the thermometer set at one setting for the entire house - or must you put in mini-splits in each room so everyone controls their own temperature?

    Nah. This is a nightmare for some tenants renting and for the neighbors around the homes being split up. In the long run, the drama just isn’t worth it. Especially in cities like Atlanta where the quality of neighborhoods don’t vary very much. Bad sections are usually centered around apartment complexes and not entire neighborhoods like in a city like Chicago. The first I live in and the latter I’m from. I’ve lived in Chicago, Los Angeles, New Orleans, New York City, outside of D.C. and Atlanta. It could work in Chicago and LA maybe New Orleans. You know places where renting to transients and impoverished citizens who have a verifiable income is normal. But Atlanta is not one of those type of cities. It’s a nightmare here for situations like this. It would have to be a screening process. And everyone here carries a gun. It’s open/concealed carry. The home owners insurance would go through the roof or they would simply not insure you. Like a home with a recording studio that’s in a regular neighborhood. They won’t insure all that extra shii. I had one. I know. Yeah you could make more cash but it won’t last.

    Thanks for this Pace! I’m in West Philly and operating a 3bed/3bath (private) mid-term, but i dont necessarily double the income, more of like 35%. It’s in a C neighborhood, surrounding areas are of high crime rate, but the block is pretty quiet surprisingly. 10 mins drive from UPenn Hospital. Still trying to make it work! and what are your thoughts about renting to a local? I had one and it was a pain in the ass, might be an isolated case tho.

    No rules against max # of unrelated people in a home there? Parking is also an issue as others mentioned. Also have to figure how you'll allocate utilities/internet/etc.

      Hey Neil, PadSplit has an interesting lease structure that helps with the # unrelated people per municipality. You can limit the # of cars at your property. I have a 7 bed, I cap it at 4. PadSpit advertises to people who drive until they are filled, then PS advertises to tenants who use public transit. You dont waste advertising $ and you dont have 7 cars outside

    What? Padsplit increased their fee from 12% to 15%?
    That's too high because the house needs to be cleaned twice a month. It's necessary to inspect the house, you also need pests control, etc.
    Even 12% is a little too high.
    Padsplit is a great idea but not at 15%!

    Be super careful, it’s gonna be a nightmare when u need to exit through a sale. Low income residents will likely trash your place plus all the reconfiguration that needs to be undone then restore to a regular home. All the extra cash flow for a decade may just go poof. At the end, u worked extra for the contractors.

      Pad split tenants only stay on average about 8-11 months, and it’s managed by padsplit, so if there is one trashy tenant they will most likely be kicked out and refilled. Go watch the free padsplit training pace did. They go really in depth and it’s really helpful
