I’ve always wondered what you do! I’m a casual viewer but I’ve always sorta looked up to you and your success/the way you hold yourself. Your rambles that I like to call “lessons” have helped me many many times. It’s really cool that you sale homes because that is something that I have felt God call me to a few times. It’s a scary field to just jump into but I think it might be worth a shot! Thank you as always!
My advice is to sell something else first. I was successful in real estate because I had a database of clients from my prior career selling cars. There are many sales careers that can get you ready for real estate but certainly a challenging field to jump into without some sort of database to market to. Having said that, I believe it is possible to do but just going to be a lot more challenging. I wish you the best no matter what and thank you for your support of my channel. This is a two way street brother! The love goes both ways!!

I think this is a wonderful idea! What a beautiful home. I bought my first house a year ago in two weeks, when I was 20. 10000% worth it, I’m glad I started early. It’s no 1.7 million dollar home, but man, I love it. P.S. I love how a highlight of staying at home is spending time with your dogs! I absolute love my animals, my dog is the love of my life 💕
The saying "there's no place like home" was made for people like us. I'm so glad to know you are a dog person too. I have found that people that have a special relationship with animals are the best people I know. Glad you are one of them!

An absolute beauty of a house for only $1.7 million is crazy. I live about 45 minutes away from Vancouver, Canada and just a basic two level family home is a $1 million starting price. A house like this is probably $5 million or so. Anyway, thank you for the video it was very interesting.

Would love to see more in the future, although i think it's worth noting that your house tour likely did so well because it's a more personal property and that's more interesting generally than just a nice random home but of course you can only have so many of your own houses to show us 😂😂

I was hoping for a video like this! My dad is a real estate agent and I’m studying to work with him, so real estate stuff and asmr is the perfect combination, plus it’s really cool to see how different being a real estate agent is different in another country, like the states, compared to here in Rome
@@ASMRReality well Italian bureaucracy is a mess, so there’s that, and it being an historic city most houses are pretty old, granted me and my dad work with luxury houses, you still got normal ones that aren’t historic, I feel like the main difference is we don’t have houses here, only apartments, at least in the historic center where we work. My dad is also a real estate advisor so he does most of the work, I usually show clients around the apartments and manage the ones we are selling for my dad. One thing I absolutely agree with that you said is that our work is, and should be, to help the clients even if it means we don’t get paid as much, my dad like you came from a humble past and making me understand and appreciate what we now have was important for him, same thing with making me understand that whatever you do in this line of work the first thing that should come to mind is whatever benefits your client
I've had to switch to posting my real estate videos to a new channel called "CENTRAL INDIANA REAL ESTATE." Our local board of realtors changed the law where we cannot advertise ourselves on any local listings so the channel is generic now without any reference to me. There's likely several you haven't seen on there:)

HA! Yeah it is listed at $1,699,000...you can hardly get a shack there for this price. That is why I stay here. You should pay a visit to any city in Hamilton County Indiana. It is God's country!

I think it is one of the highest paying careers. There are folks making millions per year. My best year has been about $550k but I am trying to slow down a little so I am not making that much right now.

@@jamesturkmen5025 The realtors are the ones making the most money. I am a realtor. You have some that barely get by and some making millions. The key is volume and prices of the homes you sell. You average around 3% of the price of the home in commission so if you sell a $500k home you get $15k but if you sell some of the multi million dollar homes, your commission percentage goes down but you make a ton more. I know a guy that recently sold a $4m home and it paid him $100k. When I finally sell this one, I will make around $45k off of it. My best year in real estate was 2022 and I made $550k.

Trust me brother, if you could see me at 23, you would realize that you have time to figure it out. I was very poor but just worked very hard at regular jobs and was disciplined in saving my money and after 30 years of hard work, it got me to where I am. You can do it too!
The absolute best piece of advice I ever got...."you are going to suffer one of two ways, either through the pain of discipline or the pain of disappointment." It is so true. Everything worth doing is hard and takes discipline. If you choose discipline, the pain is upfront and you reap the rewards of your efforts. Since the home is empty, they really aren't getting dirty from people just walking through but my sellers had a cleaning company come once a week when they lived there.
I follow another asmr channel of a real state agent who does whispered voice-over house tours and they're amazing, but your style is so much more interesting because you also talk about the whole business operation and provide very helpful financial and housing advice. I personally would love to see more of these videos :)

This house looks amazing, just curious, but what did you use to shoot the first flying overhead shot of the house? Edit: just to add, i would love to see more of these house tour videos in the future! Maybe even real audio recorded on site, like walking audio without talking might be good :)
I used a Mavic Phantom 4 drone to shoot the overhead shot of the house. I like your recommendation too! Might have to try some normal sound videos and not just whispering. I have only ever done whispering but might have to get out of my comfort zone.
The driveway is astonishingly beautiful, but personally I'm just not a fan of the property... I'm from the UK, so I was fortunate to grow up surrounded by period properties (Victorian, Regency, Georgian etc). I even lived in a Victorian house with marble fireplaces that was converted into flats, and that was social housing! So I don't like modern architecture. Also, I'm wondering if the fact it comes fully furnished is a bit of a turn-off for potential buyers? Idk anything about this industry, but I don't like the interior design or the furnishings - it's not my personal taste (and would prefer to pay less to not have all of the add-ons). I am curious as to what type of property the sellers are looking for? How much bigger could you possibly want? Guessing from the fact the wife bought a $5k treadmill and only used it twice, I get the feeling maybe they don't quite realise the value and rare privilege of wealth, security, and the freedom of choice. I don't want to come across as judgemental, they can do what they want with their money. But I just find that human beings always want more and more, and never appreciate what they have 😩
I understand it is not everyone's taste. In regards to the furniture, it is a take it or leave it. The sellers placed no value on the furniture. It is being offered at no charge, or we will haul it away if the potential buyers do not want it. The sellers actually built a 12,000 square foot home...over double the size of this home. You are right, some people don't know when enough is enough.
It's legal for me to show the home here because it is currently for sale. Showing the people walking through the home without their permission...maybe not:) But, they will never know!
What are your thoughts on the advantages/disadvantages of being a real estate investor/landlord in a place similar to where you are vs a place like Long Island Ny where a 1.7 million dollar house is much more mundane than this place? Is one better than the other or is the only difference start up cost?
Biggest difference is Indiana favors the landlord, many states favor the tenant. Here, you can evict in 10 days if the tenant doesn't pay rent. Many states make it hard to evict. I would not be a landlord in a tenant friendly state. Also, yes...the cost to get into it is way lower. I bought a $55k home in 2021 that I rent for $750 per month so it is super cheap to get started.
If I were starting over, I would sell cell phones. Those jobs are pretty easy to land and its a great starting point to start a sales career...you can then move to appliance or electronics stores...then to maybe cars or selling advertising or really anything. Everything you buy today has a salesperson behind the scenes acting in a sales capacity....even food services and building products. I know a guy that works for a paper company selling paper to businesses and he makes amazing money.
Wholesaling is buying off market homes and selling them to investors wihtout putting them on the market. It involves basically cold calling people asking them if they want to sell their homes. You then try to buy them as cheap as you can so you can turn around and sell them to investors for a profit. The investors then fix them up and put them on the open market for the public to buy them using a realtor to list the home. Realtors deal with buyers and sellers but never actually own the home they are selling. They facilitate the showing of the home so that it can be sold but never have to actually buy it. In my experience, wholesalers are bad for the real estate market because they cause the owner of the home to lose money over what they could have got if they just called a realtor to sell the property for them.

Since the home is empty, they really aren't getting dirty from people just walking through but my sellers had a cleaning company come once a week when they lived there.

Yeah I've watched some of the HGTV shows showing the Cali real estate and am shocked how little you get for the money there.
I follow another asmr channel of a real state agent who does whispered voice-over house tours and they're amazing, but your style is so much more interesting because you also talk about the whole business operation and provide very helpful financial and housing advice. I personally would love to see more of these videos :)

I used a Mavic Phantom 4 drone to shoot the overhead shot of the house. I like your recommendation too! Might have to try some normal sound videos and not just whispering. I have only ever done whispering but might have to get out of my comfort zone.

@ASMRReality I've been renting for years, eventually bought a mobile home, not as lovely but!!! I'm proud of it, it's mine!!!
The driveway is astonishingly beautiful, but personally I'm just not a fan of the property... I'm from the UK, so I was fortunate to grow up surrounded by period properties (Victorian, Regency, Georgian etc). I even lived in a Victorian house with marble fireplaces that was converted into flats, and that was social housing! So I don't like modern architecture.
Also, I'm wondering if the fact it comes fully furnished is a bit of a turn-off for potential buyers? Idk anything about this industry, but I don't like the interior design or the furnishings - it's not my personal taste (and would prefer to pay less to not have all of the add-ons).
I am curious as to what type of property the sellers are looking for? How much bigger could you possibly want? Guessing from the fact the wife bought a $5k treadmill and only used it twice, I get the feeling maybe they don't quite realise the value and rare privilege of wealth, security, and the freedom of choice. I don't want to come across as judgemental, they can do what they want with their money. But I just find that human beings always want more and more, and never appreciate what they have 😩
I understand it is not everyone's taste. In regards to the furniture, it is a take it or leave it. The sellers placed no value on the furniture. It is being offered at no charge, or we will haul it away if the potential buyers do not want it. The sellers actually built a 12,000 square foot home...over double the size of this home. You are right, some people don't know when enough is enough.

It's legal for me to show the home here because it is currently for sale. Showing the people walking through the home without their permission...maybe not:) But, they will never know!

What are your thoughts on the advantages/disadvantages of being a real estate investor/landlord in a place similar to where you are vs a place like Long Island Ny where a 1.7 million dollar house is much more mundane than this place? Is one better than the other or is the only difference start up cost?
Biggest difference is Indiana favors the landlord, many states favor the tenant. Here, you can evict in 10 days if the tenant doesn't pay rent. Many states make it hard to evict. I would not be a landlord in a tenant friendly state. Also, yes...the cost to get into it is way lower. I bought a $55k home in 2021 that I rent for $750 per month so it is super cheap to get started.

Any tips on how to get into sales and what kind of sales to do
If I were starting over, I would sell cell phones. Those jobs are pretty easy to land and its a great starting point to start a sales career...you can then move to appliance or electronics stores...then to maybe cars or selling advertising or really anything. Everything you buy today has a salesperson behind the scenes acting in a sales capacity....even food services and building products. I know a guy that works for a paper company selling paper to businesses and he makes amazing money.

yo fam what’s the real difference between wholesaling n becoming a realtor?
Wholesaling is buying off market homes and selling them to investors wihtout putting them on the market. It involves basically cold calling people asking them if they want to sell their homes. You then try to buy them as cheap as you can so you can turn around and sell them to investors for a profit. The investors then fix them up and put them on the open market for the public to buy them using a realtor to list the home. Realtors deal with buyers and sellers but never actually own the home they are selling. They facilitate the showing of the home so that it can be sold but never have to actually buy it. In my experience, wholesalers are bad for the real estate market because they cause the owner of the home to lose money over what they could have got if they just called a realtor to sell the property for them.
