Wave - Raghava seems affordable compared to the other luxury projects listed. Any opinion about the builder? Do they deliver on time? I like Rajapushpa Aurelia, too, for its 100 ft approach road from ORR to the project site, and being a part of the lifestyle city makes it a good neighborhood. But the 56 floors concern me. Can you compare the overall experience with these builders - MyHome, Rajapushpa, and Aparna in terms of timely delivery, reliability, more value for money, etc?
Waves Raghava is 4700, for OTP Not 6500..This is asking. Negotiate. for half .. If they dont give dont bother to buy. DONT BE FOMO. THERE ARE PLENTY AVAILABLE
@@sreeram958 Yes. Infact Many Flats still available in Already Constructed Appartments, Or almost going to complete. (A famous builder one almost one whole blk available and selling from Past one yr).
Seems None goes and reverifies How many flats actually sold😂😂. Go and check yourself, u will understand, The ones ready to move in, many many flats not sold (including Top Tier builders). Just go negotiate. If they say 9k 11k , ask for hlaf of the price quoting. (Get the best price possible)
I've been hearing this for more than a decade now. IMO, I dont think they will slash down the prices. The best realistic scenario is a slow increase in the prices. These builders can afford to keep the units vacant rather than selling them at low prices. Because low prices will hamper their next projects.
Yes it was this scenario before, when most Properties are still in afforablity range for half of the buyers. Now situation is very different. Ask yourself How many people able to afford 1Cr property that too a 2/3 bhk Flat? How they going to service the mortgage? How much percentage of IT sector employees earning more than 1.5lacs a month? Compare to House prices, The other major issue is School fee, so Even if one earning 1.5lac, of they have 3School going children, Can they able to service mortagage? And Flats age, the UDS they get will not going to make money aftet 60yrs plus yrs of time, as by the time The west City becomes olf city, people will like to Migrate to Other New areas, cycle will contiue.. buying flat with mortagage that too with almost all the savings, is not only a bad, but also a stupid decision. @@popupabc123

Better to go for Sayuk than 8000rs/sqft for aparna Newlands.
reason being ? Sayuk is also 7800 so just few hundred less and Sayuk doesnt have good flats left
Early delivery. On the 100ft road. 200rs/sqft discount. Tower 12 yet to open and good flats there in recently opened towers.
What about sayuk and avali
why Sayuk is not considered in this video
Because it's in the completion stage
Hyderabads ☠️ gost & Evergrande unsold flats
All the prices he is quoting in video will have 30 to 40% price drop in soon.

Just sharing my opinion and my analysis, brother. I may be wrong as well. ✌️
