We moved to Buffalo 2 years ago. Devonte was our realtor and he was amazing. And when I say we moved, we moved from Phoenix Arizona. Thanks Devonte big shout out. Go Bills

I'm from Buffalo originally but moved to Toronto in 2013 (wife from there so I moved), We were in a bidding war in 2016 and there were 27 offers .... but 60 is wild 😂. The prices -> salary ratio in the city is still good for most people. If you get a decent salary, you could live very well. The only thing I would suggest to anyone move to Buffalo is to try and buy in the north towns if possible to avoid the snow belt. People don't realize that a few miles could be the difference between a dusting and 3 feet.

Can you name some of those towns that are above the snow belt. Thinking about moving to the area. Thanks. 🙏

@@alvarezgamers North Buffalo, Kenmore, Tonawanda (town, city, North Tonawanda-especially lighter), parts of Amherst like Eggertsville, Snyder, village of Williamsville, East Amherst have lighter snowfalls. Avoid West Seneca, Depew, Lancaster, Orchard Park, Hamburg, East Aurora. It all depends on the winds which can change direction repeatedly but general rule of thumb is east and south of Buffalo get hit worst. Niagara county usually gets lighter snowfalls overall than Erie county.

The lender thing is very interesting. How do you guys treat VA loans, with a large down payment?

Do people not check stats before watching these videos? Buffalo is the most dangerous city in NY State. 28.3 % of the population live under the poverty line. It’s like being a real estate agent in Baltimore.

So you’re telling me Brooklyn, bed sty or the Bronx is safer than Buffalo?

You having a problem with the definition of the word city? Because NYC includes all 5 boroughs.

@@buffaloliving2.0devontedav65 If you did want to compare Buffalo to either the entirety of the Bronx or Brooklyn(Bedford Stuyvesant is in Brooklyn) you would again not even be close. Type Buffalo New York in youtube search, it’s pretty bad, type it into the FBI UCR & it’s even worse. Hopefully Buffalo finds a new form of industry.

My definition is fine, but sometimes experience can teach us things “stats” cannot.
Buffalo is by no means the greatest city in the world, but it’s also not as bad as people make it out to be. Theres a handful or so of neighborhoods that gets a bad rap for the entire city.
Again this is my experience and perspective

Hey Devonte, I know you probably can't reveal the selling price or the location, but what price range were the homes in with the 60 offers and 42 offers?

How does Buffalo compare to Rochester? Is Buffalo as dangerous as Rochester? Thanks!

    • @MiguelPerez-ld9nd
      @MiguelPerez-ld9nd 3 หลายเดือนก่อน

The bars are better in Buffalo and the food is better in Rochester. I believe Rochester has more violent crimes per capita.

No Rochester IMO is more Dangerous. If you're going to move to Buffalo you want to stay in Northern Buffalo kind of by Tonawanda Kenmore area

Buffalo is safer than Rochester in terms of chances or getting shot. Has long has you don't hang out in the sketch areas

Interested what is your take in the market of Buffalo right now with posible stagflation? I see it's still a hot market while others part are cooling. Something to worry about it?
As well I'm renting for one year, will be there from July onward. Take my sweet time checking everything. Veteran and will use a VA loan. Wonder if that gives me a disadvantages over others?

I don’t see Buffalo slowing down right now at all,
Supply and demand is still The number 1 driver, it has been low supply for years now.
Builders cannot build fast enough nor can sellers find suitable homes

Perfect so it doesn't matter to buy now because if that is how things are right now then it will be even more crazier when rates go down.

@fernandosmurillo why would you wait to buy then?

Maybe you didn't see the 2020 census? City of Buffalo gained 17,000 residents and Erie County gained 35,000. The only part of the Metro that was still noticeably declining is city of Niagara Falls
