      We are looking at Boise and I have had some that said that Boise does not like people that are from California. Well I am looking to leave Ca for the reason that people do not like Californians. We are a conservative, gun owning family and are tired of the how the state of California is being ran. So, is it true that some open houses have signs that say "No Californians?"

      SCOTT BLACK I have never seen that at an open house and it would be against Fair Housing Laws so I doubt an agent would ever do that. Idaho is not perfect and neither are its people, so there may be a grumpy person here or there about the influx of people moving here, but in general, people in the Boise area are welcoming to anyone moving here. Feel free to email me if you want to discuss anything more about your research into living in Boise. I suggest coming for a visit and making your own unbiased decision on if it is the place for you and your family!

    You missed one. You sort of touched on it. The locals are starting to get pretty mad that they can no longer afford to live here because more people move in than homes are built, so home prices, and subsequently rent prices are rising so high that people that have lived here for generations are being driven out! This is making us less friendly to newcomers.

      Same thing happened in my hometown of Portland from 1990-2005. Look how well that turned out 👍🤷‍♂️

      @Cougar Killer agreed! Now it looks like a wonderful life when it was his bad part. .. I drove down by Hawthorn on New Years and barely a light flickering. I saw like maybe a few homeless people and pure darkness. I think we are in the last days!

    Im waaay down here in Texas and when i think of Idaho I honestly think of NOTHING but when a thought does appear in my head its usually------------------------------------------------------POTATOES 👀

      @@memphiskennedy9541 There are huge potato farms in Idaho, so they are definitely grown in Idaho, although I suppose there may be potato farms in Montana marketed as Idaho potatoes too.

    I loved your video, lived in Idaho most my life, one of my favorite spots in boise is the green belt and the parks connected to it

    My two cents for what it's worth...Please don't come to Idaho if you want to have the same thing you had wherever you came from! We're seen a lot of people who've come here and they're wanting to change things that make Idaho so Great!
    Just recently
    I watched an individual scream and I do mean scream at an older gentleman. He was screaming and telling him he had to wear a mask! Mind you This gentleman was walking by himself on a public sidewalk bothering no one. There was no one around him. The other younger man had just come out of the Emmett Court House and he was driving white vehicle with A1 license plated clearly he was not from Gem County. He kept yelling at the older gentleman that he should put on a mask. The funny part was the guy that was screaming alhad no mask on! So why was he trying to tell somebody what to do. I am back at him and told him to leave the gentleman alone! Then before he drove away I'd swear his license plate frame said California. Now you wonder why people from Idaho have a hard time with people from California or other states when people like that come at you for no reason. They are just trying to push their agenda on you, it's not right! So don't come to Idaho because we believe in God, Guns and the Guarantee of the US Constitution and the Bill of Rights!
    PLEASE know Im aware there are great people that come from other states and California, Many are just tired of the BS that they've had to put up with from the former state!

      @@RagnarLothbrok2222 Yes, but please know everyone has an opinion this is mine and folks here are good and decent folks but some newcomers are beyond rude and nasty to others. People move here because they like this environment and that's good... However, I've seen it happen enough, some newcomers are just plain rude to their new neighbors or others like other customers at stores. I've heard them make nasty remarks or attitude(s) to older folks when there was no need for it. I've watched individuals leave a store and they get into a car with California or even different states plates and I'm just floored by the behavior!

      I'm from California and want to check out Idaho. Most NATIVE Californians aren't like that. Not the ones who have been around more than 40 years. Most "Californians" that act like that came here from elsewhere, like New York, NJ and Mass. for college or jobs. There are few "real Californians" left because we can't stand them either. I used to be able to hunt all over. Forget it. I say yes sir, no sir. Yes ma'am, no ma'am. My wife and I are headed up to look at Meridian and Nampa in 2 weeks. Please give Californians a chance to say "hi" and smile. There's still a couple million good ones left.

    Heavent lived in boise since 2002 but I'm from idaho originally. Always liked boise. Rent prices are the same in boise as they are in Massachusetts where I'm living currently. But wages are lower on average. Still hope to move to boise in june or july. Video was great good info.

      @@gusangulo3992 well I'm here now rent prices have gone up a lot. If your looking to buy a house a 3 bed will cost 350k+ job market here is slowing, but depending on what your background is you can still find work. Overall I like boise a lot more than MA the landscape here is changing though.

    I live in meridian and I agree with you I see them building houses every day. Fun fact in 2010 meridian had 75,000 people in 2020 115,000 people

    I was born in Kenya, East Africa, and then my family moved back to England. I came to the US in 1999, California for a few months, and then moved to Boise. I have been here now for around 20 years and love it. I am amazed at how much it has grown. Never have lived any where before that the landscape has changed so much. The roads are a huge problem as they were not built to take the amount of traffic that there is. However, I would not wish to live anywhere else.

      I have lived in both eastern GA and Boise. The similarities are many. If it was not for the relative climate extremes, the names on the churches, the distribution of color of the faces, and bad Boise traffic, I could almost be convinced they are the same place. Housing opportunities and prices are similar, as are schools, recreation, conservatism of nearby small towns and liberalism of the city core, industries, and access to big cities. There is even a small third tier state university in Boise with a chip on its shoulder. Boise is somewhat more xenophobic in general and Idaho taxes are higher than GA. You mention retired military, which I am. If you want your military benefits, military health care, and lifestyle to be a big part of your life, Boise will be an enormous disappointment. The nearest military base with a level of benefits you find at, say, Fort Gordon, is Hill AFB, 300 miles to the east over the desert the or Joint base Lewis McChord, twice as far over desert and mountains to the northwest. I have found some veterans services in Boise but nowhere near the high levels found in Georgia. Having lived in both places in similar circumstances, I would choose eastern GA for retirement over Boise. That being said, I now live about a hundred miles out of Spokane. I get the great benefits of living in Idaho but I do not have to put up with Boise. Equal to or better than Boise by far in every way.

      We have MUCH more sun than Western Washington. We also have much more sun than Coeur D'Alene Idaho. Quick comparison of Boise to CDL: Boise is much, much bigger - we are a capital city with suburbs, a thriving downtown, arts, sports, airport, colleges, industry, malls, etc.. CDL is more like a large resort town town. Boise has desert to the south, farmland to the west and mountains to the north and east, but it is quite dry and while the city has tons of trees, the foothills are covered in brown grass and sage brush. CDL's closest city is Spokane. CDL is surrounded by forests and lakes and is much colder in the winter and much more mild summers. It does have much more winter cloud cover than Boise. The snow in CDL stays on the ground and piles up from November-April. The snow in Boise comes and goes, and mostly goes, and we have longer, hotter summers. Housing inventory is equally low due to demand and rising prices are very similar in both areas. Hope this helps a bit.

      Excellent! You are very insightful and detailed! It is definitely more than I can ask for. I appreciate the response. I will definitely watch that video when I get a chance. Would you recommend it for someone who is looking for more sun and a little more open space? I like things pretty simple, a gym, nice weather, and privacy. I am definately lacking vitamin D because I have lived in the state of Wa for a long time. I have picked up and started over several times. and ready for a fresh start somewhere nicer. I have only traveled through both Montana and Idaho. That was far as it went. I am still not quite sure which would better suit me. I will most likely have to just rent a room from somebody since I have no credit. I have good rental history and references, but haven't been anywhere with a landlord in over a year. Thank you so much! The video's are impressive and helpful. I just am on unemployment because of restrictions and such, yet plan to get back in the working world soon enough.

    In the Mesa AZ area, I'm amazed at how well its laid out with plans for growth. Streets are wide and set up like a grid. There are many other things that shows careful planning. Was told it was the LDS church that founded this area.

    It’s very similar to my hometown Beaufort SC. I miss Beaufort a lot sadly I lost my home to a fire a few years ago. I live in Southern Ohio right now and the cost of living is crazy. I would love to visit Boise. I’m not a fan of cold weather? So I’d have to be one of those people who splits her time between the South and Boise.

    I’m from Compton California I moved to Jerome Idaho. Boise is awesome. But there’s a refugee problem. South side heading towards the airport is starting to look really run down. I think the city has to start regulating but other than that Boise is a beautiful place.

      Exile89 interesting perspective. Boise has one of the best run refugee programs in the country. I have volunteered for some of them. The refugees are hard working and are overcoming tremendous hardships to make a better future for their families. The majority are so grateful for the opportunities they now have and they do not take it for granted. They do tend to live in the same areas because Boise has certain apartments set up for them, but I do not see it as a problem, rather an opportunity for all of us to help each other. Especially with how well run Boise’s refugee programs are. But I am glad you found a peaceful place to live in Jerome! And I’m happy to hear you think Boise is awesome-it is!

I hear there are some great cold water springs you can swim in in Texas closer to Austin. Have you tried those? And we’d love to have you in Idaho after you graduate. Congrats on working hard in college, especially now when you have to take online classes for awhile. It’s difficult to stick with it I’m sure.

    I like Idaho. I’ve visited 5 times. Some of my best friends have moved there. I wish it was a bit closer to CA. It takes me 11-12 hours to get there with 3 kids in the car! Lol! We usually have to drive it in two days. I stop in Reno and then finish the drive, day 2. That’s my only real concern is that, is it too isolated......but it’s not that bad when I look at my friends who just decided to move to Texas!!! That’s waaaaaay farther away from CA. At least with Idaho, u could drive it in 1 day if I needed to, just stop less! Your video was sooooo great. I wonder if idaho is right for me, it’s complicated. However, I can’t wait to come back to visit!!!

      Most of my family is still in NorCal and SoCal...and we drive both of those drives a few times a year...so I feel for you there! But, then, my sister moved to Texas..and I drove from Boise to Texas...in 2 days..with my 3 kids by myself. Let me tell, you, you are right, THAT is far. And that's from Boise, not CA which adds another day I bet. Boise has everything you could want, except the ocean and In N out (which is coming they said). So we have never felt too isolated (even though it is the only larger city in Idaho and it is 7 hours from Seattle and Portland and 5 hours from Salt Lake. But hey, you can drive to the ocean in a day from here. It's not the greatest, but we do it every year and it's fine.

    Born and raised here and lived here my entire life. All I got to say is traffic is a bitch because whoever designed the infrastructure didn’t account for such a huge influx of people moving here at once. I personally can’t stand all the people coming here and driving housing prices up but I can’t really blame them since people are finally starting to realize how amazing Idaho is and wanting in on it, like who wouldn’t? But it also kind of sucks because there’s lots of places that my family has been going to for decades that were once coveted pretty unknown spots but now every time you go there there’s a few dozen people at least. Can always just get a pack and go a few miles into the mountains, or drive off into the desert (there’s some pretty cool ass shit there too) and you won’t see a soul, but places like Stanley and Smiley Creek and McCall and Sun Valley, as well as others, are becoming overrun with tourists. The last two have been for decades, before I was even born, so I never really go there anyways, but it’s just kind of sad to not have “your own thing” selfish as it sounds because everyone is entitled to enjoy it just the same, and of course it wasn’t like my family were the only ones who knew about these places, but I guess I just like being the grouchy local who doesn’t welcome outsiders😂😂 I’ll still be nice to y’all but it’s just a pain in my ass.

      The same thing is happening in Oregon. The housing prices are absurd because with the massive number of new residents there's a terrible shortage. I feel so bad for our adult children, they worry they'll never be able to buy their own homes. We've owned our house for just under four years and the value has increased by about 150K. Doesn't really matter though because where would we go? Lol! We'd only be able to get another house just like the one we own. Unless we want to go to the midwest and do to them what (mostly) California has done to us. :/ What I hate the most is the city lovers come out to the rural areas and try to make our small towns just like the crappy cities. It's like, if the place you left was bad enough to leave then why are you trying to recreate that mess here?

    I’m from Pittsburgh Pennsylvania and been to the western USA many times absolutely love Idaho, Colorado, Utah, etc. I am retired and dream of living in southern Utah or somewhere near Coeur d Alene Idaho. Problem is the cost of housing pretty much excludes me from moving West. Oh well. I’ll visit from time to time.

      Robert Renk Well maybe a little home in the mountains??? Maybe you can make it work some day. Life is too short to wish you lived in the mountains in the west and then never do it. I bet there’s a way if you are willing to live out of town and in a smaller place. Here’s to finding your Western Mountain Home one day! There are some cabins outside Boise for under $200k. Heck you can even get a dry cabin outside boise for under 75k if you want to really be a mountain man! Some small towns in S Utah like maybe cedar city would have smaller homes more affordable?

    I lived in Boise as a child in the 1960s. My dad sold the sheetrock that went into Capitol High School and people at the time wondered why they were building the school "way out there?" Now what was the "edge of town" is probably in the geographic center of Boise is today. -------- Back then my dad looked at buying property in nearby Eagle Idaho. They wanted the "outrageous" sum of $300 an acre. Now a single lot in Eagle can go for $500,000. --- When I got married in 1988, my bride and I moved from Utah to Meridian Idaho. Meridian then had a population of about 8,7000 people. Today there are nearly 110,000 people living in Meridian! --- In 1995 we moved back to Boise after living in Eastern Idaho. I was staggered at the explosion of prices and s a result bought a home in Eagle rather than renting -- the price for my then brand-new, 1650 sq foot, three bedroom, two-bathroom, three-car garage was $116,000. I just checked Zillow and it's now valued at $395,000. Bottom Line -- Boise has exploded in population and today feels more to me like South California than the Boise of old. Crime is still relative low in the Boise region but the community feels to me like its livability index has peaked. My best to all who move to Boise -- the people are great!

      This is a great comment, thank you for sharing your insight and experiences! Capitol high is right in the center of Boise now...but of course Meridian, Eagle, etc..expand way beyond that now! The interesting thing is that if you live "in Boise" now, the traffic is usually much better than living in Meridian or out on the outskirts where all the development is, because there is not much building going on "in Boise" due to no more space in town to build. Yes, property is getting expensive as there is so little for sale for building. I am originally from So Cal and go back to visit family every so often...Boise is still nothing like So Cal where you drive for hours before you are out of the "city", but yes, Boise is certainly growing fast..we are following a similar trajectory to the Sacramento area..we are about 20 years behind them in our growth pattern.

    I have been looking into Boise for quite some time now. My Husband and I, along with our 5 young children, are looking to abandon the "city life". I am from Philadelphia, PA and it's pretty wild here and have become pretty much a battleground-- extremely overwhelmed with gun violence. It's sad when children are deprived of a proper childhood because of stupidity!! I am a healthcare worker and my Husband works in manufacturing. How are the jobs specifically in these two fields? How's the education system? How's life in Boise for African Americans/Multicultural families?

      Our school systems offer many choices from public to private to charters to homeschool to a combo of homeschool and public school. If you check out my channel, I made a video for each one of those types of choices too. The community as a whole is very welcoming to everyone. If you and your husband can get away from your beautiful kiddos for a weekend, it would be worth it to come check it out and see for yourself. The one thing to know is that I think our cost of housing in Boise is more than Philadelphia. I'm not real familiar with the PA market, but the average cost of a house here is just over $400k, and I would expect that if you wanted a bit larger home, you would need to budget for more like $500-$700k, depending on where you want to live.

    My parents are moving there in the fall from Kansas City. I’m staying in KC since my job is here, but I’m a bit jealous they are moving out there. However the rent here in KC is cheaper than out there from what they tell me. Also visiting them may become a challenge like you said, I’d have to layover in Denver or SLC.

I don't know what the rent is in KC, but I do know the rents in the Boise area are quite high compared to the cost of buying. Can't find much of any type of apartment here for under $1000/mo. Home rentals start at about $1500/mo. Rent is more affordable in Nampa/Caldwell areas. If your parents want to discuss moving here, pass my info along to them and I'd be happy to help.

      If you live in downtown Boise or other certain areas of Boise, the public bus system is good and reliable, and you can also walk to grocery stores and things. But the bus system is horrible outside of Boise as it only as a couple of routes out to Meridian. There is no other public transport except the bus. Also, downtown Boise is very bike friendly. I suggest googling the public bus line in Boise so you can see the routes and times for pick up to see if it’s what you would need.

      Boise is not a walkable city. In its defense, it is not unlike all american cities. I lived there without a car for a while and found it unacceptable, mostly because of low wages. I have no knowledge of current conditions.

      But winter is about mid November to end of February with coldest temps usually in January and there can be a couple of weeks in January with a high of about 20 F and lows close to 0 F. But the last 2 winters were very mild - lows in 30F and highs in 40-50F... we usually get a bit of snow here and there but it doesn't stick around for more than a day or two..if that... every few years we may get a good snow that lasts a week. But it's usually sunny and cool in the winters here.

    If you live in Meridian, Idaho you are centrally located in treasure valley. You can drive just about anywhere within a half an hour. If you live in Boise,, at the intersections of Chinden and Orchard you can drive anywhere in Boise in 15 minutes or less. The road up to Bogus Basin which is the local ski resort is very dangerous and be taken seriously. Guard rails are none existent. the road going up to Bogus is slick during the winter time. Bogus Basin is Boise’s mile high club, but its not for the faint of heart.

      The current situation of people's home states is what is driving people here- so, it's not slowing many people down from coming. Financially, the market is usually calmer and easier to get a house you want in the fall/winter, but the inventory is lower, so that could be a better time to buy if you don't want to deal with bidding wars.
      The most affordable suburbs of Boise are Nampa and Caldwell. The most expensive areas are Eagle, North Boise, East Boise, North West Boise, and Southeast Boise. So that pretty much just leaves West Boise and Southwest Boise and being more affordable than the other places. Meridian is dependent on location and size of home too.

      The neighborhoods between the foothills and the river have the best access to hiking and are not a long commute to west Boise. But West Boise is also only about a 15-20 min drive to the river paths or the foothill hiking trails, so you can rent there too. The rental market is very tight - really what happens is where you end you end up renting will be determined by what happens to available at the time you are ready to rent.     You have good and bad pros and cons to anywhere you live. If you want warm and sunny all year round go south. I like my gray overcast winters and the cool crisp days and nights people...winter is a season let's not forget that. My question would be what about public transportation and a train station. What about rents?

      Public transportation is not great. The city of Boise has an okay bus system, but it's sparse in Meridian. The truth is, there hasn't been a big need for a public transportation system as the area is still relatively small, but it seems like that need is certainly growing. There are no train stations, no trains for public transport and no Amtrak stops here. Rent is now (2022) about $1000 month minimum for 1 bedroom in Boise, but more like $1100-1200, and possibly you could rent a 1 bedroom in Caldwell/Nampa for closer to $800 mo. Average 3 bed/2 bath 1400 sf home in Boise will be about $1800/mo rent. I need to do an update to this video as the housing has risen in cost considerably since I made it.

    I have heard that the largest population center near Boise is Twin Falls; and it’s about 180 miles that definitely makes Boise a very remote city!

      Yes, Twin Falls is the next closest city. So Boise feels remote compared to cities like LA, SF, Portand or Seattle...but it really has everything you could need (except IKEA I suppose, LOL, and In N Out, but that is coming)... and when you do lots of road trips like I do, you realize that places like Salt Lake City, Missoula, or Denver are just as remote, if not more. Like the Denver metropolis area, that is really isolated...but it is much bigger overall than Boise...and then it is much closer to get to Seattle and Portland from Boise than places like Missoula or Salt Lake.

    I think you did a nice job with a lot of this video. But I really question why you think zoning for higher density is bad city planning, and why you suggest Phoenix is an example of good city planning. Phoenix is one of the country's worst planned cities because of the extreme sprawl and all of the insular neighborhoods that cause increased infrastructure costs, more traffic, and no chance of walking or biking places. One of the reasons I'm interested in Boise is because it is encouraging more dense zoning.

      That is true is some aspects.. our housing and gas are more expensive than some areas of Texas, but overall, we have so many Texans relocating here and willing to pay more because of the better overall quality of life as far as access to many types of recreation go. You can get to awesome camping in the mountains here in 45 mins! Can't say that about Texas. And then our property taxes our quite a bit lower...there are people that move to Boise from Texas to retire just due to the property tax difference. Our weather tends to be more tolerable in many ways..anyways, they both have great pros and both have cons too.

    I'm 38 and have lived Just outside of boise all my life. I can't believe the amount of people moving here. I'm a single dad just wanting to buy our first home and even in homedale the prices are outrageous! I'm priced out for sure. :(

      Thank you for watching and commenting! I hear your frustration. I know it is hard for the local Idahoans. But I know there are still homes in Homedale that are in a more affordable price range...I would recommend you at least talk to a local lender about buying a home and see what you can afford. In Homedale, you can qualify for a RD (Rural Development) loan with very little down payment and closing cost assistance. You might be surprised to learn what amount you can qualify for and that you can buy a small home - even if it's not your dream home, it's a start, and paying your own mortgage is always better in the long run than paying someone else's mortgage through rent. And the lender will let you know what you need to do to get your finances in order so you can buy a home...and then you'll have a home ownership goal to shoot towards. It's worth a shot!

    I’m out of state currently and going to school to teach and coach sports. After school I want to move to Idaho. Any input on the education system or sports in Idaho?

      Breanna Fatten Thanks for the question. I can’t speak for all of Idaho but I know in the Boise area, the school sports are very supported by the community. We don’t have any pro sports (closest thing is our BSU Broncos Football, Boise Hawks Baseball, and the Steelheads Ice Hockey) so the community really supports the local kids. Of course right now everything with school sports is up in the air. The Boise School District has more money per student than the other districts so sports there are basically free for the kids. Maybe some costs with travel but no cost to participate. Other school districts, like West Ada (Meridian, Eagle) have a cost to participate. Boise schools also have fewer kids overall so kids have more opportunity to participate- there are so many kids in some of the other districts that they have several A,B,C teams so everyone has a chance but then it’s kind of a bummer to really separate kids by levels. Of course, each school is “known” for being stronger in particulate sports - and of course that changes with the coaches and the kids over the years. Some schools have better tracks or football fields than others, there are a couple of high schools in boise that don’t have football fields so they use the Broncos practice field for games. I suggest calling each district you are interested in and ask to speak to whomever is over the sports and ask about how they run it, what the funding is like, what they expect of coaches and teachers...etc. Good luck!!!

      Breanna, while finding a teaching job in Boise is doable, the problem is salary to housing costs. I believe as a first year teacher your salary is 40k(ish) before you take out retirement/taxes/ etc. Sadly Boise is out pricing young professionals I feel like.

      Yep. Another great place down the toilet. The cost of living is getting out of control and can only get worse from here. On a brighter note, the housing market is going to crash by the end of the year, so all the bloated prices will finally be corrected, eventually making owning a home realistic and affordable again.

      Yes! Good idea - I do talk about them in the weather video I made. They seemed more appropriate to include with that when talking about the seasons here. We haven't really had inversion this winter or last though so??? Inversion and summer smoke are so dependent on the weather pattern for that particular year...they aren't a given for every year. And this past year Idaho hardly had any fires, but we had the worst smoke from all the fires on the west coast..so, you never know...

      I flew a plane into Boise on a regular basis. It's funny that you mention inversion. You could not see the ground from pattern altitude when over Boise in the winter even though there was not a cloud in the sky. Phoenix is the same way. These clouds are the products of combustion are not just an Idaho thing. It happens wherever automobiles are found.

      I suppose it depends on your definition of "good" night life. Pre-Covid, Downtown Boise had lots to offer for restaurants, bars, music, etc.. It's super accessible, parking is no problem, and safe compared to large cities. Keep in mind that it is much smaller than places like LA or SF or Seattle, but that's why people like it too. Things are gradually getting "back to normal" and there are more live music shows getting scheduled, bars and clubs are opening, etc... Boise State University is right near downtown Boise, and so there are lots of college aged students looking for fun things to do downtown too. It won't be boring to you if you can enjoy it for what it is instead of trying to compare it to other, much larger cities' night life.

    Hey so im 16 and my family and i are looking for a new state to go to. We are from California (No we are not crazy liberals who want to destroy boise) but rather we are looking for a nice calm place to live so we can enjoy our quiet lives that is nearly impossible now in L.A. I have a few questions. Is it true that you need to chop your own wood for the winter because its so expensive to heat your house during the winter? My mom is a teacher so would that still be a job opportunity for her? My dad and I are interested into making a Martial Arts gym someday so would that be profitable or should i rather say possible?       Hello! You certainly do not need to chop your own wood...our heat costs are very low compared to CA. Most homes have natural gas heat, and it is very affordable. Most homes don't even have wood burning fireplaces, just gas fireplaces with fake wood. Boise is a city, much smaller than LA, but a thriving city, and is not a mountain cabin town. There are a couple of small, small towns within an hour of Boise with cabins where you can chop your own wood if you really wanted. And once in a while, a house in the city may have a wood fireplace and you could surely chop wood if you liked to do that.
      Lots of teaching jobs here - but the pay is much less than in CA. There are many people moving here, so there are lots of increased opportunities to do something like open a martial arts gym.

LOL...just FYI, I have seen many places online where people from Boise who don't want people moving here claim outrageous things to keep people away. Boise is not perfect, but we do not have a smell at all. There is a sugar beet plant that is in Nampa that sometimes smells of Sugar Beets, but that doesn't make it to Boise...no weird smells in Boise, Meridian, Eagle, etc...just come for a visit so your family can learn for themselves about what the area is like and not have to believe some of those things you read online.

      I lived in Juneau, Ketchikan, Kodiak and Wasilla. I think Juneau is isolated in a good way but far from the real isolation of Kodiak and Ketchikan.....Juneau has most all amenities you need and has enough flights in and out each day to get you out on vacation or have family visit, but not enough that family visits all the time... :-)

      ​@@kbanghart You can find that in smaller towns like Burley, Buhl, Weiser, Greenleaf...you can maybe (very rarely now) find that in Caldwell/Nampa and outlying areas, and while you can find manufactured homes occasionally in Boise/Meridian under that, they will be in manufactured home communities on small lots and my have a lot rental fee. One thing to note with manufactured homes is that it has to be on a foundation and other rules in order to get traditional financing for it.

      @@kbanghart Yeah, if you look hard enough you can definitely find a 2 bedroom house for 200k. It might be a little hard finding one with a half acre, you'll most likely find one with a quarter acre. From what I'm seeing right now, 200k to 250k seems to be the sweet spot for small homes on 0.5 to 2 acres.
      In Boise you most likely won't find the house you're looking for because it is an urban to suburban area. To find a house with 2 bedrooms, but a smaller property, look into Nampa or Caldwell, they are 25 to 30 minutes from Boise and are VERY safe areas. If you want a bigger property like half an acre to 1 acre, I recommend Homedale which is 50 minutes from downtown Boise, or even Marsing, which is 40 minutes from downtown.
      I'm telling you right now that you don't need to live really close to Boise because Boise is more like a fun city to visit on the weekends.

My wife and I visited Boise with her parents last yr, they live in Nampa, and currently I live a ways from the nearest city of size, Sacramento, so that would be fine. 1/4 acre should be perfect for a garden, and not too big. The largest I've lived on in the past is 15 acres, and while that sounds great, it's a lot of upkeep.

      Well that depends on what you think "cheap" means and what "outside of Boise" means to you, and the size of land you want. If you are about an hour to an hour and a half outside of Boise, and are willing to live in a pretty remote place, then yes, the raw land will be much more affordable than closer to Boise. It all depends on size, location, accessibility, topography, and water accessibility.

      That's great! I have visited the Washington DC area and it is very green in Northern Virginia and beautiful. Boise is not so green! But it is beautiful as well. And much smaller than DC.       Star Gazer depends on where you live. There is a river and a dam at the east side of Boise. If you live up on the plateau above the river, I supposed that would be the way to avoid a rare flood. Or just don’t live right next to the river.

    This is a very informative video I enjoyed it. We are based out of Austin, Texas which in 10 to 14 years went from 1 million people to 2 million. Austin has been one of the top fastest growing Cities in the USA for over a decade. I do believe Boise is headed on a similar path. I hope the City gets a better zoning and land use plan in order along with a better transportation system. Thanks for making this video too :-)

      Thanks for commenting..yes I think you are right...our growth is extreme...only thing right now is we are facing a serious crisis in lack of housing and such for all the people coming...there are issues coming with building supplies...the supply chain right now is having issues with building supplies and costs for new construction are rising at a crazy fast rate, but builders are also concerned about the pricing of a new build job when they don't know what the true cost will be in 6 months from now, or if they can even keep getting supplies on time. But... most cities, like Austin, when they go through this, figure it out and people are pretty resiliant if they work hard and figure out how to work with change. Idahoans will do that too.

One of the things I have heard about Idaho from a marketing and advertising perspective is that Idaho is what they call a "Do Not Mail" state. South Carolina also has similar rules in place to where when buying data for direct mail marketing the information is not readily available. Do you have any insight into this and have you dealt with this obstacle?

      Yes, that is a great pro to moving to the area! The old Costco is way on the other side of town. And putting the new one over between Meridian, Star, and Eagle shows that the developers are FINALLY thinking of building services where all the growth is! Where Costco goes, other stores will follow.....if we can just get an In N Out... I should have put that on the Con list....no In N Out...yet.

    Where are the best strategic parts of Boise to live in? By strategic I mean sections that have the most future plans for growth which will increase home values most?

      This could be a long answer so I'll make it short...currently, all areas of the valley are increasing in value. Nampa/Caldwell are more affordable and Amazon is building a new processing warehouse there, so that is a great area for values increasing. Star/Middleton are still growing and have more room for growth, they have good potential for values to increase IF the cities (towns really) keep up with amenities and infrastructure. And look into Emmett. It's a little off the path, but it's own city with it's own amenities, and when they complete the highway that will take you from the freeway straight to Emmett, it will see large growth. Emmett is better for long term investment. I'd say Nampa/Star are better for short.

      AzizSk91 great question and I am making a cost of living video in the future. In general, it is overall less expensive to live in Boise than Irvine or Portland based on housing and overall taxes alone. I can’t speak too much for Portland, but Compared to Irvine, Boise has less expensive health care, gas, utilities, sales tax, and services like hair cuts, activities for kids, etc... Food is taxed in Idaho though. Food is about the same here as it is there. Entertainment here is about $12 for a movie, $60-100 for a big name concert, $60-90 for a decent ticket for a musical, etc... lots of free outdoor activities here though.

      @@AzizSk91 Our sales tax is 6%. In general, people here are very friendly. Of course you will run into someone is isn't from time to time. People coming from Southern California generally comment that it is a slower pace of life here and that they find the community to be more friendly and willing to take time to talk and meet each other. Right now, of course, things are a little different due to social distancing and such...but the best thing you can do when moving here or anywhere is to get involved in the community. Volunteer, join groups that interest you, say hello to others and help them to feel welcome...then you'll always have people to meet and help!

      Totally depends on what you think is “affordable” and what you need in a summer home. Since I made this video, homes prices have increased a lot. We are still more affordable than large western cities but almost on par with places like Sacramento, Salt Lake, etc... There are many people who make Boise their summer homes, most often people who live in AZ half the year and Boise for the summer. If you want to be able to have quick access to mountains, lakes, deserts, and a fun downtown city, then Boise could make a great summer home. You could easily rent out the house through the winter when you weren’t there if you wanted.

Yes, the locals are getting frustrated...but the incredibly low inventory and sky rocketing prices is a phenomenon happening all over the whole country, and even in many other countries. So as much as locals would like to blame our current market on out of staters moving in, there is something else driving all of this that is on much larger scale than just our local market.
      "Experts" say it is the trickle down effect of Covid related issues...

      @@SummerAstonRealEstate places like Boise are experiencing the same thing so many other once great cities have; people who turn their own areas into a disaster just leave and take their bad policies and voting records with them. Look for Boise to become like Portland or Seattle in 5 years or less. That's terribly sad, because it seems like a beautiful and relaxing place to live, for now.

      @@catherineshaw1122 It is a wonderful place to live...but you are right...things are changing here and all over America at such a rapid pace now... seems as if the people, no matter where they come from, don't have much say anymore and policies are forced upon citizens at a federal level... so we pray that the good people of Idaho can discern Truth and find a way to prevent some of what has happened in our neighboring cities.

We were thinking of heading there because we want a more laid back, even old fashioned way of life, but I'm concerned that the same people who ruined other great areas are already digging in there. I hope that's not the case. Is there a small town not too far that you find worth looking into? We would be renting initially, I have to wonder what rents are like there these days, for a 1 or 2 bedroom. Have to do some research. :)

      @@catherineshaw1122 To be closer to Boise, I would look into Middleton- here is my video about Middleton: th-cam.com/video/qKWfsf11wpc/w-d-xo.html It's growing with homes pretty fast but the citizens of Middleton seem to have their votes still count, at least for their little city. (Population currently under 10k).. many people are enjoying the fast growing area of Kuna. There is a small town that is in it's own little valley but only about 20 min from Eagle and 45 min from Boise is called Emmett..it is a small community...I'll be making videos eventually about all of these areas.. other areas in Idaho that may be slower to change than Boise are Twin Falls (flat farm land and windy but about 2 hours from Boise), Pocatello and Idaho Falls (more hills/ mountain views but higher elevation and colder winters), and then North Idaho... but as with everything, there are pros and cons to smaller towns...and to be honest, I'm not sure any city in America will be immune from any federal policies that may get forced upon American citizens as time goes on. So you find the place that feels best for you, and then serve and lift in the community you choose. Rents are high now... if you could make do in a 1-2 bedroom apartment, you could find a nice one for around $1200/month. Less nice one for closer to $1000...not much under $1000 anymore..there aren't too many apartment options in some of the smaller Idaho towns..they are very small towns. Good luck in your research!

    Hey, I'm interested in relocating from NYC! I'm wondering, how is mental health care in Boise? I work in social work, and also am passionate about peer specialist work. (Peer specialists are people who have lived experience with having mental illness, who then work in mental health settings to help others by sharing their stories and the resultant perspectives to support others, etc.) I feel like the interest in alternative health could be conducive to developing alternative approaches to mental health care. What do you think?

      With the increase of people moving here, and of course the massive increase for need of good mental health care in all communities, I think this could be a good market for you. And yes, there are many people here interested in alternative health care.

    To the people complaining about people moving to their hometown and prices skyrocketing….that is literally everywhere in the states. Everywhere. It’s not the peoples faults. It’s our government and the systems in place. But of course they have us focused on blaming each other instead of holding them accountable. It’s all by design.

    Hi Summer, great video. I’m looking for a place outside of the city (more in the mountains) with a few acres, but within an hour or two driving distance of city amenities. What area would you recommend?

      Thanks, and thanks for asking. Of course it depends on how remote you want to be...but here's a general breakdown from closest to Boise amenities to farthest, and when I say "town", that is a generous term. It's like maybe an old gas station, and sometimes really nothing to speak of.
      Horseshoe Bend: 20 minutes to Eagle; very small town
      Sweet: 20 min to Emmett; very small town
      Idaho City/Wilderness Ranch: 30 min to downtown Boise, very small town
      Banks: 40 min to Eagle, super small town
      Crouch/Garden Valley: 45-60 min from Eagle, more of a real town with local restaurants and a few other things
      Lowman: 75 mins to Eagle or Boise, very small town
      Cascade/Donnelly: 90 min to Eagle, actual towns on large mountain lakes, and close to Tamarack Ski Resort
      McCall: 2 hours to Eagle, the largest of all the towns I've listed with 2 grocery stores and things like a small hospital, dentists, etc.. Along a large mountain lake and this is the most expensive area of all the ones I have listed.
      And there are several off the beaten path areas like Placerville if you want to drive several miles on a dirt road to get there and feel like you live in an old west ghost town. It's pretty cool, the tiny towns you can discover, when you get off the paved roads and onto the dirt roads in the mountains here. (Which all roads off of the main highway in the mountains here are dirt roads).

      Winters are fierce tho

      Ps the altitude of Cheyenne is 6000 plus vs 2500 in Boise which is huge consideration if you have cardiac or lung issues

      @@AzizSk91 Hmmm that's a tough one. We actually do have the ability to live anywhere we want and we choose Boise. I know there are less expensive places in the US, but it has the best mix of affordability, quality of life, and still having things like a larger airport. Most other cities in the west are more expensive. Maybe Logan, Utah for Utah State University...colder winters though. Maybe St. George, Utah for warmer weather. It's a pretty town and about the same cost of living as Boise area. I am not too familiar with the Midwest and East, but I know many places in the midwest are much cheaper to live than Boise...but they may not have the same quality of life. I know many people love Savannah Georgia for affordability. Dallas, Texas area is generally more affordable than Boise and many people seem to be moving there. Maybe other people reading this have a suggestion for you?
