Hello mga Tangay! Hello friends! In this video, we answered a question from one of Tangays on apartment size. We gave the size of the current apartment we're building compared to the Minimum Requirement stated in the National Building Code of the Philippines. But you can of course choose the size of apartment you want. Towards the end, we discussed the factors you need to think of when determining the size of your apartment.
Please always check with an architect or a civil engineer on how to maximize your land for an apartment building so they can best guide you on what to do.

As a foreigner, we would like a separation between the toilet and the shower. We hate wet toilets. Water heater would also be appreciated. Bedrooms should be big enough to fit a queen size bed. Lastly, an exhaust fan for the stove would be nice.
Correct. Wet bathroom floors pose a risk for falls. The floor should be at least an inch lower than the toilet floor. A glass wall to separate the spaces will be ideal.
@migofrank2486 Why do Filipinos accept mediocrity as being a "cultural" normal thing. I bought a house and paid the contractor 500 pesos to include an outlet for a water heater. Why do Filipinos not have a flushing toilet but just a toilet bowl??? Explain that one

No worries po! You can go bigger po ah. This is small because of the size of the land. Ako I suggest to have a bigger space talaga. Lalo na kailangan ng laundry area din kahit small space lang it's important. And if the rooms can be bigger, much better para mas comfortable. Pero nasa sa size ng lupa niyo yan, market and budget like we said. 😊

Hi mam n engineer Abet gusto ko lang malaman kung mga magkano Ang mga 5 studio type na may sukat na 20 sqm na gusto Kong ipagawa sa second floor,kung Ang ipagagamit Kong slab,walls at ceiling ay SRC panel at Ang cabinet ay PVC..Ang first floor ay matibay dahil maganda Ang pundasyon.. Nagpaplano din po akong magpagawa ng apartment kagaya ng size nyan or a bit bigger pero 1 bedroom din lng at siguro mga 4 units (2 storey) maliit lng kc ang lot 100sq mt lng. Kayo n rin po b gagawa ng plano? ska nagaasikaso na rin po b kyo ng building permit? Thanks a lot.

Hi Bro! Sorry ha late reply. Bale depende sa Market talaga. Kapag ang location mo ay malapit sa mga trabaho na ang workers ay young professionals, student, o middle class na bachelors o couples gaya ng Call Center, Malls, Schools, etc. mas madalas 1-bedroom ang hanap nila. Pero kung ang Market ay maraming senior executives na pamilyado na, 2-3 bedroom ang hanap nila.
Pero sa experience namin since meron kaming 2 na 2-bedroom units at 3 na 1-bedroom units, mas mabilis mapuno ang 1-bedroom units.

I am also contemplating of retiring in my hometown Bacolod City in a few years and I have a few lots that I'm interested to build rental units on one day soon, thus my researches, and your vlogs have been very helpful in my quest 😊 to early retirement with passive income. Hi. Palagay ko po ay minimum ay 4*7 (28 sqm) kung 2 BR yun. Pwede nyo gawin 4*7.5 or 4*8, 5*7, etc, depende sa sukat ng lote nyo.

Maliit masyado ang 6 to 7 sqm na space ha kung may cr and sink pa. Ang minimum requirement by law kasi sa bedroom palang ay 6 sqm ba. Sa CR iba pa. So dapat mas malaki sa 6 to 7 sqm.
How much total cost po ang apartment,, magpapagawa rin kami para may idea ,, sana magkita tayo in the near future,, sa Taytay Rizal po kami,, HOW I WISH MA,ILALA KO POKAYO SANA PO.
Hi Girlie! Good morning! Ang apartment na ito ay P2.8M and yung add-ons niya like fence etc ay umabot ng 300k. But pls note that this was built in 2021, so the prices then were lower than now.

I used to put translations on our Home Build Journey because spouses of expats requested for it. If I have time (which isnhard to come by nowadays), I'll put translations. Which ones do you need urgently? Let me know here please. I'll try to work on them as soon as I get free. 🤞
As for giving advice like consultation, you mean? I advice free of charge if I am knowledgeable in the topic. Our goal is to help our fellow OFWs. If I don'tknow about the topic, I don't give any advice. It's always best to verify / double check everything.

Hello! Yung apartment po na ito ay hindi nila pinarenta ng long-term. Ang alam ko hinahanda nila for short-term lease. Pero depende sa probinsya, location at laki, dito sa Palawan ang 1-bedroom unit ay pumapalo ng 5k to7k ang renta.

Yes, kasya po yun. Yung size ng apt, magiging depende sa budget nyo. Depende rin po sa rules on setback & parking spaces ng munisipyo/ HOA nyo.

Kasi I will build it sa province namin, and my target tenants are working proffessionals--i nag sisiksikan sila sa isang bahay, I will give options, the convenience of having your own space.

Sa computation ni Abet sa binigay mong figure na 250k per unit, mababa daw yun. Magdedepend pa rin daw talaga sa design and detailed estimate ng engineer. Mahirap kasi magsabi outright. Example, yung 2 projects na napasadahan namin last month, repair lang ng isang 16sqm na kubo to hardiflex na walls, tiles sa floor etc, 150k agad ginastos niya. Siya pa bumibili materyales ha. Di na nagcharge si Abet ng fees niya sa pag-oversee. Nagdala kami tao namin pero purely sahod ng tao lang ang chinarge namin. Yung sa sister ko naman, simpleng pagrenovate lang ng halos same size na apartment 50k na daw nagastos niya. Same din na wala kaming hinawakan sa projecy nya.you So imagine building from the ground up, mas malaki talaga kakailanganin. Naku sana I answered your question ha.

Hi Bro! Maliit po masyado ang 51 sqm. Take note may mga setback pa na requirement ang batas. Checheck pa rin ang mga katabing lupa. So best to check with an architect/Engr kung kaya depending on the site conditions. Kung boarding house, may mga nakakagawa ng ganun kahit maliit lupa.
Ako personally, I prefer at least 200 sqm.

Hi Curt! We can't determine it yet because this is not ours. It's our client's. He has two options for this: long-term rent or short-term stay like airbnb. So it will depend on what he decides on. 😊

Hello! Yes po, may Building Permit po yan and Occupancy Permit, which means ininspection po yan ng Bureau of Fire Department at Office of the City Building Official. Mas maganda po kung mas malaki ang units. Pero yun po ang nagrerequire ng 2 exits.

@wormbacolod4171 kapag maliit lang po ang unit and ilang steps lang ang kailangan from the room to the main exit door, inaallow po nila. May measurements po ito. Di ko lang po maalala.
